Clean, spacious room, kettle in the room. Easy communication with the host. All practical information was provided. Responsive to requests. The location was also good, within waling distance to the university and to the city centre.
The breakfast is self service and only cold options available.
There was a large noise when I was using the water (shower, toilet, etc). I "guess" this had something to do with the house being in the third floor and a pump was working. Maybe nothing much can be done but I didn't like that people would notice or wake up in the middle of the night from the noise when you are using the toilet.

Bed was comfortable.
Looks like someone turned their 3rd floor condo into a B &B and knowing the viper pit that is Italian real estate I wonder if it's even legal. Didn't appreciate the hosts talking with other guests and potential guests, including barking dogs right outside our door. LOUD plumbing noises. There is no parking on-site. Forget about street parking. Don't let the name "Central" fool you. It's not a bad walk to Piazza Maggiore, but it's certainly not centrally located.
