Aweful experience! The host wasn't there when I arrived, never replied to the text messages I sent her through the app and never answered to any of my calls, so I had to look for another hotel in the moment. When the situation was reported, she argued I arrived late to do the check-in, which is not true (I was there at 19:20 h and the check-in was until 19:30 h). So, she basically lied. I would have expected at least for her to answer some of the phone calls to find a solution instead of leaving a client in the street.

Location, lean,
Communication with the client.

Very noisy and loud, poor standards (not as the photos depicted) and very hard mattress.

The location was perfect - a short walk to the centre. We chose this as a balance between cost and location, and feel like what we paid was reasonable for the area. To me, the best thing was the breakfast. They gave you a voucher for the Cafe Marconi next door, for a hot drink and a croissant. These were delicious, the staff at the cafe were incredibly friendly and welcoming and the croissants amazing!
We booked a room with a balcony. When we arrived, we were told there was a problem with this room and we were 'upgraded' to a bigger room. This was in a separate apartment block about 10 minutes walk away. The 'upgraded' room was certainly not an upgrade, having a rather depressing look about it, tired furniture and decoration, low light, no balcony. It was also in an apartment with other room and a shared bathroom. We had to be very assertive to understand why the room we booked wasn't available. They said it was a problem with a bathroom, but when we argued against the new room, they backed down and said no problem, we could take the room we booked and there was no problem at all with it. When we arrived in the room (the one we booked, with the balcony) the location was much better and the balcony was very nice, it was exactly what we wanted - and why we booked it in the first place! The only issue was a smell of drains from the bathroom, I think others have mentioned this in the review. Actually, whilst not ideal, this didn't bother us so much, so we were glad we had argued back and stood our ground.

Perfect location, large beautiful room with a big, well equipped bathroom. Air-conditioning system worked perfectly as well as wi-fi. In the room there were smart tv, kettle, little fridge and microwave. The owner was nice to let us to check out later than we had to.
There was a blood stain on the bed sheet. Absolutely disgusting, right near my face. It was written that the breakfast was included but in fact you get only a brioche and espresso. For capuccino we had to pay the difference. At the left side of the bed we couldn't use the night light because there was only one plug.

Perfect location. 10 min walk away from the city centre. Clean and modern room. Loved the self-check in and check-out.
The shower in the bathroom lacked a full door and the drain smelled a bit funky at some point. The breakfast was ok but not very substantial and nutritional.

The apartment is very bright and fully renovated. It has got a balcony where you can spend your evening. AC as well as kettle with coffee and tea are super. Bathroom has everything you can need.
Oh, you should take into consideration that it is not a HOTEL so there is no check-in desk. You should find a bar where you can get the keys. However, to get the keys is a challenge. Because the host haven’t sent me full information so I couldn’t get the keys. I have phoned but the host said me that I have already got the keys. Actually, I was shocked. It wasn’t easy to phone the host because at first few times she didn’t pick up the phone. Only after I told the guys in the bar that I was going to call the police because it looked as scam host finally answered and we received the keys.
Breakfast. You could get breakfast in this bar. But it is funny because it in only 1 sweet croissant and espresso is included. If you want to get something, you need to pay.

The room is located in an amazing location.
The morning espresso was very tasty.
And the bed was comfortable.
The wardrobe was broken, the sink was a bit smelly. It would be better if there was shampoo.

The room is good but the air conditioner is broken.
The air conditioner is broken, there is no immediate solution. The property informed me that it would be processed the next day when we only stayed one night. In the room there is an old fan. thick dusty There are many rounds of inquiries about paying taxes. even though we already paid to the housekeeper

The room was nice, quiet, and clean
1. The communication and check-in process was horrible. We had zero information about check-in. Only after arriving at the front door (which were tricky to find) and after nobody opening the door we called the owner and she send us sloppy instructions to a self check- in in Italian (she probably forgot to send us the info beforehand). We eventually found out way into our room, though and stayed for one night.
2. The owner did not tell us to take a special breakfast ticket to show at the breakfast café which was then demanded from us by the barista. We came to an agreement with the barista eventually but once again we did not have proper instructions.
3. There were no blankets even though it was January. Only a plain sheet that I found insufficient and was cold during the night.
4. Most of all, we were told to leave the city tax money in our room with the keys. The owner demanded 10 euros for one night. We left the money but we found it suspicious and later found on the internet the price should be lower. We demanded an explanation of the amount of money but the owner did not respond to that. We find it weird that the owner did not need to see our passports or ID because it is generally required.
After going through the reviews on booking more thoroughly I found out that more people had the same/similar issue.
We eventually handled the situation well and we were glad we did not have any worse problems like described in some of the reviews.

The property was within easy walking distance of the railway station and the historic centre and shops. The bed was comfortable although the pillows were hard. The room was spacious with adequate storage. The balcony would be pleasant in summer. The breakfast at a nearby coffee shop was very nice with helpful staff.
We received NO information on how to access the property. We found ourselves (two 'oldies') on the street outside a locked building door on a cold January afternoon after a long journey. There was no answer to the door buzzer. We were upset and stranded. We finally located a phone number for the owner and were instructed verbally to visit the bar used for breakfast to collect the keys. All this despite being informed we would be met and welcomed. We are VERY upset about the behaviour of the owner in this regard.
The shower was missing a glass door ensuring the floor became flooded and extremely slippery. Would the owner welcome litigation had we sustained an accident?
We were informed we had to leave a 30 Euro tourist tax for 3 nights stay even though the owner had taken no details from us for the local administration. We learned from a local source that the tax should be 3 Euro per person per night. We left 18 Euro but have yet received NO receipt after many requests.

The breakfast was a coffee and a croissant in the Bar Marconi just along the street. It was fine, and the bar staff were very pleasant.
Nothing the owner can do about this, but the property is on a busy main street, and there is traffic noise early and late. This could affect your nights' sleep if you are the kind of person bothered by noise. Take earplugs?

location is very convenient, close to the central station, walking distance to the downtown, that is adventure of this place
room number 3 was extremely hot without airconditioning with simple ventilator we were boiled.
we spot a cockroach in the room, attached photo taken.
small fridge doesn’t cool at all and there is no option to choose temperature on it.
we haven’t saw staff present there but we realised someone get in our room when we were not there and took money from table for city tax (what was ok, we own it) and even left changes. when we were advised about city tax by apartment owner I replied with indication of the time when I would be available in the room and stressed in an e mail not to enter room without our presence, but staff didn’t care about my point. I found this part quite disappointing.

The property was close to the train station & centre town square. It was clean.
Confusing. It’s not an actual facility, but a suite of 3 rooms converted in an office building. There wasn’t any indication of which floor the rooms were on or that it was a recognized accommodation at all. We had no idea how to get in, no front desk, the cleaning person was the only one around & did not speak English or Italian. It was a “Mickey Mouse” set up. The amenities listed a fan - there certainly wasn’t a fan; it was stifling hot & never did cool off. The back alley that the room faced was very noisy with people sitting out talking, socializing until the early hours of the morning.

The Room was big and the location was central.
The Room was fine. It is not a quite Room, you could hear the noises from the streets. I got the keys later than the check-in time, even I have asked to do the check-in one h before. The cleaning lady arrived late! The breakfast is the voucher for the bar behind the apartment, caffè and croissant. Is better book the room without breakfast.

The breakfast included is not the best one. Croissants were old .. not a good thing for Italy!

Great location. Just minutes away from the center. lovely ace for breakfast.
Some minor repairs at the bathroom are needed but nothing to worry about.

The room was very spacious, good and comfortable bed. Everything was very clean. Good location for the price paid, 15/18 mins walk to main station and city center. The host was available to help when we had to do the check-in later than expected.
The internet didn't work (we tried the password a lot of times and it never connected); the heating system could not be controlled by us which by the middle of the night made the room too hot and the sound it produced also made it difficult to sleep (the heating creaked/popped during the night and we weren't able to turn it off). A breakfast coupon is included for the stay but for a coffee and a croissant it would be better if it wasn't. It's preferable not to expect a breakfast and just choose where you want to eat instead.

It was a very good location, close to the center.
The lady that runs it is very nice and available to help with any need.
It was a little bit hard to find because it's in an apartment block and you have ti get the keys at a bar.
