The location and some of the decor.
The spa facilities are very small for the amount of guests, leading to a stressful experience, rather than a relaxed one. There were no loungers. Some of the decor needed a lot of refurbishment n the spa, but it had been taped up; it was a huge eye sore.
The worst thing about the hotel is its thin walls; leading to endless nighttime disturbances from neighbouring rooms, and from the street outside. I had the worst sleep ever.
House keeping were not attentive to details, leaving both toilet seats up, not clearing dirty glasses away, leaning nightwear in a heap, rather than replacing it on the bed, not putting the hairdryer away - just leaving it in a heap on the floor, not replenishing milk.
The staff try to be friendly and courteous but they are ‘over the top’, which always comes off as fake.
Compared to other Scottish hotels we have stayed in, of the same and lower class, this had no authenticity at all.
It was a huge disappointment.

A stunning hotel with wonderful staff and lovely facilities - there was nothing that was too much trouble. Would highly recommend.
The kids could only swim in the pool on 3 x 1hour sessions which was a little frustrating - we went down and were told it was full. They did however extend the kids time and called us half an hour later to come back down. Only a small issue - they even sent an email later apologising... a very small negative.

Staff on arrival were extremely friendly and helpful. Nothing was too much trouble, answered all our questions before we had any! Fast and easy check in. Always someone about to say hello to us and ask if we needed anything. Perfectly positioned for seeing New Town and within walking distance of the Old Town, castle and Royal Mile.
There was nothing that could have been done to improve our stay, it was perfect. Every aspect, from the staff through to the room and facilities was excellent.

The location was perfect, right off Princes Street and a 10 minute walk to the station.
The staff were so friendly from the moment we arrived and we managed to check in early.
The customer relations manager, Raghda, was wonderful! She gave us a quick tour and arranged for Prosecco and mint tea to be sent to the room!
The spa was lovely, so relaxing to just swim and sit and think of nothing.
The room itself was very comfortable and we wanted for nothing.
Absolutely will be coming back, zero complaints.

We were wowed as soon as we arrived. The staff were so friendly and accommodating, and the facilities were so clean. The hotel was stunning with a spa, multiple restaurants and a bar which offered a free drink between 5 and 6pm. The room was spacious, clean and well decorated. The snacks tray and coffee/ tea stations were a nice bonus. Robes and slippers were also provided for the spa use. If we forgot to bring anything on our trip, like hair straighteners and toothpaste, the staff swiftly brought the necessities to our room. We felt so looked after and even enjoyed a free room upgrade as well as a complimentary bottle of bubbly for my boyfriend’s birthday. Thank you so much for making our stay so memorable! The hotel really lived up to its 5 star status.

Steve was one of the nicest men my wife and i have met and also the young man jordy who was working at the spa the night we stayed was so so nice and very helpfull big shout out to all the staff who were great but these 2 guys were amazing when we stayed we will be back sooner rather than later TOP CLASS from the kimpton

My experience with Kimpton Charlotte Square was extremely disappointing and far from the standards expected from an IHG-branded property.
From the very beginning, there was a complete lack of coordination and professionalism within the Front Office team. I dealt with multiple Front Office staff members—Sabah, Steve, and Abril—and received contradictory information, shifting explanations, and assumptions of misuse instead of clear, consistent communication. The same situation was handled differently by each person, creating unnecessary tension and confusion.
What made the situation worse was the tone of suspicion adopted early on, despite clear explanations and full transparency from my side. As someone working in hotel finance and highly familiar with IHG policies—and also an IHG One Rewards Gold Elite member—being treated as a potential fraud rather than a valued guest was unacceptable.
Instead of focusing on hospitality and problem-solving, the interaction felt defensive and accusatory. This raises serious concerns about how guests are perceived and treated, especially when internal alignment within the Front Office is clearly missing.
The only positive aspect of this experience was the Reservations Team Leader, Jay, who genuinely tried to assist and showed professionalism and a guest-oriented mindset. Unfortunately, her efforts were overshadowed by the overall Front Office handling.
This experience did not reflect the values of hospitality, trust, or service excellence. Significant improvement is needed in Front Office communication, consistency, and guest handling.
After escalating my concerns and directly contacting the General Manager, Mary Mant, regarding my experience, I was informed that the hotel fully stands by the actions of the Front Office team. I was also explicitly asked to remove my Google review.

The Staff (everyone) were extra sweet regardless which time of the day - thanks Gavin for the recommendations, the facilities were great, hotel has number of sitting areas to relax, enjoy a quiet night, and the interior design/decorations are lovely. I would definitely stay here again & location is perfect.

The staff were super friendly.
I booked a five star hotel and expected a five star room, the room we stayed in felt tired and tatty. The bathroom door woodwork was chipped, the bath panel was also in need of repair and the bathroom was not particularly clean. The chair in the room was stained and grubby looking. The room was a disappointing experience, we only stayed one night and due to plans did not have time to ask for another room.

Amazing service from start to finish. I had booked Kimpton because I was planning a proposal to my partner whilst in Edinburgh. Congratulated with a bottle of Prosecco to our room with a little thank you card which was a lovely touch and all of the staff were lovely. Room was beautiful and worth paying the extra for the studio room. Would recommend to anyone and would 100% book again when next in Edinburgh.
The only thing I would say which was disappointing was a comment made by one of the reception when my partner/new fiancé told the member of staff we had just got engaged. I was blatantly stood behind my partner as she was over the moon and the member of staff said " amazing news, who's the lucky guy". I had to actually tell him it was me. Seemed abit an odd thing to say.

I have 2 small well behaved dogs so pet friendly is a must.

The staff were extremely efficient, friendly and nothing was too much trouble. They were attentive but relaxed at the same time. Our lunch at Baba was delicious and the atmosphere in the restaurant was lovely. Loved the general ambience.
We had great massages but were disappointed to discover there were no loungers by the pool. The pool area was a bit uninviting.

For the price I was expecting a bit more, there was nothing really exceptional about the service at the hotel, it was actually quite disappointing. Aside from about 3 members of staff greeting you as you come in and out there’s not much more offered in terms of the service you’d expect at this price point. I mentioned I was staying for a birthday after receiving a message from the hotel asking about my upcoming stay. Typically hotels may leave some chocolates in the room with a happy birthday message/dessert on arrival to the room. I got two vouchers to get a cocktail from their bar (I don’t drink alcohol).

breakfast not very good for the price at all. coffee stale had to make your own toast for that price id expect a fully served meal. good choice but poor value. no bran or oats on offer no whole fruits just compote and fruit salad. Sausage was very poor. no crispy bacon.

The most accommodating and lovely hotel staff that were able to give me great recommendations for exploring the city. I also loved the complimentary wine hour to mix with other hotel guests. Bed very comfortable and lovely spa facilities.
I found the restaurant to be a bit overpriced. Also didn’t like that to access the gym/spa you had to walk through the restaurant in your workout gear or alternatively take all your clothing with to change there.

Employees on site were fantastic! Great values and behaviours despite it being very busy and very hot. They never faltered. A credit to The Kimpton brand and IHG. Check in and Check out was perfect. Very friendly employees.

Breakfast was great, but the booths could be a little snug for larger people so request a free standing table and chairs.
Air con in room was a very welcome feature due to the unprecedented UK heat.

Peeling paint in bathroom, screws not fully screwed in on radiator so hurt when caught hands on them, dirty grout, and shower screen base, noisy toilet, noise from toilet system of room above.
Loud activity in corridors from just after 5am, possibly staff as we were in a part of the hotel that had staff only cupboards/doors.
Bedroom ceiling had been patched for a repair with attempt to paint over but looked unprofessional.
Windows for rooms at the back in the side street would benefit from a 3rd glazing option that could slide open and closed as needed. Lots of noise from the pub outside in the alley way and delivery drivers/bin men early morning.
There appeared to be faeces on the outside windowsill. Definitely not from a bird, so was either throw up there from the ground level or dropped onto the ledge.
Very disappointed considering the supply and demand price uplift the room was given due to the oasis concert. £750 for one night in a king room was not value for money considering the TLC elements mentioned. Id maybe have let some of the things slide if the room had attracted its usual price.

I paid £745 for our room. It was small, had one chair for two guests, did not have a bath. The view was to the rear of the hotel and was of a derelict building covered in graffiti.
This is 5* London pricing. I would expect a lot better for this.
