Beautiful building and grounds. Dining area very luxurious. Staff were amazing and so attentive. Shout out Zoltan and Alexander for such a warm welcome. Offered us a free room upgrade on arrival. Beds comfy big pillows. Shortbread every day, great breakfast options. Very quiet peaceful area.
30ish minute walk from Edinburgh centre/castle
Few items missing off of full Scottish breakfast.
Couldn’t accept upgrade because that “better” room didn’t have a bath :(

The cosy lounge and the level of attentiveness
Our continental and hot option were brough out at the same time, and the plates barely fit on our small table. It would have been much nicer to have the courses staggered, as we felt rushed. By the time we finished our continental dish, our hot breakfast was cold. When I raised this with the waiter, he simply shrugged his shoulders and said that since it's it had already been cooked he couldn't take it back.

Location and decor was good. Staff were really friendly
The first room which was given was of adequate size and comfort but it was in the basement and very dark and stuffy. Then when I asked to change it, they gave us a room which was very small, the bulb was not working and the sink and shower were slightly broken . The room was vey uncomfortable and it was disappointing .

Absolutely everything until the lack of customer service from Olivia after we’d checked out
After a thoroughly enjoyable five-night stay at The Roseate Edinburgh, where we consistently received true five-star service from all staff, our experience was unfortunately tarnished at the point of departure.
Knowing we were leaving prior to 7.00am, I deliberately settled our account the day before with Alex and requested the final invoice be emailed to me. On the morning of departure, I noticed the original charge had been credited and a new charge—double the amount—had been applied.
I immediately contacted The Roseate seeking an explanation. I was extremely disappointed that Olivia, who processed these charges, did not have the courtesy to contact me or email to acknowledge or apologise for the error. During the call, her response was limited to repeatedly explaining that a mistake had occurred, while failing to understand that my concern was not the error itself, but the complete absence of an apology or proactive communication. The tone of the conversation left me with the impression that The Roseate felt entitled to conduct business in this manner. It was an unfortunate end to what had otherwise been an excellent stay, particularly given that no call or email was made to apologise for the error, nor was a final invoice provided explaining the amended charges. This lack of communication was disappointing and not reflective of the five-star service experienced throughout the rest of our visit.

The rooms were tiny. Nothing like what they show you on the website - it’s definitely Not a five star hotel - it could be a three stars at a push. I was given a room underground with a Christmas function above my head (all heels and screams above the room). Ridiculous they would even suggest a room to anyone paying for one - the breakfast was awful. The location is a twenty five minutes out of town …

It’s a characterful historic property probably focused on enjoyment of the cuisine. I was only really there for a quick sleep one night. Appreciated the yoga mat!!!
There are two parts to the property and one must cross the road. My room was in the basement which is always a compromise but it was ok.

Excellent staff really helpful, friendly and helpful. Very clean, great location with easy access to public transport, parking available. Superb breakfast.
Our room was very comfortable and a good size but was in the second property accross the road and in an extension downstairs at the back. The noise insulation from the two adjoining rooms bathrooms was nonexistent.
£20 per day charge for parking is excessive.
I would still recommend this property just ask not to be put in the extension in the annex.

The first room we were in was quite small and, in my opinion, not worth the price. However, we were upgraded to another room which was extremely nice and spacious. The staff is very attentive, so I cannot fault them for that.

Due to the unseasonably warm weather the room was quite hot, despite the fan provided, as the window only opened about 15 to 20cm.

The location was great, the beds were so comfortable, and the staff were lovely. I also really liked how the lobby smelled and the dining area was a beautiful place to have meals. The food was very good in the restaurant!
Our room was on the ground floor of their building across the street, and sometimes people would walk closely by the windows, which was startling. We also ordered room service and it was forgotten one morning.

The room was lovely, clean, comfortable and very quiet. (It was nice to hear the birds in the morning). The breakfast and service was very good too. The hotel is a little outside the city center but is just a short taxi ride or the bus stop is right outside. Great location for Murray field events and we would definitely stay here the next time we return to Edinburgh. It was a shame we could not stay longer and enjoy the cozy bar and cocktails.

I like old buildings and had been looking forward to a luxury stay here. Beds and pillows very comfortable in our twin room.
The parking had no way of getting my wheelchair round to the door as it had little stones on one path and had we gone around it to the front, there were many steps to get to the door. After waiting around 20 mins to be checked-in, our staff member decided to start checking in the next guest before he was finished with us or telling us where our room was- very rude! Tricky little staircase to get to our room which was smaller than we thought. Easy to trip on cos of the angle and turn , especially trying to carry luggage. After hours travelling there, I’d have thought they’d have had a dog bowl with water in the foyer. Then we were told the dog could barely go anywhere and at 2 years old, we couldn’t leave him in a strange room alone. The minibar was extortionately overpriced. The glass door on the shower (over the bath) wouldn’t open, so to run a bath, you had to go stand in the bath to switch on the taps. Dangerous exit of shower/bath. Wood at windows rotten which wasn’t pleasant to look at, and the door looked like someone had tried to escape! No dog bed provided (as we were told would be) No facilities to dispose of wrapped dog mess (did they want us to take it up to our room?! 😱) Bar closed early so no drinkies. No lift for disabled people(glad I hadn’t needed my wheelchair that day!). Some staff very surly and wouldn’t answer questions , instead telling us to wait in the restaurant to be checked in ‘but oh, u can’t take your dog in there’ (!!???!!!) Absolutely nothing to ‘cater for dogs’. View from our ‘executive suite’ (average sized room) was of another roof! Classy!

Two nights for £730 was meant to be a treat for a 5 star experience. This hotel is not 5 star. The service was good at check in, but poor afterwards. The bar staff were inept, served orange juice as a French martini. Bar ran out of glasses! Dinner staff terribly inattentive, no check on our needs, had to chase for basics. Breakfast was ok, but again not 5 star. Accommodation is split across a busy main road. My room was not in main hotel. It was in a featureless extension of an old house across the road. The small 8’x15’ room was classed as superior. It was cramped, hot (no AC) and lacked any character. There was zero view. The walls were paper thin. Normal moving about noise, showers and flushing from adjacent rooms was intrusive. As a 3 star and £180 a night this would be good value. Sadly it is overpriced and certainly under delivered

The pillows, bed, and comforter were very comfortable. The shower products specifically the “Scot’s pine” scent smelled incredible & even the smell when you walk into the property smells heavenly!! I loved it so much I asked if they sold a candle or room spray in that scent (unfortunately they don’t). I also really appreciated the congratulations card and treats on our bed when we arrived it made our honeymoon feel even more special :) I was also a fan of the cookies in the room. Also the gentleman who checked us in and showed me to my room was very nice and personable helping us with recommendations on where to go during our stay.
The toilet takes a while to flush & I wish the room had AC, it got a little hot in there at times

The hotel building is very nice. Accommodation very comfortable, large room with a fantastic bed! So comfortable! Large bathroom. Breakfast is excellent with many options and served at the table. Walking distance from city center but also a bus from airport to city is available just in front of hotel.

Beautiful hotel, very welcoming member of staff on arrival.
we were invited to book breakfast on our first morning of a 2 night stay. 8.30 am table confirmed at check in. On arrival the following morning there were actually no tables available. We were asked to sit at a sofa and take drinks while we waited, not ideal but also not terrible for a short wait. 10 minutes later, no drinks, no communication, and there was also another guest already waiting ahead of us like this. It was apparent that none of the occupied tables were even close to being finished with their breakfasts (either still waiting to be served food or food just arriving) so we were forced to leave and find breakfast elsewhere.
2nd night's stay we were woken up at 5.50am by a member of the hotel staff trying to enter our room! he was actually trying to remove the safety latch with his fingers through the door, unbelievable! apparently someone had requested an early check out from our room no? not us.
all in all I had high hopes from a luxury hotel, however not a great experience for us.

The location is great, and the main building is stunning. Staff was extraordinarily attentive.
The secondary “House” building has subpar rooms. For sure not 5 star worthy. Rooms are noisy (water/toilet pipes, creaking floors, can hear people talk in other rooms). The room is small, can barely walk past the bed. The bathroom was so so with a shower in the bathtub, fine but that’s not 5 star or luxury.
