Hosts are lovely and friendly. Olga’s breakfast is amazing!! Bed was comfortable and the room was clean. The local Italian restaurant is fantastic!
It was really cold in Edinburgh and the room was subsequently too chilly. We could’ve done with an extra blanket, please, and a hotter radiator.

Beautiful property which is looked after by a fabulous couple. Decor was lovely.
Shower was a little disappointing as pressure was slow plus the showerhead didn’t stay in place.

Good location, 20-25 min walk to Murrayfield and all Edinburgh sights. Comfortable beds. Fabulous hosts, nothing too much trouble. Nice breakfast of berries, yoghurt, juice , croissants. Tea, coffee and biscuits always available in communal dining room.
Tea making facilities in room would’ve made it perfect for us but I understand rationale against this.

Good location. Room was ok, small but as expected. It had a small shower room. Did the job ok.
Not a great welcome. We got told off for parking in the wrong place.

We were told we had to have breakfast at either 0800 or 0900, no other options.
No tea and coffee in the room so couldn’t get a drink etc.

The House is beautiful and very special. James and Olga are just lovely and so helpful, but let us have enough personal space and privacy.
The bed was very comfortable, we slept like babies.

We had an absolutely amazing stay with James and Olga. They both took great effort in making my 50th birthday unforgettable. The food (and birthday cake) were amazing! Olga has a superb talent for detail and is very attentive, and James is a brilliant and very entertaining host and tourguide! We both felt very welcome and spoiled rotten!

We had an amazing three-day stay with the incredible hosts, Olga and James! From the moment we arrived, their warm hospitality made us feel right at home. Every morning, we were treated to a flawless breakfast that was a feast for the senses—Olga’s impeccable taste truly shined through her beautifully set tables. But the highlight? We joyfully rang in the New Year together, belting out Scotland's beloved ‘Auld Lang Syne’—what a magical experience! Our room was spotless and comfortable, with no heating hiccups to disrupt our stay. If you’re looking for a welcoming atmosphere packed with delightful moments, I wholeheartedly recommend this wonderful place!

Our stay in Edinburgh was absolutely delightful, thanks to the warm and welcoming atmosphere of this charming residence. The home itself was cozy and beautifully maintained, exuding a sense of comfort and tranquility that made us feel instantly at ease. The true highlight of our experience, however, was the hospitality of the host and of the hostess. She was incredibly kind and attentive, going above and beyond to ensure we had everything we needed. Every morning, she prepared a generous and healthy breakfast with great attention to detail, which truly set the tone for the day.

Good location, lovely breakfast, magnificent bathroom (albeit not en-suite) and a very warm welcome from Jimmy and Olga.
Stayed in the double room downstairs, not so keen on the room opening onto the main thoroughfare between the front door of the house and the dining room, particularly as the bathroom was not en-suite. I have stayed previously in a room upstairs which felt more comfortable.

Olga and Jim were chatty but not always available to resolve issues.
The Executive room offered upstairs was very small and the bathroom even smaller. Little or no water pressure to the wash basin made face washing almost impossible.
There was no Terrestrial TV available to the small TV in the room. Brought to the owners attention but not resolved so not able to use TV.
Tea and Coffee facilities were available but no milk was available making this facility useless. Brought to the owners attention but nothing done to resolve the issue.
At £200 a night this is B&B is NOT value for money and should be brought to Booking.com attention and inspected.

On the ground floor the room is rather small, the bathroom on the other hand is great and large.

I stayed here with my sister for one night at the weekend. Jim the host is very knowledgeable and also very humourous and charming. We loved his cheeky sense of humour and listening to his tales about the house and Scotland in general. I felt bad for not managing to eat all of my breakfast which was made by Jim's wife Olga and beautifully presented and delicious, but I'd had a few too many cocktails the night before in some of the many quirky and welcoming pubs and was a bit worse for wear. The lovely hot shower soon pulled me round.
The room was spotless, the bed was comfortable and we didn't have anything to complain about. The bathroom was separate to our room but this wasn't an issue for us. It was right next door and very spacious and modern.
We would definitely visit again.

At breakfast, you can help yourself with the muesli, and there are bowls with yogurt and fresh berries at your place, as well as a glass of orange juice. Though the breakfast room is next to their private living room, the hosts are very discreet, and Olga will only show up to ask if you like to have toast (and how many slices) as well as tea or coffee. James is likely to introduce himself and have a little chat and offer sightseeing tips if requested - as well as greet you from the living room when you pass by the window on returning.
The neighbourhood is very calm, there are several bus services to town from nearby station Bruntsfield Place (5 min walk, bus takes about 20 min to Waverley Station). To use any of the Lothian Buses services (11, 16, 23...), just put your credit card on the reader on entry (TapTapCap). Alternatively, you can take a very nice 40 min walk to the Royal Mile through the greens of Bruntsfield Links and The Meadows.
Not for you when you expect a huge self service breakfast buffet or any cooked breakfast. Not for you when you appreciate a lively breakfast room with people to get in touch with. There's only one table with limited seating (a little uncomfortable for tall/long-legged people) and soft music playing in the background. You might have to compromise a little as to your desired breakfast time when there are other guests, so you'll possibly have breakfast all alone. On the other hand, when I needed to have breakfast at 6.30 on departure day (and early check-out), that was no problem.
Not for you when you need complete darkness while you're sleeping, as there are no roller shutters or thick curtains. Applies to Double Room with Garden View, upstairs: I'm afraid the bathroom door was sticking.

Room was equipped with a TV with Netflix enabled so we managed to watch something in the evening.
