Wouldn't recommend- disappointing stay.
Location was fair. Room was decent size. Able to drop off luggage prior to check in.
Dirty towels, step up/down from bathroom - needs a sign as slipped. Shower drain was blocked so leaked over floor - this was resolved upon raising issue. Breakfast service due to be 8-10am but no one around at 8.15am or later so ate elsewhere offsite. Kettle had water in it and it looked rusty inside. Raised this issue. Room looked different to one booked - no seating area for 2 persons as advertised in photos. Phone number behind reception not always answered if no one at reception. Lack of signage to where rooms are. Very dirty ceiling fan in bathroom.

We loved everything about the property. The room was clean and well decorated. The decor of the hotel was gorgeous and the staff were lovely.
The staff at the hotel were very helpful - we were able to leave luggage at the hotel prior to check-in and post check out out until we left Edinburgh. The room / hotel was very quiet and the bed was very comfortable. Location was very good - close to Haymarket rail station and 20 mins walk to Princess Street.

Good value for money
Property was nice and the small double room suited our needs for 1 night. Very close to Haymarket station.
The bar area only opens at 7pm which was a shame so we couldn’t have a drink before we went out to our event. Hotel isn’t manned after 11pm. I would have preferred if the check-in form was sent to me prior to arrival to avoid having to do it on my phone when I arrived with my bags.

Would not recommend nor stay again
The location is okay, couple tram stops to Princess street, same tram to the airport. A bit of a drag if you are more interested in the old town.
Tea and coffee in rooms was good as it was cold and damp.
Ohhhh where do I start-
1. Communication is bizarre and nonexistent. The phone is never picked up nor calls returned. Couple times I got auto reply “this number is not allowing incoming calls” or along those lines. Rest of times just no answer. They send ton of auto communication through booking and WhatsApp but do not reply when trying to reach back.
2. I didn’t get the room that I booked. I booked garden view- clearly got street. And the room was nothing like in the pictures when selected the said room. It was just poor
3. The room itself was in a very poor state- the hangers broken off walls which were in there with tiny screws, same with a shelf- just hanging on for dear life, tower trying rack in the bathroom, same thing, almost falling off AND doesn’t work. So let me picture this for you- there is no heating in the room, the towel rack doesn’t have work- it is Scotland so rain is nothing uncommon- you have gone about your day on the way back you catch some rain- your scarf and clothes are a bit damp- you get back to your accommodation and it is just as damp outside as it is inside and no way of drying anything. Wonderful
4. Talking about dampness- it doesn’t help that the “fan” in the bathroom doesn’t work. There is no fanning action going on. So the moisture from taking a shower is not taken care of at all.
4. If you love taking showers with scolding hot water and then freezing cold multiple times in a minute then this is a place for you.
5. Sink had a weird gap by the wall where all sorts of things have fallen in before our visit already and people have not managed to get them out. The vanity with sink is not big at all and would be great if it was secure. I lost a toiletry too. Toothbrush, creams from previous guests were already there.
6. At check in we were told that the bar is open every day to hang out. It was always shut except 1 night from 4 that we were there.

Out stay was okay, but only barely okay. I would not stay here again.
Location is excellent, the staff (when you could find them) were friendly and helpful.
Breakfast was fine, if a. Bit on the expensive side.
The bed was TERRIBLE. It needs to be replaced, they should not be charging money to sleep on that uncomfortable, too soft mess of a bed.
Room cleaning was not the best, we had to hunt down staff a couple of times for replacement toiletries and coffee, or to get the trash emptied.
The room had a very musty smell that triggered allergies.

Gorgeous interior. Very comfortable bed. Very close to tram stop and bus stop.
We had a room to the front of the property which was fine and the room was lovely but there was a vent at the top of the window which we couldn’t close and it allow the sound of the street to seep in. Not great when you’re trying to sleep.

Family operated like it’s a part time job. But charge like it’s an upscale hotel. Room temperature was hot then cold. Small bed was broke. Place needed some love for sure.

No 32 in beautiful Edinburgh
What did we like here at No.32 Everything! The family are so welcoming on arrival and can't do enough for you. Our rooms were huge! Beds so comfy and the bathrooms so beautiful! Best hot shower we've had so far! Perfect location to walk to coffee shops, restaurants and tourist sites!

Bare bones, clean room
Very clean and pretty, older, building.
The only staff we saw was the young man who checked us in with minimal verbal interaction. Never saw anyone after that. Our room was very cold. This was Oct 3, 4th. The window was drafty. Luckily, the down quilt allowed us to sleep warmly but felt like I was camping. Room very small.
There was a very inviting looking cozy small bar on the main floor, but no one was ever on duty. A breakfast was listed on a sign but, again, no staff and no direction.

Quaint and quiet hotel
The property is quiet and you can leave your windows wide open and enjoy the fresh air. Bed is quite firm as are the pillows. Service is excellent and the property is historic looking a clean. We had a wonderful two nights here before moving on to Glasgow.

We arrived at 13.00 but couldn't get in. There appeared to be only one member of staff who was cleaning and trying to man reception as well. We had to phone to get let in. The room wasn't ready so we asked to use the toilets, which didn't work. They have a bar but I gave up waiting for service after 30 mins.

Location very good - central, near Haymarket Station and tramline. The house is pretty. There's a pleasant lounge, little bar. Staff very helpful. I didn't have breakfast so can't comment on that.

Nice bar lounge area and Nice breakfast for £15 each -fairly well priced. 25ish minutes walk to city centre which I was aware of when I booked. No problem checking in or out. Staff were good. Bed was clean but a bit soft for me but personal preference only. Bottle of water and tea and coffee provided in the room. Shampoo and body wash and handwash in bathroom.
I didn't sleep very well as the room was on the front and there seemed a lot of traffic going past on the cobbled street outside with single glazed window (I think) so any vans that went past sounded very loud. It was well past midnight when I went to bed so I was surprised at the amount of traffic as wouldn't say it was main road. Very small bathroom and wardrobe.

Staff were pleasant, Manager/barman (mid length light hair) was a phenomenal help, our flight was late out on check out day and he let us keep our luggage there to collect later so we could explore some more. Great guy.

Adored this stay. So very cool and also convenient.
We spent a week in Scotland touring, and this is one that I really enjoyed. It's so easy to access the main attractions in Edinburgh. with the tram at the end of the street (although you can walk if you want.) I loved everything about this place and highly recommend it if you're looking for a unique stay that feels like home. Its eclectic decor is gorgeous, and the check-in is welcoming. The room itself was great - ticked every box and the surrounding area has some nice places and pubs to eat at if you want to stay local. It has a luxe hotel, fully stocked vibey bar where we met some really fun people. It's just hop skip and jump to the bus stop that takes you directly to the airport. It's an absolute winner and if I ever find myself in that part of the world again, I know where I'll be staying.
