It was okay to rest your head.

Location was good, direct bus stop outside, beds comfortable.

Window was drafty, shower wasn't great, it was getting the whole bathroom wet. The room was also really dusty. Staff weren't very approachable and accommodating.

The bed was falling apart, the mattress needs to be condemned and, single glazed windows, painter over mould, shabby. The mattress was in such a bad shape that it left us with back ache and we had to cut our trip short as it had flared up my husbands disability. Staff assured we could get a refund on cutting our stay short but then when queried they told us to sort it ourselves through booking.com

Perfect room for a group of 3, spacious and comfy!

Instructions on how to access the property was understandable. The lounge was perfect with all the amenities, microwave, cutleries, fridge, freezer, spacious room. We saved money, bought food from the supermarket and heat it on the microwave. Bedrooms are spacious, toilet and bath is clean. they provided clean towels daily, Airport link stops just across the hotel and bus stop going towards city center is within 2-3 minutes walking distance. Would stay at this place again and would recommend to friends. Our room was on the ground floor, but you would not hear noises from other rooms. Tea/coffee/bottled water are provided in the room. We went early so had to leave luggage whilst waiting for check in time, it was safe, as long as your luggage has padlocks.

Great value for price but wished there was more human interaction.

It was cheap and was a great location - only a 10 minute bus to the city centre with a bus stop right outside the hotel. Also a half hour bus to the airport from the bus stop outside the hotel. I felt safe as you needed a code to get into the hotel.

There was no reception and if you had an issue you had to call or message them. The rooms were also very hot and you could barely open the windows.

Lovely place to stay

The room is a very good size and the bed was comfy. Very clean and well taken care of rooms. Everything you would need in the room, tea and coffee plus bottled water and even a packet of haribo(X2). Easy to get access as the instructions to use the key pad were very clear and easy to get the room key. A great stay and well worth it.

Very pleasant stay, and in a great location

The property was within walking distance from the Haymarket Station and central Edinburgh and the airport bus picked us up just outside. We were able to leave our bags at the property prior to check in, and the staff were very helpful with cutlery and plates, so we could have dinner in the dining room.

No option of negotiating an early check in, requested an hour early but was met with an automated refusal Also did not like the way all the accommodation in the area inflated their prices to capitalise on the event which was on the same night

Good price, space, and location

The location is perfect, super easy to get to the city center, train station and airport from the bus stop, just a few minutes walk from the house. The bed was really comfy, and the room had plenty of space for 3 ppl.

The bathroom and windows could need a bit more deep cleaning because you can see some mould. The breakfast was pretty basic (cereal, milk and pastries), but the good thing is you can buy food at Tesco, located about 10 minutes from the house and store it in a mini fridge

Not the property we booked. Miss sold and miss described.

Nothing. This was not the property we were given. When we arrived our check in code did not work. When I called the property to chase this, we were told our property address was at a completely difference place 10 minutes away as shown on the booking confirmation (it was not. Our confirmation still states no6 west Coates). It was after that we were then sent an email requesting our id’s and giving a different address. The property we had to stay in as nothing could be done by this point was nothing like this one advertised. I can only describe it as a seedy student type property that sinister things would be filmed in.

Ok but couldv been much better.

Great location, near venue, served a purpose. Although my stay was ok, for the price it didnt rise to this level. Comfy beds.Could have been a bit cleaner, towels covered in oose, transfered to my clothes etc, very annoying. Towels need replaced. Hotel was a bit tired, needing upgrading.

Breakfast nowhere in site. Altho advertised . Windows hadnt been cleaned in a long time, towels were a bugbear tbh. Wished I d brought my own. If refurbished it would be a fab hotel .

Absolutely not worth £200 a night. This place is a disgrace. The bed was rock-hard, the room dusty, and there were make-up stains on the dirty table. Random multimedia units were scattered all over the hotel like they bulk-bought them from a scrapyard and decided to use them instead of actual furniture. It looked more like a junk shop than a hotel. The bathroom was in complete disarray — broken tap (which I had to fix myself), mould, cracked tiles, missing cladding, exposed fixings from old toilet paper holders, and a towel rail barely hanging on. Clearly, there is no maintenance or pride 6 in the property. The “terrace” was metal fire escape stairs, not a usable space. Another insult. The boiler made loud noises all night whenever someone used hot water — no soundproofing at all. Don’t expect to sleep. The “free breakfast” was a joke — cheap bits from a cash-and-carry, no toaster, and no effort whatsoever. This place is filthy, loud, falling apart, and completely misrepresented online. £200 for this? A total rip-off.

Avoid!

The location is the only good thing about this place.

Avoid this hotel it is vile. Leaking sink, water coming out the back. Mouldy shower curtain. Shower curtain rail fell off the wall whilst my partner showered. Coffee/tea stain on floor and skirtings. Hairs and dust everywhere, the room was filthy. Springs in mattress are broken, we couldn’t sleep. Room was tiny and claustrophobic. Sky light window only with broken torn blind. The whole place is run down and shabby, walls are all marked, sockets and switches hanging off the walls. Staff are extremely unfriendly. Avoid at all costs, you’d be more comfortable sleeping in the street.

Disappointing experience

Good location near Murrayfield.

Paid a premium for the weekend (£230 a night!) and had no hot water and a blocked sink which wasn't fixed when raised to the host.

Cleaning terrible not good if you want to rest

The location is good! Good public transports for the airport and city center.

Cleaning is terrible! First night I found a spider in my sheets. If you want a place to rest this is not the place! I spent 5 night here and every morning I woke up at 6am because of a weird noise, still don’t know what it was but was very disturbing and no one deserves wake up at that time!

Excellent for enjoying Edinburgh

It was very quiet and they leave extras like coffee and everything needed for breakfast. The airport transfer was right at a few meters away. Also going to downtown was easy at a walking pace. Excellent!!

Clean and safe, but small and run down.

This property is at 30 min walking distance from the tourist area, right next to bus stations for downtown or airport. It was a good location for us and the price was reasonable. It is clean and safe.

The property is old and maintained with minimum efforts. The room was small and poorly designed to tourists like us with bags. Only one chair for instance for a room of two and nowhere to go except on the bed.

Over Priced, Under Quality, Not Even a B&B as claimed, more like a hostel!!

Itt was within a 30 minute walk of the city centre. Apart from that, absolutely nothing for the price.

No manned reception. No human access to deal with issues. Bedroom basic. Bed uncomfortable. Bedding very poor quality. Of the staff on-site, no one spoke English. 1 additional spare pillow. No curtains (room 8) -just a single roller blind. Definitely NOT worth the £130 per night we were charges

The once upon a time beautiful building is very tired, and in need of some work, and updating. Windows very old, noise of the traffic very loud. Bedroom door, very large gap around it letting in noise and light. We stayed there for four nights and the room was not cleaned during this time.

I was wondering how they got permission to open this place as a hotel.

That was as such disgusting place I never stayed. Smelling, carpet wasn’t clean, blanket was dirty, small storage door was broken over the head, room light doesn’t work. They didn’t follow heath and safety minimum requirement. Staff was not helpful at all.

Unique yet comfortable stay

It’s a victorian style house turned in to a unique hostel. They serve breakfast for free, and they have coffee maker in the room. The room is comfortable with very nice view since we happen to stay at the 2nd floor room looking to street and mountains at a distance. Very helpful staff, they gave us a heaps of pastries and bread to take away as breakfast since we have lo leave very early in the morning.

Had low expectations and even those were reduced further

There was no hot water in the morning. When asking the manager if they could fix it, they said that it was probably because high use of hot water in the morning and to wait. I had a tour reservation in the morning and had to have a cold shower. Also, they did not make the room during our stay, they just entered to put more coffee pods but did not change towels, make the beds, clean the trash or bring clean cups. I had read in reviews that the boiler is making sounds throughout the night, so I was expecting this already, but just be aware that it is extremely noisy all night long. Also noise isolation in general is very bad.
