Located in a fabulous area, this property has so much potential but alas it currently is in a very poor condition. It is not worth for the price we paid. It is far from being a "boutique hotel" that they market themselves to be - they should stop portraying this wrong information. It is a basic guest house. Their rooms and carpets are not clean. Their furniture and equipment is low quality. There is no aesthetic and interior design applied anywhere. Our bedsheets were torn. I would not recommend this to anyone. Stay at your own risk. The location is brilliant and there are some amazing hotels near by - No.6 West Coates could just match that vibe if they wished to. They are taking advantage of the area they are in but it's a sham once you get there. It's a big home they have and if they manage this property well, they can work wonders.

We were pleasantly surprised by this place. Very spacious and clean, tea coffee etc, comfy bed, decent shower…all you need for a comfortable overnight stay. Access was pretty straightforward, all the details were in the email. We were visiting the festival and walked to and from the hotel (about 40 min to the centre - lovely walk past the castle) but there is a bus stop just outside and Haymarket station is a 5 min walk.

The water of the shower wasn’t warm.
The room was cold, but it was acceptable as weather wasn’t too bad.
I haven’t received the code to collect the key before the arrival, and when I arrived I had to contact customer service to ask them to send it.
