The location was perfect, 10 min walk from Haymarket station. Bus stop just round corner took us to City Centre.
Check-in. Received clear instructions how to collect room keys & return.
Room was cosy, clean & plenty space.
Shower was hot, perfect.
Communication via messages was good. Got to leave our bags as we had meal booked before check-in.
Hotel was dated but I didn't mind this.

Up for the Calcutta Cup, so location was brilliant with somewhere to get breakfast and coffee directly opposite. Key pick-up simple with you-tube videos to help explain. The flat was ideal - front rooms a bit noisy for a light sleeper but didn't affect us at all! Kitchen well appointed with large fridge/freezer, microwave, oven kitchen table and TV - only missing a tea towel to dry dishes.
I had the front double to myself. Room was great but definitely time to replace the double mattresses (front and rear). It meant I slept on the large settee in the room for the second night as it was more comfortable. Also - and commented by the couple in the rear double as well, the pillows are somewhat thin and you really need two each (ie - 4 per double).
As mentioned above, a tea towel in the kitchen would be better than using a bathroom towel to dry the dishes.

The bedroom was in good size for three people. There was also complimentary coffee machine, with coffee capsules available, kettle,milk and sugar. Smart TV and Sweets as well x3 little bags. The beds linen were clean and towels. Overall clean. Property was 35 minutes walking to town centre, but there was a bus stop just outside the property.
The shower was hard to control hot water. After walking the whole day and having to trying control shower was a bit distressing. Building quite old also as doors, so we were able to listening people talking, doors getting slammed quite often at night or early morning.

I really liked the location — it’s close to the city centre, with the airport bus stopping right at the front door and the train station only a 10‑minute walk away. There are two Tesco stores nearby, plus several coffee shops, which made the area very convenient. The price was also very good for this part of Edinburgh.
The sound insulation was very poor — I could hear conversations, snoring, and even footsteps from the rooms above, below, and on both sides, as the wooden floors creaked with every step. There’s no reception, so you check in and out on your own by dropping the keys in a locker, which gives it more of a hostel or B&B feeling. My room didn’t have a hair dryer or a small fridge, and the kettle had definitely seen better days. The person looking after the property also came across a bit odd, which didn’t help the overall experience.

It is not far from the city centre.
It is a very old building that needs some care. It is overall not very clean. The mattress was very uncomfortable. The radiator made noises all night long. The blinds were stuck and did not go down. The "breakfast" was just bagged sweets. There is no staff on site 24/7. Unfortunately, I left after two nights because it was impossible for me to sleep in those conditions and I got reimbursed for the two nights that I did not stay.

The location is the best thing about this property. Close walk into central Edinburgh which was ideal for my work.
The property, while clean and tidy is quite dated and doesn’t have much of a personality/atmosphere. There were no staff members around and the place seemed almost empty. I stayed in room 3 and the soundproofing was pretty poor…. but at least it proved that I wasn’t alone in the whole building!

The location was very handy for attending an event at Murray Field and also walking distance to Haymarket train station.
There was a coffee machine and a kettle in the room.
We checked in after 4 and our room was absolutely freezing. I phoned the number for some help (no staff on site) and they said that they would turn the heating on. We waited half an hour and nothing had happened, I had to phone again. The heater did start to warm up but we were too cold to stay in our room any longer so we went out.
When we got back a few hours later, the room was warmer but definitely not cozy. We both went to bed fully clothed.
The toilet seat was crooked and the light fittings were dirty.

Nice big rooms, bed comfy. Rooms generally need updating ie slightly broken curtain rails / curtain rings. Old windows so drafty but heating very powerful. The one radiator didn’t work but they provided a heater.

To the tram and train station and also walkable into the main town on west side.
There is a lounge area which in the mornings they offer complimentary continental breakfast , microwave to heat up your own food, fridge to keep your own food but no cooker or sink. A toaster would have been nice addition.
Carpets could do with a good clean in main areas.
The hotel itself is quite noisy with the water system so when other rooms showering or flushing toilet you can really hear the pipes.
We paid £780 for 4 nights over new year, feel like I wouldn’t want to pay this price again but I would overall use this accommodation again for locality.

Window was drafty, shower wasn't great, it was getting the whole bathroom wet. The room was also really dusty. Staff weren't very approachable and accommodating.

The bed was falling apart, the mattress needs to be condemned and, single glazed windows, painter over mould, shabby. The mattress was in such a bad shape that it left us with back ache and we had to cut our trip short as it had flared up my husbands disability. Staff assured we could get a refund on cutting our stay short but then when queried they told us to sort it ourselves through booking.com

Instructions on how to access the property was understandable. The lounge was perfect with all the amenities, microwave, cutleries, fridge, freezer, spacious room. We saved money, bought food from the supermarket and heat it on the microwave. Bedrooms are spacious, toilet and bath is clean. they provided clean towels daily, Airport link stops just across the hotel and bus stop going towards city center is within 2-3 minutes walking distance. Would stay at this place again and would recommend to friends. Our room was on the ground floor, but you would not hear noises from other rooms. Tea/coffee/bottled water are provided in the room. We went early so had to leave luggage whilst waiting for check in time, it was safe, as long as your luggage has padlocks.

It was cheap and was a great location - only a 10 minute bus to the city centre with a bus stop right outside the hotel. Also a half hour bus to the airport from the bus stop outside the hotel. I felt safe as you needed a code to get into the hotel.
There was no reception and if you had an issue you had to call or message them. The rooms were also very hot and you could barely open the windows.

The room is a very good size and the bed was comfy. Very clean and well taken care of rooms. Everything you would need in the room, tea and coffee plus bottled water and even a packet of haribo(X2). Easy to get access as the instructions to use the key pad were very clear and easy to get the room key. A great stay and well worth it.

The property was within walking distance from the Haymarket Station and central Edinburgh and the airport bus picked us up just outside. We were able to leave our bags at the property prior to check in, and the staff were very helpful with cutlery and plates, so we could have dinner in the dining room.

The location is perfect, super easy to get to the city center, train station and airport from the bus stop, just a few minutes walk from the house. The bed was really comfy, and the room had plenty of space for 3 ppl.
The bathroom and windows could need a bit more deep cleaning because you can see some mould. The breakfast was pretty basic (cereal, milk and pastries), but the good thing is you can buy food at Tesco, located about 10 minutes from the house and store it in a mini fridge

Great location, near venue, served a purpose. Although my stay was ok, for the price it didnt rise to this level. Comfy beds.Could have been a bit cleaner, towels covered in oose, transfered to my clothes etc, very annoying. Towels need replaced. Hotel was a bit tired, needing upgrading.

Absolutely not worth £200 a night. This place is a disgrace.
The bed was rock-hard, the room dusty, and there were make-up stains on the dirty table. Random multimedia units were scattered all over the hotel like they bulk-bought them from a scrapyard and decided to use them instead of actual furniture. It looked more like a junk shop than a hotel.
The bathroom was in complete disarray — broken tap (which I had to fix myself), mould, cracked tiles, missing cladding, exposed fixings from old toilet paper holders, and a towel rail barely hanging on. Clearly, there is no maintenance or pride 6 in the property.
The “terrace” was metal fire escape stairs, not a usable space. Another insult.
The boiler made loud noises all night whenever someone used hot water — no soundproofing at all. Don’t expect to sleep.
The “free breakfast” was a joke — cheap bits from a cash-and-carry, no toaster, and no effort whatsoever.
This place is filthy, loud, falling apart, and completely misrepresented online. £200 for this? A total rip-off.

Shower curtain rail fell off the wall whilst my partner showered.

Hairs and dust everywhere, the room was filthy.
Springs in mattress are broken, we couldn’t sleep.
Room was tiny and claustrophobic.

The whole place is run down and shabby, walls are all marked, sockets and switches hanging off the walls.
Staff are extremely unfriendly.
Avoid at all costs, you’d be more comfortable sleeping in the street.
