No6 West Coates

Our check-in got off to a bit of a stressful start because I didn't receive any check-in instructions before arriving. I was finally able to contact someone at the property, and they sent the information about three hours before check-in. Since we had just arrived in a different country and didn't have reliable phone access yet, this was a little frustrating. Once I received the instructions, though, they were clear and easy to understand, and we had no problems getting into the room. The room itself was clean and located toward the back of the building, which made it very quiet. The beds were a little lumpy and not the most comfortable, and the pillows were somewhat flat, but the linens were clean and we slept fine, probably because we were exhausted from traveling. I also appreciated the snacks and complimentary bottles of water, which were a thoughtful touch. The biggest downside for us was the location. There wasn't much nearby, so finding somewhere to eat dinner was a challenge and required quite a bit of walking. We also ended up taking an Uber or bus most days because it was a fairly long walk into central Edinburgh, which was where we wanted to spend most of our time exploring. Overall, the room was clean, quiet, and perfectly adequate for our stay. If I were visiting Edinburgh again, I'd probably choose somewhere closer to town since that would make getting around and finding restaurants much more convenient.

Located in a fabulous area, this property has so much potential but alas it currently is in a very poor condition. It is not worth for the price we paid. It is far from being a "boutique hotel" that they market themselves to be - they should stop portraying this wrong information. It is a basic guest house. Their rooms and carpets are not clean. Their furniture and equipment is low quality. There is no aesthetic and interior design applied anywhere. Our bedsheets were torn. I would not recommend this to anyone. Stay at your own risk. The location is brilliant and there are some amazing hotels near by - No.6 West Coates could just match that vibe if they wished to. They are taking advantage of the area they are in but it's a sham once you get there. It's a big home they have and if they manage this property well, they can work wonders.

Decent option in Edinburgh if looking for affordable accommodation as everything else is expensive. But no staff here, check in checkout is done on it’s own. Room was clean and had all the basics. Bit old place
