We stayed in this apartment at the beginning of January for one night, as two couples, and had a very pleasant experience.
The apartment is located in an annex of the hotel, on the third floor, and there is no elevator — exactly as mentioned in the listing. Despite this, the apartment is beautiful, very well decorated, and extremely cozy.
The heating system was very efficient, and we did not feel cold at all during our stay. When we arrived, we were welcomed with complimentary chocolates, which was a lovely touch. The apartment also provided still and sparkling water, as well as dishwasher products. There is also a minibar with paid beverages.
The location is excellent and very central, with a supermarket just a few meters away and many shops and restaurants nearby. Edinburgh Castle is about a 10 to 15-minute walk from the property.
We would definitely stay here again if we return to Edinburgh.
The only thing we missed was a washing machine in the apartment, as sometimes we arrived late and would have liked to do some laundry. However, the property does offer a paid laundry service.

Great location. It's easy to walk to anywhere in Central Edinburgh from here. The apartment was spacious and well furnished. It was styled beautifully but not at the expense of comfort. It was surprisingly quiet with very comfy beds, so easy to get a good nights sleep. The reception staff couldn't have been more helpful. I would stay here again.

Very centrally located. Room was bespoke and tastefully decorated. Bathroom / shower big and modern. Fridge/ kettle/ Nespresso machine and retro radio. Bed very comfortable and roomy. Staff very friendly and helpful. Great view of the castle

We stayed in the 2 bedroom apartment which was spacious and very comfortable. The decor is very quirky which I liked. The location is fantastic and the staff were extremely helpful. I will definitely return.

The room was perfectly tasteful in decoration, with all the facilities you would need. There was some gorgeous welcome chocolates for my husband's birthday which was a beautiful touch. I liked the modern Scottish theme throughout the hotel and the attention to detail was appreciated - even the fresh milk in the fridge. Stunning view out to Princes Street and the best location in Edinburgh for shopping and sight seeing. Sound proof made us feel like we were the only ones in the place - we had such a great sleep. The staff were really warm and accommodating and we had such a special weekend - we will be back soon!

Our apartment at The Rutland Appartments was large, spacious, comfortable, and beautifully decorated. We loved the wallpaper in the living room. The kitchen was well-equipped.
Our only dislike was the use of white LED lighting in some appartment’s areas.

The hotel and apartments were very central, about a 15 minute walk from the station and close to Princes Street. The apartment was spacious and furnished well - reception staff very helpful and friendly - we used the fitness suite a few times as well. We would definately recommend.

Superb location and superb experience throughout. Upon arrival we were greeted with a free room upgrade to a one bedroom apartment. This apartment was gorgeous, huge and super vibey. The staff were most helpful, polite, offered fantastic recommendations and the location was ideal as a Homebase to explore Edinburgh for a few days. 10/10 would recommend!

It was an amazing apartment with the benefit of being linked to the Rutland Hotel. Cleaning was carried out every day. The appliances were all high end products.

This is our second time visiting the hotel and we are once again enchanted! The welcome is always warm and friendly, the room was spacious, bright, extremely clean and had all the amenities for our stay! It was cleaned perfectly every day! The furnishings everywhere are very interesting and chosen with great taste and attention. The location is perfect - everything is within walking distance. We tried their restaurant “The Huxley” a few times - it was very delicious, there were many interesting offers. I recommend it with both hands!

The staff is absolutely delightful - so helpful, so friendly, so kind! And the rooms are STUNNING! I was in Apartment 17-2 and it was beyond GORGEOUS - large, spacious, amenities, comfy large bed, high high ceilings, a delicious shower - ahhh! I didn’t want to check out! The property is also in view of the castle (if you go out by the Huxley) easy walk to grass market (15 mins) along Kings Stables or go a bit longer to old town via Prince but also see the gardens and Scott monument and shops. 20 mins walk to Waverley train station too! I am so so happy I booked Rutland. I had dinner at the Huxley and it was delicious and as a guest, I received 20a% off.

I was wandering the old town and hotels closer to the castle and old town and so grateful I was not staying there due to the crowds, the noise, and the cobblestones/steps for walking with my luggage to the train station - Rutland truly checks all boxes!

We absolutely loved our stay at The Rutland Hotel! We had booked a classic room but got upgraded to one of the beautiful one bedroom apartments just down the street. The apartment was so spacious with beautiful high ceilings and windows. It was so comfortable and really added to our experience in Edinburgh. It is also in an amazing location, just far enough away from the business of the Royal Mile but walking distance to everything and a beautiful view of the Edinburgh Castle from the street. Jill checked us in/out of our apartment and was so lovely and kind. The apartment was so clean and had everything we needed to make our stay comfortable. We loved the city of Edinburgh and will absolutely stay at The Rutland again when we return in the future.

Staff are excellent and welcoming. Location is good. Room sizes are great. Milk is provided in the fridge. Breakfast is utterly superb. Bed is firm and comfortable.
Details, details, details, as always. . . No-where in room to hang jackets- where are wet coats supposed to go? Coffee machine is useless- Nespresso provides 30ml of coffee in a huge mug. Daft. No grab rail in the bath and no hand shower in the shower- no good for ladies who do not like an overhead shower. No spy hole in the main door. Nice window seats but nowhere to put a drink nearby them. Lovely statement chair totally unusable as it is only 13cm off the floor- forget it if you are under 5'6" (too deep) or over 50yrs (can't get up!) Huxley as a bar is vastly overpriced- £12.50 for a cocktail of around 80-90ml in a glass occupied by an ice cube that could have sunk the Titanic.

Amazing, attentive, obliging staff and location! We booked a Castle View room and it did not disappoint! Large bathroom with all amenities provided and free glorious breakfast downstairs. We also ate at Kyloe, the steakhouse, and it was fantastic.

No drawer unit for unpacking clothes in the bedroom. No suitable cups in kitchen for coffee, just big heavy mugs. Couldn’t find climate/AC controls; and couldn’t increase the volume of the wireless speakers.

Beautiful! We were a group of 6 and had an apartment and a hotel room. Although not in the same building, very close and both places were exceptional. Beautiful decor and comfortable beds. The heated bathroom floors were luxury. Loved the coffee place on site. Excellent breakfast and friendly staff that remembered us each morning. Easy walk to many restaurants, pubs and shopping. View of the castle.
