Improvements could be made but I would stay here again. It was clean, safe and had a great location

Great price for the location. Clean and nicely decorated. Staff were helpful

Although the shower was powerful and warm, it did not drain properly. I had to stop the water 3 times during what should have been a 5 minute shower due to the water almost going over the edge. There was also only 2 pillows on the bed between the two of us. I have stayed at the hotel before and there has been 4- I don’t know if this was an error this time but it would have been nice to have the option of an additional pillow in the cupboard if you no longer routinely put 4 pillows out across the bed. There was also no milk sachets- so although the room comes with a lovely coffee machine, kettle and tea bags it doesn’t seem to make sense to provide of all this without the option for milk. There was also a pull out table to utilise the kitchenette facilities however only one fold out chair when there was two people staying in the room. These are small easy fixes which will make a big difference

Everything was great. High standard of facilities.

Only issue was taps in bathroom and kitchen were a little wobbly and difficult to get hot water - but shower was fine.

Room was clean and comfortable. Amenities are fine, kitchen was good. Hotel staff were helpful and kind.

Service might be a bit better but no complain. Room might have more amenities, kits (slippers etc). Internet was a bit troubled from time to time.

Lovely apartment in central Edinburgh .

Great location on Queen St so very central for everything. 5 minute walk to Princes St. Great to have two rooms in apartment as staying with a 3 year old. Easy check in with iPad . Lovely bright well cared for rooms.

Double bed in property very firm mattress and quite uncomfortable. Breakfast was complimentary with our room in coffee lounge … cereal and pastries which was nice but no gluten free items provided. my daughter is coeliac and I messaged the day before to inform of this. There only seemed to be one person on duty and stock seemed quite limited. A yoghurt was the only item she could have in the end.

Superb location just off High Street. The whole apartment was great for a few days' stay. It was almost perfect except for a few irks below. Otherwise I would've rated it 10.

The shower head could not be opened, why? Weird. Also, I got one in the basement so it was a bit claustrophobic. Didn't I ask for one on the upper floor?

Fantastic value (at least in January!), great location and staff, will definitely return!

We somehow got an astonishing rate (travelling in January helped!) for a family apartment, for just the two of us, and felt like we had totally lucked out when we opened the door to such a spacious set of rooms - two bedrooms, kitchenette, large bathroom! Spotlessly clean, great quality bedding and mattresses.

Our only issue was a kind of wind tunnel effect due to the courtyard outside our room, magnifying the noise of the wind from an overnight storm. Because this made sleep difficult, we asked for a room change the next morning, and were accommodated with great good grace by the staff. We were really grateful.

The location is quiet enough for sleeping but close enough to walk to nearly everything!

Everything felt clean and easy to navigate. There were multiple washer/dryers at the end of the hall that were free to use. The kitchen had plenty of amenities to be comfortable enough if you were staying for multiple days.

There were bedside lamps by only one bed, which made turning lights off at bedtime out reading before bed difficult. It’s an easy fix and an important one one, especially since the room without bedside lamps is the room with the kitchen, which could be dangerous.

Great location in Edinburgh, modern apartment with good facilities and a 24 hour reception.

The apartment is part of a very professionally run hotel, and the check-in/out process was very smooth. It is located in a great part of town, with easy walking access to both New and Old Town. The rooms were well refurbished and the place had a comforting feel to it.

The coffee machine in our apartment was broken, and the kitchen was generally lacking. The bathroom was fully accessible, which was nice, but it was prone to flooding.

Location was good. Staff attempted to be friendly despite not being able to resolve issues

The hotel could only provide 1 key for 4 adults for the whole of our stay which was massively inconvenient. Shower gel was empty. Shower did not drain. Kitchen provided but nowhere to sit/eat so now self catering as advertised. V poor value for money.

Well located accommodation at the ‘value’ end of the market.

The property was well located, with easy access to the city centre. The space was generous. It was very affordable, but, in the end we wished we’d paid a little more for better accommodation.

The dull and rather dirty rooms in the basement area weren’t inviting or enjoyable. All a bit tired.

Room has everything as on the pictures, but is older than what it looks like. Quite some noise from the wind (room facing the yard) since the windows could not be closed completely tight. Compared to what you get, quite pricy.

Comfortable and no-frills/good value stay in a great location

Large and comfortable room more than adequate for my needs. Quiet and peaceful place to stay. Staff in reception very helpful with breakfast, check-in and check-out. The directions and arrangements concerning parking were first class - made things a lot easier for me.

Breakfast itself was a little spartan. On day one, almost all the pastries were gone by 7:40 when I came down. There were a few cereals and a bit of fruit. The staff member did manage to find me some yogurt and was helpful in getting coffee etc.

Check-in was easy, uncomplicated. Friendly staff. Was a little leary after reading some of the recent reviews. Everything was good during our stay.

Good but no hot water = No shower!!

The room was very nice, clean, and well-maintained. The hotel itself is attractive, and the location is very convenient.

On the first day and the morning of the following day, there was no hot water. With the cold and rainy weather outside, we couldn’t have a proper shower for two days. Additionally, the mattresses were quite firm.

Studio apartment in a good area. Unfortunately we would up with a below ground level dark apartment.

We had booked a studio apartment There was no mention of what floor we would get. We wound up getting a below ground level studio that was very dark and dreary. We asked if we could be moved to a higher floor but nothing was available.

Great for Rose St food and drinks

Room and bathroom were a good size, the bed was comfortable, the bar and lounge in the foyer were great, and it was close to all the restaurants in Rose Street.

It was a fair walk to the Castle and the Royal Mile. Decor needs refreshing and the room wasn't properly cleaned.

Loved it!

Absolutely loved and enjoyed our stay here! Cannot fault anything. The staff were so lovely, the room itself was very clean and tidy with a small kitchenette and equipped with all the necessary items. We were here for 5 nights so it was nice being able to do a little bit of cooking here. The location is great. Walking distance to a lot of restaurants and cafes, and also close to Stockbridge Market. We were very lucky with the weather that week and we hardly took an uber anywhere - we just walked. Will be staying here again for future visits!

The beds were comfortable and the location was great , and it was modern and very clean .

The second bedroom had no wardrobe or chest of drawers and that was inconvenient . Only the first bedroom had all the amenities in it .

Room facilities are great but more effort needs to go in daily cleaning

Bathroom mould in the shower, they attempted to clean the black mould but it was a weak effort and they didn’t care , carpet in the hallway was filthy , not impressed with the slack effort from staff

Cleanness I can understand not cleaning the room everyday, but not changing the towels nor garbage bags and not vacuuming the hallways for days is way too much!
