The bathroom was very tight. Good thing I'm not obese or mobility impaired.

The room window overlooks someone's desk; there is no proper window. My cardboard room shouldn't have existed.
There was a big hole in the wall between my bathroom and the neighbour's. I could l hear everything they were doing, so could they.
They had to repair the shower, because the hot water lasted for 2 minutes max. I went to wash my hair in a hairdresser's salon, because it was impossible in that shower. After the repair, the hot water lasted, but the pressure remained weak. Also, they had to come daily to my room to look for some parts to fix. Maintenance has to be done when guests are out.

Casa Itzae is fantastically located, right in the centre of Polanco with a many restaurants, shops and Parque Lincoln right on the door stop. Despite this the apartment is quiet. The whole apartment is kept extremely clean and is decorated through out with Mexican style. Our room was large and worked well for our family of two adults and two teenagers, especially with the closet space. The bathroom was also large and the shower was hot and powerful! The extra touches (slippers, bathrobes, water in the room, hairdryer etc) were thoughtful and appreciated. We didn’t have breakfast there but the kitchen and dining room set up was lovely and being able to get a coffee at any time was an added plus. Finally the staff (Enriqueta) were helpful, always on hand and responsive. All in all fully recommend!
There was a small frosted glass window between our room and another guest’s room, meaning we could hear all conversations from the next room. Especially annoying was the light coming through when we wanted to sleep. This would be easily solved with a curtain. Also it would have been nice to know that the ‘private bathroom’ in advance is across the corridor.

I had not realized the type of arrangement this house was. It is a multi room large apartment, ours with its own bathroom. The room was extremely small, but clean.
Size of room. Room was never dark, there were lights coming through the windows and doors. Not a big deal if you have a sleep mask.

an industrial fan runs most of the time outside the one window. they provide earplugs, but I'd rather not have to sleep wearing them.

Bathroom could have been a little bigger. Quite cramped. Also sometimes a little difficult to get in contact with the owner (who speaks English) and the lady who helps out at the hotel doesn’t speak English, so made collecting key deposit a bit troublesome

Where to begin? This place should not even be on booking. The property is a 120 year old apartment that they have tried to convert into a multi room b and b. The place is not marked at all and difficult to find. ALL of the bathrooms are out in the hallway, the rooms have no bathroom inside. The floors are old wood and creek everywhere you walk at all hours. The old lady that manages the place took 10 minutes to figure out what room were to be in when we arrived. The bed I had was sinking on one side. This place should really be listed at a dorm style hostel, not a hotel. The price of the rooms should be $25 per night, not $115. The price they ask for should be for the entire apartment, that would be a more fair value.

Great little B&B well located in a safe area. Yoga studio, restaurants, everything is close. The breakfast are big and good! It is clean! I had the room with private bathroom which I recommend! Very pink!
Nothing! Maybe just the fact that the blanket and bed was too warm, even eith removing most of them. They should have a "light" set for warmer day. The pillows must be changed, they are very flat, I had to take 2!

The apartment location is ideal, right by the park, restaurants, galleries etc. The owner and her staff where wonderful in making sure my great dane dog and I had a great stay. Nice decor. Comfy place.

Casa ITZAE was in a great location and the staff were very kind and patient with our poor Spanish. The room was generally comfortable and had a mini fridge.
The breakfasts were not that good. We didn't get fresh towels during our stay and the shower would quickly run out of hot water after one person so many showers we had were cold. The building is 120 years old so it's understandable, but still made things a bit uncomfortable. For a B&B I would have hoped for a better breakfast, otherwise a standard hotel might have been better for the price.

The neighborhood is awesome! Green, with tons of parks, close to the main museums, restaurants, and shopping areas.
Aslo, breakfast was really good too. Much better than what you'd expect from a hotel breakfast.
The breakfast is served at one large shared table for everybody, so if you want to chat up other guests - you have plenty of opportunities.
Beware - this is a communal living arrangement, not even a BnB. Tiny tiny shared bathroom, a shared table in the dining area, and paper-thin walls between tiny rooms. The staff does not speak a word of English.
The first room we got did not have any ventilation, no windows, but a large translucent glass wall. When the light came on in the corridor at night - our room lit up. When we inquired about an upgrade to a room with a private bathroom,the owner priced it at $700 for three nights.

I liked the staff and I liked that when I asked them to change rooms they did change me without hesitation.
