A spectacular venue for events, not really a hotel.

The location is fantastic with the most incredible view up to Assisi and stunning gardens around the property. The rooms as fabulously spacious and comfortable, clean and pretty with gorgeous modern art all around. It’s truly a beautiful place.

We expected a hotel or BnB environment but in reality it’s a venue for hosting large parties, weddings and events - leaving us ‘hotel’ guests feeling somewhat like extras and almost in the way! The room was fabulous, breakfast was great and the location for exploring the area was perfect (with a car). But the owners/managers don’t interact with guests at all, staff are minimal or not to be seen at all, and when there’s an event on it’s best you keep out the way. Outside catering and hospitality staff arrive in droves and take over the place and it can become very noisy. Disappointing, as it is such a beautiful place. They just need to pay a little more attention to their hotel guests.

The accommodation is nothing short of spectacular – elegant, beautifully maintained, and designed with both comfort and style in mind. The views of Assisi are simply breathtaking – waking up to the majestic sight of the Basilica and the rolling Umbrian hills felt like a dream. What truly set our stay apart was the peace and tranquility of the property. It’s the perfect escape to unwind and recharge. Every corner of the estate is serene, thoughtfully curated, and radiates a sense of calm. But what made our experience truly outstanding was the incredible team at Tenuta. Every single person went above and beyond to ensure our stay was perfect – warm, attentive, and genuinely passionate about creating a memorable guest experience. We felt truly cared for. We cannot recommend Tenuta San Masseo enough – a hidden gem that we can’t wait to return to. Five stars and then some!

Beautiful location, wonderful view of Assisi. Peace and relax all around.

Sunny day and no chance to have breakfast outside, with no reason why. A misunderstanding said the property, but unfortunately we had only that breakfast to enjoy outside since we stayed only one night.

My wife and I stayed for her 50th Birthday. The resort was extremely beautiful, the service was exceptional (everyone was keen to ensure we enjoy our peace) and the rooms were extremely clean... and the private Spa was just a dream come true.

We had a wonderful stay here. The accommodations were some of the nicest we've seen in Italy. Beautiful grounds and very sweet, accommodating staff. Location was perfect, with a fantastic view of Assisi. We loved that this location was so close to Assisi, as we did not want to hassle with the parking in the historical parts. If you have a car, this is the ideal location.

We had some trouble in our initial room that was assigned. (no wi-fi, broken tub, and a few other minor things). However, the staff was quick to make a room change that we were very pleased with and very appreciative of.

Perfect setting for a relaxing stay in Assisi.

The first room we were given had multiple issues, but when we asked to be moved the staff was very accomodating. They moved us the next night without any issues. The 2nd room was perfect.

The first room had several issues that should have prohibited them from placing us in the room. There were no lights over the vanities... and the bathroom lacked any space for toiletries. The room was very dark. We couldn't even figure how to lock the door. The new room was perfect and we had no issues at all. The breakfasts and meals were super!

the property, building and Garden were all beatific and well maintained and decorated. the view on Assisi was magical. parking was available and equipped with charging station as a plus. staff was also ready to assist all our needs

The only thing was the pool a bit dirty, especially the second day, a pity, but I hope it will be solved, as the staff was so eager to make everything perfect

Grounding, warmth, luxury and nature fused together in a unique experience.

There is no limit to the warm welcome and continued hospitality offered by all the members of staff at San Masseo. They make you feel completely at home, warmed up with their smiles and courtesy. Excellency is their key with great attention given to everything from the general upkeep of the place to the products used for breakfast. You cannot but leave with a desire to return.

Everytime we go on a trip, there is one special place, that feels so perfect and out of time... For our Umbria trip, this was the place. And our trip isn't even finished, but i just know that this was the one. It's just SO beautiful, the huge garden, the house (so stylish, so clean, amazing), the room (Cardinale, it wasn't available when I tried to book it but in the end they put us in that room, grazie mille ancora !!!), and the view !!! Omg the view of Assisi !!!!!! The view during breakfast (see the picture !!!) ... And the breakfast itself, you chose what you want from a list and they (the owners) bring you everything and more ! And it was very good. They take care of you in such a good way. And make you want to come back !!! (Their cute little dog too !!!). About the room, it was so clean and beautiful too, again with a view to die for ! There was a coffee machine, WE LOVE THAT, and a bottle of water, we love that too !!! little attentions that are super great. Also for practical information, it is like 5 minutes away from a secured parking lot, it was perfect for us. Assisi is a very beautiful city ! Thank you again for everything and I hope someday we will come back, for Spring, some horse riding and Montgolfière :)))

Beautiful location for a charming,clean,tidy boutique hotel at the foot of Assisi hill's.Everything was perfect,from the stylish room to the hospitality,from the nice pool in the beautiful park to the good breakfast with a view,to the romantic dinner.Simona,the owner, is an amazing host,very helpful and kind.We really,really enjoyed our stay!

A total gem, an amazing discovery & private SPA!

We had a blast. The place is amazing and curated in all the details. It is quite close to the centre and the owners are very nice people. The usage of the SPA is extra however you can have it all for yourself which is a plus considering this Covid times. I loved meditating close to the pool between the olive threes looking at Assisi. The rooms are really nice, very very clean and well furnished. The bed and mattresses are absolutely incredible, super comfy. There is a private parking, free of charge which also is a plus.

The rooms should be sound proofs. We could hear clearly kids crying from the neighbor room. or perhaps is the door that should be sound proof, but I believe will be ideal to be in peace there and in silence. There is no restaurant inside, it is not and hotel, it will be nice to know that in the event of not wanting to go out, you could eat there. Lastly we loved the SPA, however the Jacuzzi was still filling at the time should have been ready and the water was boiling and too cold at the end, we kind of lost some time and the relaxation mood we were in.

Summer stay in Umbria

Staff and owners were super kind and friendly. Room large and kept spotless clean. Beautiful garden and pool. Location convenient to explore the southern part of Umbria.

Not really a critique, more an individual preference but I’d have nuanced the furniture of the room and the common parts with the antique look of the building. Instead it was very modern and, to my taste, a bit anonymous.

Perfect place to relax

The property is well maintained. The garden was very nice and the lobby is very trendy but comfortable. The interior of the room is very nice. Highly recommend for couple.

Food or drink wasn't available in the evening. I wish I was able to get some drink or food in the property. There is no bar or cafe in walking distance.

the hotel is beautiful! rooms are new and clean. breakfast is outside with view of the pool and assisi. simona is a wonderful host, she gave us great tips on how to get around assisi, places to visit nearby and restaurants. i would definitely come back. the hotel is much nicer than the pictures and the view is breathtaking. this is the place to stay in assisi.

Impagabile vista su Assisi e un’accoglienza speciale

La location è pazzesca, la vista su Assisi toglie il fiato. Ci si sente come a casa, accolti in famiglia, si assapora una libertà assoluta grazie alla sapiente discrezione del personale. La piscina è una vera chicca, mai affollata e curata nei minimi dettagli come del resto tutto il giardino della tenuta. La cura, l’amore e la passione che chi ci lavora mette in tutto quello che fa si percepisce e ti fa sentire veramente come a casa. La pulizia di tutta la struttura è impeccabile, la vista dalla nostra camera era qualcosa di magico. Rientrare alla sera e potersi godere il fresco del giardino illuminato dalla luna ti ripaga di tutto un anno di lavoro. Ci siamo fermati solo due notti ma non ce ne saremmo mai andati. Torneremo prestissimo!!!

Tout…l’endroit est un petit Eden aux pieds d Assise. Les hôtes sont charmants, accueillants. Cette ferme est sublimement restaurée, très confortable. La touche « boutique farm » avec ses sculptures, mosaïques disséminées dans le parc confère au lieu un charme irrésistible. Petit déjeuner servi dans le parc près de la piscine. La piscine est sublime. De nombreux coins aménagés lounge dans le parc près de la piscine pour des moments de détente parfaits et admirer Assise à tout heure particulièrement le coucher de soleil sur Assise : moment incroyable de Beauté et sérénité

Wir kommen gerne nochmal wieder

Tolle Anlage, auf der es viel zu entdecken gibt. Der Pool lädt auch zum Schwimmen und nicht nur zum plantschen ein. Das Zimmer war modern eingerichtet und hat über einen Balkon verfügt, von dem aus man einen tollen Blick auf Assisi hat. Das Bett empfanden wir als sehr bequem.

Geen tweede bezoek voor ons.

Het zag er mooi uit, de kamer was ruim, schoon en netjes en het uitzicht op Assisi is prachtig. De jongen bij het ontbijt deed goed zijn best.

Het personeel was ongeïnteresseerd, geen hartelijk welkom of vragen hoe het verblijf was. Ze waren vooral met zichzelf en elkaar bezig. Er lag poep van de honden op het grasveld en van vogels rond het zwembad en dat werd niet of niet direct schoongemaakt of opgeruimd. Er was geen cola bij het zwembad te krijgen. Al met al hadden we van deze plek meer verwacht in de zin van service en gastvrijheid.

Struttura bellissima, accogliente e ben arredata. La vista è spettacolare, il giardino curato e il paesaggio che circonda la tenuta è bellissimo. Posizione ottima a pochi minuti di macchina da Assisi. La camera super fornita, pulita e dotata di ogni comfort. La spa privata è una chicca che la struttura offre. La colazione ottima con un ampia scelta. Staff super gentile la ragazza ci ha accolti calorosamente. Ottimo anche il ristorante che era tra i consigliati della zona. In generale un ottima esperienza
