Will always stay st Asisium

Breakfast included and excellent. Can ask for taxi through the staff if you want to go see places out of town. First night slight sewer smell; 2nd night was horrible and reported so 3rd night was alright! Otherwise a great and convenient hotel to stay. Stayed last August 2025 and came back again Feb 2026 for the 1 month veneration of the relics of St Francis. Centralized and convenient to walk and visit Basilica of St Claire, Family home of St Francis, Basiluca of San Rufino, St Carlo Acutis, Basilica of St Francis & surrounded by stores to shop. Brea

No elevators. Sewer smell in the bathroom for the first 2 nights. Was fixed after reported, otherwise great hotel to stay while in Assisi

Location was dxcellent and rooms were very clean including linens and towels etc. Bed was very comfortable.

Since we were served croissants and buns at breakfast , an appropriate toaster ( rather than for sliced bread / pancakes ) could be provided to warm them up.

Mould problem in rooms. Try somewhere else.

The location of the main hotel was good, we were placed in a separate building that wasn’t clear when booking. We were put in the wrong type of room, not what we booked.

Mould was in the bathroom and walls in multiple rooms (we looked in 3), staff were rude. We booked a larger room (more expensive) and were given a smaller cheaper room. We were told we were wrong when challenging it and then staff eventually checked. We did get a refund after contacting booking.com and booked a room elsewhere. Manager threatened to call the police as we weren’t happy staying in a mouldy room.

The pictures were misleading. Made it look a lot nicer than in real life. The room I booked look much nicer in pictures than in real life. We asked for a change of room upon arrival as it was tiny, with a very small window ( the opposite to what I booked). This was then granted albeit reluctantly. There’s no lift so we had to drag our suitcases up the stairs to 3rd floor. Some of the staff had a horrible attitude - this includes the lady at the reception when we first checked it ( the other lady we dealt with with check out was wonderful and she helped us book a taxi ) and the breakfast room manager was always super unhappy everyday when she saw us. The electric plug socket by the bedside came out of the wall which was a severe hazard, with exposed wires. I ended up not using it as scared.

Location in the Assisi centre

The hotel's beautiful, central location in Assisi, while charming, presented a notable logistical inconvenience regarding luggage. Due to vehicle restrictions, we were required to carry our heavy bags a considerable distance from the parking area through the city streets. This was also quite difficult when carrying the bags back down to the parking upon departure due to the many stairs. To significantly improve the guest experience, we suggest establishing a dedicated luggage service (e.g., a porter or small shuttle) to assist with transport between the parking area and the hotel entrance. Our room, situated on a side street, unfortunately lacked natural light and adequate ventilation as the window faced directly onto a wall. Additionally, the air conditioning unit did not function effectively, appearing to be fixed at 24. Given its low effectiveness we chose not to use it, which impacted the overall comfort of our stay. The breakfast service could be improved. The selection was rather limited, particularly the fruit, and the quality of the machine-dispensed coffee and cappuccino did not fully meet the standard we would typically associate with a four-star hotel.

Breakfast was delicious, and we were very close to St. Clare's church.

Booking.com did NOT notify us that the room was an upgraded room and that at check out, we'd have to pay more.

Nice, but I wouldn't stay again due to sleeping accommodations.

The breakfast was nice and the view from the window was beautiful. It was conveniently located next to St. Clare's church and many shops. Fresh towels every day!

The bed was so uncomfortable and hard that for our 3 night stay, we hardly slept. What little sleep we had was not good sleep. I wouldn't stay there again because by the time we left, we were exhausted. I would visit Assisi again, but not stay at that hotel. Also, on booking.com we did not know one room was more expensive until check out. It did NOT notify us on the website that one of the rooms we were booking was an upgraded room. Also, Italy has a city tax per person per night. Booking.com did NOT notify us of this either.

Comfortable stay with lovely views — just improve the coffee

Check-in was smooth, and the staff gave me useful information about the hotel. The room was very comfortable, with clean sheets and a simple, tidy layout. One of the windows offers a view of the Santa Lucia Cathedral, and there’s also a balcony, which is a nice touch. The bathroom had everything I needed. Although there’s no coffee machine in the room, they provide capsules for use on the second floor. The price was fair for the quality of the stay.

There was a noticeable smell from the bathroom drains, and the balcony chairs were quite dusty, so I couldn’t really use them. At breakfast, the food was fine, but the coffee and juice from the machines weren’t great, and the staff didn’t seem particularly engaged. With a few small improvements, this could easily be a five-star experience.

Great stay in the heart of an old city center with wonderful room

Perfect hotel in a perfect location

From arrival to departure staff were most helpful, everywhere was immaculate. Room was lovely,bed comfy, everything provided as well as some extra touches. Delicious breakfast with so much choice - very fresh and even fresh honey.

Superb

Very clean and great location with a fabulous shower in the bathroom. The breakfast was superb. Staff were really pleasant and welcoming and couldn’t do enough for us.

We were in the Annex which we knew when booking. While it is very quiet, clean and close to the hotel I think I would stay in the hotel if I was to book again.

Had a really bad night’s sleep because it was so hot. It was 27 degrees in the room with the air conditioning on - that was the lowest it would go. The doors to the hotel rooms are also not well built and not soundproof, so you get woken up by people waking past your room
