Exceeded expectations

I cannot believe this hotel is only 2 stars! It deserves a higher rating. We booked this very last minute - maybe 3 hours before we arrived and stayed just one night. We had missed a train and this is was the only hotel in Assisi we could find with check in after 8pm. We caught a bus from the train station and were happy that the hotel was only a 5 minute walk from the bus stop. The lobby was charming, staff were so friendly and welcoming, and our room and bathroom were meticulously clean and had everything we needed. The room decor, while simple, is warm and welcoming and the bed was comfortable. Assisi is on the side of a hill and this hotel is toward the bottom. It's about a 5 minute walk to the Basilica of St. Francis and 15 minute walk to Basilica of St. Clare or the Piazza Del Commune.

Wonderful location

The location was ideal. We wanted to spend time at the Basilica, so it was very worthwhile.

It was very basic and simple. At check in we were told that breakfast would be at 7:30. We weren’t told that we needed to reserve and pay in advance. When we arrived after Mass, we were told that we did not reserve breakfast. We were then told we might be able to post for two spots. We agreed, but the hostess told us we would not receive croissants, which seemed rather absurd. We then had trouble getting coffee without asking.

You can tell a lot of love and effort go into making this hotel an amazing experience.

The restaurant had a wonderful light breakfast with a good assortment of items to choose from. The pastries were the best we had had throughout our trip in Italy! The management and staff were so friendly and gave us excellent recommendations. Our view was spectacular, the location couldn’t have been better, and the bed was comfortable.

We were pleased with everything about our stay. We had a problem with the safe in the room and had it fixed immediately.

Very budget basic hotel - don’t be fooled by the listing

Similar basic format to Minerva in Siena, but a little more attractive building. Staff were excellent and very accommodating. Parking is far removed and not easy to access, but that is due to the town, not the hotel. Location is reasonable but a long walk from the main part of town. Bed reasonably comfortable - better pillows than Mirvac Siena ! Aircon worked well.

Similar basic format to Minerva in Siena. Breakfast (included) was reasonable and typically Italian, with no hot food at all. Room facilities very basic - TV wouldn’t work, fridge not very cold, had to fight with the shower door

The attached restaurant is an excellent place for lunch. The included breakfast was very nice and the staff Awesome. Location to the cathedral of St Francis of Assisi was very helpful.

Relaxing, very peaceful short holiday. If you drive the best way is to have your own transport.

Situated quite near the centre of Assisi and only 5 minutes walk from the main Basilica. You can reach most places of interest in Assisi by walking around. Assisi is full of uphills and high steps: so you struggle one way, and easily enjoy going downhill on returning. You can easily reach the train station (hopefully the trains work!) and go out of Assisi by taking a nearby bus. The buffet breakfast is quite decent but you have to pay EXTRA for it, although it is only Eur10 per person. The room, ours was somewhat extra small, is simply decorated but very clean, tidy and pleasant.

The room was a bit too small, although very pleasant and very clean and tidy. There is a restaurant which serves lunches. It would be great if it also serves dinners. One thing to note is that most restaurants/cafes/bars are closed by 9:00/9:30. Most restaurants serve the last dinners by 8:00/8:30pm. Most places of interest can be reached by walking around which can be a bit difficult due to steep uphills and abnormally high steps. If you decide that you want to visit GRECCIO, please do note that it is about 1.5 / 2 hrs away by taxi and it will cost you around Eur 400 - . It is a sweet very small place but it will take you not more than 20 minutes to see the whole place and buy the souveniers. There is nothing else to do there.

excellent property second time staying there!

i have been to the property before and will always return here. Super convenient to St Francis assisi cathedral as well as a short walk to the square and the church where blessed Carlos Accutis body lies. The coffe shops and religious shops are 2 minute walk away

Beautiful Assisi

Breakfast was excellent, cappuccinos were good, staff was very friendly

Block out shades in our room would have made our stay much more pleasant. The outer shutter slats could not close, and far too much light entered the room for a good sleep. Our daughter’s room had inner shutters, ours did not.

People were very nice and helpful. The breakfast was excellent. Our room was comfortable and although sparse had all the amenities. I glanced at room with a view and those are very nice with incredible views. Parking was only a block away and hotel provided a discount card. Exceptional location

Good value.

Staff was extremely helpful and took a lot of time in replying to questions concerning visiting the city and finding a bus to the station and a train to Firenze. The location is excellent for visiting the Basilica but further away of the other sites to visit in town. I regret that I missed lunch, breakfast was very good.

My room did not have much of a view but tis meant that it was very quiet .

Disappointing

The bed was particularly hard and uncomfortable, as compared to other hotels in Italy. The bedding was basically just a sheet that felt rough and a weird blanket. There was mold in the shower.

Warm welcome from front desk and loved the breakfast along with the cozy room. It was a little small but the bathroom was fabulous with a great shower with great water pressure! Also the staff was super helpful in helping us navigate town and hiring taxis to get us around.

Beautiful stay!

The position of the hotel is perfect! It is in the lower part of Assisi just few meters away from piazza San Francesco d'Assisi. The hotel is very close to the parking area Parcheggio Saba, Giovanni Paolo II (which is a parking area on different levels under floor) and thanks to an agreement between the hotel and the parking area instead of paying 14euro per day you pay 12 euro per day. Keep in mind that the San Francesco Cathedral is right next to the hotel but all the other main attractions are not far from the hotel but the way may be very steep! The hotel is located in an historical building. It is surrounded by cafeterias, souvenir shops and restaurants. The hotel's interior is ancient, charming and very clean. The 3 people room is big enough, it has air conditioner, television, towels, a small hair drier, soaps. The corridors and rooms are very quiet and beautifully decorated. The breakfast is both sweet and salty. The staff is polite and keen to help you whenever you need info or you need anything during your stay.

Unfortunately there is no fridge in the bedroom and in summer it should be a good thing to have one fridge for keeping the water cold instead of purchasing it in the souvenir' shops for 2euro each a small bottle. Our bedroom was located 4th floor over the kitchen and we could smell the food cooked while just opening the window.
