We enjoyed or stay but feel we should have been reimbursed for the inconvenience of the bar & restar

The location was very good.

The bar & restaurant was closed so we had to walk to the Rising Sun for a drink & our breakfast, fortunately it wasn't raining! We didn't like having to pay an extra £10 because we had our dog with us.

Location, staff, facilities were all excellent

Parking. To be fair, it is noted as “first come, first served” but it wasn’t helped by other guests parking so badly that spaces weren’t accessible. That’s not the hotels fault, that’s other selfish guests

Absolutely lovely for our one night stay for an occasion.

The location both for convenience and beauty. The room was lovely, clearly has been modernised at some point & the view out of the window is like a postcard. Staff despite being really stacked against it remained pleasant and friendly & we had everything we needed.

Breakfast included in the price I paid. Maybe slightly more of a longer(later) window for breakfast and checkout. Ditch the syrupy sweet rose from the bar for a dryer one! Lol

Unpleasant

It was in a nice location

Parking. Was told they don't reserve parking so I was lying. Then sent to park in beach car park instead. Then got a fone call from traffic warden at 6pm to say we couldn't leave car there overnight and had to move it. Kind of the traffic warden but staff at hotel had given incorrect information saying we could. Beds were cheap and rock hard. Hotel not staffed in the evening and main door lock had been forced at some point so building not secure. Sister hotel nearby that had been recommended for food were rude and inhospitable. Check out details were not given so gusts just left keys on the unmanned reception.

Very comfortable room, great location

The reason for an 8 and not a 10 is because you have to go to there sister hotel the rising sun for breakfast, also the bar closed at 6pm . The disabled room which is on the ground floor was lovely but extremely noisy as next to bar and toilets. But Anna from the rising sun is excellent at her job and made everything even parking great for us with my father who is in a wheelchair 10/10

Facilities could be better and I believe they have a chef starting next week, so I’m sure that would make things better as you could have breakfast there

Great location, but greatly disappointing.

The location is the undeniable highlight: right by the sea, with beautiful views and easy access to the waterfront. The room itself had clearly been recently renovated, which was appreciated, and while small, it was modern and clean.

Unfortunately, this was the most disappointing stay of our two-week trip. It wasn’t disclosed until after booking that the bar and restaurant would be closed during our stay, which significantly impacted the experience. The property, owned by the Rising Sun, feels like an afterthought — more like an overflow facility than a proper hotel. There was no warm welcome, just a room in a nearly empty building. At the front door you are greeted by a rubbish bin and smokers bench littered with cigarette butts. It has so much potential but lacks any sense of hospitality. Given the price we paid, being placed in a building that’s clearly treated as an overflow was incredibly disappointing. It's a great shame - in the right hands it would be amazing, but until then we definitely wouldn’t stay here again.

Adequate for a good night’s sleep

Comfortable bed, hot water, location of the hotel was on our walking route, bottle of water and biscuits in the room, the bathroom was nicely appointed and spacious, although the shower tray seemed to leak onto the floor.

The walls of the room were very dirty, we had to collect the keys from another hotel as there were no staff in our hotel, the room was very small, breakfast was served in another hotel, I had asked for a twin bedded room because I was sharing with my son but we were given a room with a double bed. There were no staff in the hotel to speak to about this and the bed was a large double so we made do - but not what you would expect of a 4 star hotel charging over £100 for the night. The room was very cold when we arrived. The restaurant in the “sister” hotel refused to serve food after 8 pm.

Nice spot but don't rely on a car parking space

You stated that parking was available at the location, which was why we booked. Whilst there is limited parking available, it is first come, first serve and access is difficult. As did others staying, we decided to pay to park elsewhere, as the only few space meant blocking in 3 other vehicles.

Everything went well but would have liked to have had food at the Hotel instead of across the way, even though the food we had at the sister hotel was very good Also would have liked the bar to have stayed open during the evening instead of closing at 6pm

Perfect position let down by facilities that were unavailable

Restaurant closed had to go to sister hotel for breakfast. Bar closed about 5.30pm on a busy bank Holiday weekend. Was not informed about this until after booking and paying full amount. Believe discount should of been offered as facilities advertised were not available. This place is losing so much money as many people walked away after being told no food available and bar closing early

Lovely we would go back.

Rock house is perfectly located to access all that Lynmouth has to offer. Really friendly staff. Our room was great with amazing views of the sea. We only stayed two nights Friday and Saturday but to our surprise our room was cleaned on the Saturday while we were out. Breakfast was lovely on both days. It’s true that there isn’t many parking spaces but we didn’t have a problem parking.

TV didn’t work we had to retune it but the signal kept dropping out.

Excellent location for pretty seaside town

Fantastic location, close by the river with footbridge for quick access to town. Great views from the room and nice bar and garden. Clean room with smart modern shower.

Room and bathroom quite small. No food on Sunday evenings though sister pub close by is open and also provided breakfast.

Great location at the end of the SW Coast Path as you enter Lynmouth. Friendly and helpful staff and the double aspect bedroom was a plus with a nice view out to the beach.
