I read so many bad reviews of accommodation in the centre and then I found this wonderful guest house...this place is all you need!

Location very good. Easy walking distance to city centre
Well appointed and everything you need for an overnight stay pleasantly surprised at how ‘small but perfectly formed’ the accommodation was. Not the comfiest of beds and an unseen ‘fan’ or such came on & off at frequent intervals during the night so not the soundest of sleep. Fridge stocked with bottled water & yogurts which is a lovely touch. I didn’t meet the owner personally (I had to leave early next morning) but over the intercom sounded a lovely lady as mentioned in the many very positive reviews

The property was close enough to easily walk to the city center, bus and train stations, etc. but was in a neighborhood that was quiet and quaint.

Very charming. The rooms and beds are small but they have all the amenities needed and they have done a great job making it homey.
The location was tucked in a neighborhood and wasn’t in walking distance of sites to see or shopping areas. It worked fine for us to just sleep and to be on our way but others may want to be near the attractions. It was a little challenging to find. The steep stairs may be a challenge for hauling luggage for seniors.

The immediate area around the accommodation was not so appealing to be honest, looked somewhat rundown sorry to say. However, the accommodation was in an excellent position for experiencing/exploring Inverness

The location was good - just a short and very pleasant walk along the river to the city centre. Brenda was great at communicating and the breakfast items were a nice touch. The room was clean and comfortable.

The space was exceptionally clean, filled with wonderful and thoughtful pluses (like towel warmers, glasses stand, and narrow sink to increase bathroom space) that leave the traveler well considered and cared for.

Room was compact but worked very well. We were on the ground floor and had a small fridge and there were tea and coffee facilities. It was a lovely surprise that yogurts and pano chocolate were available for breakfast. There were also a couple of bottles of water.

We stayed in the attic self-contained apartment. Brenda (the host) has literally thought of everything that we might possibly need during our stay! A well equipped kitchen, comfortable bedroom and bathroom and only a short stroll down the river into the town centre if needed.

The room was cute and homely. Also, the hostess ensured that we stayed warm and had fresh towels.
The room was equipped with only the smallest bathroom, inadequate kitchen and very thin walls. I am quite sure that everyone in the house could hear everyone else moving around at all hours. Although this was touted as an apartment and a hob is visible in some photos, the provision of a few basic items of crockery (that cannot be washed except in the bathroom sink with handsoap) does not count as kitchen facilities.

We really enjoyed our stay at Ness City Cottage. The room we had was perfect and cozy and we were within a few minutes walk from the city center wich was just great. Brenda the owner was such a perfect host she made recommandations to us for restaurant that we really liked. Also we had an incident with our car and she was SO helpful… we’ll never thank her enough. Thanks a million Brenda 😊

We did not end up staying here due to its location. But the cottage looked in good condition and well refurbished.
The location on a cut through to an estate with various people hanging around on the corner looking like they were doing deals. I was not going to walk around there at night and no way I was leaving my car outside there.

The room was clean and the bathroom and walk-in shower were nice. Brenda was lovely and friendly. A few small snacks laid out for us. Bed comfy enough
The location is awful. Right next to a convenience store which is a hotspot for younger people hanging out, drinking and smoking weed. Cannot leave window in bedroom open as all of our stuff and the room ended up smelling badly of it. The area is really loud at all hours, we were woken up twice in the middle of the night to people singing and shouting outside and then again at 6am when a large lorry dropped off the shop's delivery and was shouting and cussing loudly. Were asked not to park directly outside of property by host which meant parking on the busy street with lots of anti social behaviour occuring and I spent the night fearing something would happen to my car. Host had 2 different tradesmen in to quote for a job(s) in the room next to us, one around 8pm, and so were conversing loudly and at one point banging about. Loud music was coming from one of the rooms later at night and constant banging of the bathroom door. I am an animal lover, but we were given no indication that dogs lived on the property and everytime someone came to the door (at least 3 times after our arrival) they would bark. Plug sockets in the bedroom were hanging off the wall. Tv settings were stuck on Spanish and it took ages to fix. We felt intimidated leaving the property to go to the car or round to a takeaway as we had heard a group of men discussing my car and saw them standing around it at one point (I travelled with my mother). As stated the bed was nice and the bathroom facilities were great, Brenda was very friendly but the room is very overpriced for what you receive and doesn't look nearly as large as it does in the pictures. Check in is between 4 and 6pm, check out between 7 and 10 am. Charging £150 for an absolute maximum of 18 hours is ludicrous. We couldn't have left quick enough the following morning and were very put out by what we had paid to have what we had hoped would be a nice night away.
