Charming accommodation and very comfortable

It was a small single bedroom but had a cupboard to hang clothes and good amount of space from the foot end with a desk and chair and window to look out.

Lack of instructions on how to get into the property and if there was a lock box or person to meet. I did find a doorbell and got in but can’t assume all guest houses have that arrangement. They are all different wherever you go.

Great little B&B overlooking the river, and about a 5 minute walk from the city centre. Staff really friendly and informative. Beautiful décor and furnishings.

Next time I will ask for a room on the lower floor as I did struggle to get my suitcase up two flights of windy stairs.

As an Outlander fan - I would NEVER stay here again

If the negatives were not so overwhelming, I would maybe have something to write here.

Where do I start, this stay left such a terrible impression on us. To the point that we were worried all people in Inverness would be like this business owner. I say business owner because to her, that's all this is, people staying in 'her house' whilst she earns money for minimal effort. The trip started with her saying that she was living on site, but check in was only 4pm- 6pm because she 'wanted to live her life'. She also said there was bell we could ring to reach her but only until 6pm. She then asked us why we booked Fraser House. I excitedly said, well the name (being an Outlander fan) first of all drew us to it along with other considerations and she rolled her eyes at us! We understood there were stairs, but they are shonky and unsafe, slopes on the indivual steps, other people staying commented that they had almost fallen down them as well. The key to your room is the same one that opens the front door, meaning everybody staying there can effectively access your room. Not really safe from that perspective. The woman was really intense and unfriendly even though she plastered a smile on her face. We put a do not disturb sign on our door, when we came back it was clear somebody had been in the room as I had something charging that the switch had been flicked off on and all the lights were turned off which made for unsafe entry to the room. Total invasion of privacy. The photos show the slope on the roof, but living it is something all together different. Incredibly hard to get in and out of bed without getting a concussion. The woman was out walking her dog when she was meant to be available for check out (during her limited hours). She mentioned that she watches people entering the building on the cameras, way too intense. What we were really looking forward to turned into a very unpleasant experience. Pleased to say that the people of Inverness are nothing like this woman and would definitely stay elsewhere when returning.

A little oasis in Inverness

The host, Leah, was amazingly knowledgeable about all things Inverness. Our room was quiet, adequate in size and well appointed. The location was perfect for walking to everything and car parking was easy, although in the street. We would not hesitate to stay at Fraser House again.

Climbing all the stairs to our room …. but it kept us fit! Seriously, nothing was bad.

The location of Fraser house was perfect for our two. Night stay. Breakfast was delicious and the conversations with other travellers at breakfast time was enjoyable. Fabulous stay!

Great location close to sites and shopping. Very friendly host. Clean spacious room with good sized bathroom. Quiet with no road noise. We would definitely stay here again if we were in Inverness. We would highly recommend this B&B to friends and family.

Fabulous stay in a warm and welcoming room, close to all amenities.

Fraser House is ideally located in the centre of Inverness, a short walk from the main shopping area and overlooking the river. The room was big (family room), comfortable and incredibly peaceful - we slept like logs Leah couldn't have been more welcoming and helpful and made a number of excellent food recommendations!

I honestly can't think of anything that could have been improved!

Too short of a stay but this is a lovely Inn.

We stayed for only one night so didn’t take advantage of the amenities but one could tell this property is well tended and the proprietor cared greatly about the property. Very easy to walk about and close to what I would say is the historic core of the city.

Fantastic guesthouse and location for a stay in Inverness.

Leah was a wonderful host, and it was a delight to stay at Fraser House. My room was a single though it had enough room. It was a delight to sit at the window with a cuppa and take in the views. The carpet was so soft to walk on and shower pressure was excellent. A highlight was the individually tailored cooked breakfast each morning. Leah was very helpful with information about activities around Inverness. It was a very pleasant 10 min walk to the bus or train station. Loved staying here.

Absolutely wonderful!

Everything. Leah has thought of every amenity to make our stay comfortable. I.e. small, square washcloths, enough towel hooks, plenty of electrical outlets, and mirrors with a really good hair dryer!!!! Not too mention, the room was lovely and beautifully decorated, exceptionally clean, and comfortable. Her career in hospitality is evident in every, tiny detail.

Cosy, spotless and very welcoming. Leah was an amazing host, very attentive and friendly. The bed was super comfy and the added extra of an electric toothbrush charger in the bathroom was a genius idea, we have never come across one anywhere we've stayed before.

The property is a beautiful, historic townhome overlooking the River Ness. It was lovely and well maintained. Leah has made many thoughtful renovations but kept the house’s character. Comfortable beds, lots of hot water, serene color scheme, interesting local artwork all contributed to a relaxing stay.

Perfect start to a holiday

Loved the location and the view from the room. Absolutely exeeded my expectations. Walked to dinner and surrounding shops near by. Perfect location if you don't have access to a vehicle, but if you have a vehicle there is parking available. Leah the host was lovely and made sure we knew our way around the place, everything from check-in to check-out went smoothly. Can't fault anything.

Exceptional Fraser House

Fraser House is without a doubt the best B&B my friend and I have ever stayed in. The location is ideal, all the rooms have river views and its just a short walk from the town centre and train station. The only noise is the seagulls, a lovely way to wake up after the best night's sleep either of us had on our trip. The rooms are decorated exceptionally and Leah is a wonderful, attentive and informative host. We had an early start for a trip to Skye and Leah went out of her way to cook us a delicious breakfast before we left. I would highly recommend Fraser House to anyone staying in Inverness, we had a fabulous two nights there. Thanks Leah, we'd love to come again.

Fabulous place to stay.

We loved our stay at Fraser House. Our room was really cosy and comfortable and had a lovely view over the Ness River. Leah is such a wonderful host. She cooks a fabulous omelette and some of the best scrambled eggs with smoked salmon, we have ever had. We were able to park our car really close with the provided parking permit. Easy walk into town centre across the footbridge.

One of the reasons I booked Fraser House was because of the reviews and they didn't disappoint. Fraser House is situated on the river Ness and only a short walk from.the city centre. The host makes you feel most welcome and when I return to Inverness then I will most certainly stay at Fraser House again.

Beautiful setting, close to city center, knowledgeable and delightful host, clean, comfortable rooms

Everything was exceptional, from our host, to our room so welcoming, clean, with extra touches, and the view of the river, the gulls, the churches was picture perfect. The location is a couple of blocks from the city center, we were able to walk everywhere. This is a place we will recommend to family and friends and perhaps we will return for a longer stay!
