Not far from Fort William, easy access to the rooms with a code to anlock doors at anytime. Good parking infront of the hotel. Room was very clean and seemed new. Everything was comfortable and nice. Breakfast wasnt warm at a table but there was prepared very diverse options of food at the room. Porrige cups you can make with hot water, different granola and cerials, fruit and juice, yoghurt and other options too. Unfortunately we came late to the hotel and had to get going early in the morning so couldnt enjoy it for long :)

Excellent bed and breakfast/Guest House. Comfy bed, decent shower and outstanding breakfast. Easy walking location for all that Inverness has to offer - highly recommend.
parking was a little tight but free on street parking is readily available until 8am or 10am depending on what street you choose.

Very small room, more suitable for a shorter trip. We were in Scotland two weeks so our luggage took up a lot of space.

The host was very helpful. We had a tour early in the morning and he prepared some breakfast, even though the kitchen was closed at that time. Perfect position, next to city center and the many restaurants.
The room wasn't super clean, and smelled like humidity when we first came in.

Lovely place, super friendly and welcoming staff, very very helpful, very polite and acommodating. I stayed with both my daughters and we all loved it. Very comfortable, super close to everything (walking distance), parking in the back for the car, lovely room, very clean and with everything you need. Very nice breakfast, staff always smiling, always helpfull. Awesome experience overall. Would definitely recommend :)

The familiy room had a generous size and a modern en suite bathroom. There was coffee and tea and an electric kettle. I liked the special door lock and the kids liked the television.
We were given the fluffiest towels I have ever had on a journey.
The host is so kind, ready to help and he gives useful recommendations. Over all, he serves a wonderful breakfast. Even my picky kids loved it. Besides, there’s cereals, milk, a good assortment of tea and very good coffee for breakfast.

Car park appeared congested and need to park at an angle so difficult to manoeuvre. The man giving instructions on parking is subtly impatient and rude.

Property was clean,great location to city centre,and just 16 min by car to loch ness cruise,guest house had a private parking area,overall was a great stay
Host couldn’t explain properly where is the parking,although it was just around the corner,with the small entrance to the parking area,we came a bit earlier and we parked in the different parking area,he wasn’t happy about it,it was neighbours parking area,but we just wanted to ask where we should go,after he asked if we would like breakfast we said no,and asked him how to get to the city centre,he explained to us where and told us where all the restaurants and cafes are.

The rooms were pretty compact not a lot of space for luggage but fine for a couple of nights.
Their website says that there is not parking for vans however bookings website doesn’t mention this but Luigi and son figured it out promptly.

Parking was a nightmare. The owner spent 15 minutes helping us squeeze into a space. Instead of taking the car out later, we opted for a taxi.
We paid for 3 separate beds and the owner gave us a room with a double and a twin. The unit had a locked door which he said was for children. When we fussed enough, he opened the door and let us have the room with a very uncomfortable bunk bed. The bathroom was in the unit, but down the hall and around the corner.
Not sure if we were supposed to get breakfast, but nothing was being served until 8 and we left before then.

Tony made our short one night stay feel so memorable. He is an excellent host and a lovely, funny guy! The breakfast was great, the bed was super comfy, the location is perfect. Would definitely come back!

We loved the location. Being near the centre of Inverness was great as it was easy to go where we wanted by walking.
The room was pleasant.
The owners were frankly rude. I don't know if they just didn't like us or if they are like this with everyone, but their attitude to us both was openly dismissive. We did overhear others checking in and it did seem they are just rude. Far from being welcoming, their major concern on our arrival and throughout the stay was how to park our car. This became very irritating very quickly, especially as I have been parking my car for the last 45 years successfully without any intervention!
Our messages via Booking.com all went unanswered, and messages to the phone number provided were still unread on our arrival date.
I had asked for twin beds. I was there with my 26 year old son. We were given a room with a big double bed and one sheet so we couldn't move the beds apart, despite them being double beds.
Their rudeness towards us caused us not to ask for single sheets so that we could move the beds ourselves. I even considered buying sheets so that we could be more comfortable but was dissuaded from this by my son, quite rightly really as the cost of the room was already high.
I paid ÂŁ115 per night for the room, breakfast for us both would have been an extra ÂŁ15 each. Breakfast would have been great in the morning, however, we were not prepared to pay an extra tariff for breakfast tbh, especially given both hosts terrible attitude.
It was an experience, is about all I can say. Poor to no communication and when there was communication, it was rude. Total lack of response to any messages. To say they respond in 24 hours is laughable. I got in touch 3 times and they never responded. They still haven't responded to the one I sent last Tuesday to their own phone nor to the messaging service on Booking.com.
The shower function was very poor. I also had to endure a long description of how a Yale lock works, at 63 years old!
The bins were not emptied, the cups weren't washed and we were given no towels aside from our first ones on the first day.

Gentleman who 'welcomed' us on arrival is in the wrong business. Couldn't have felt less welcomed. Had we not prepaid we would have left. Shouted at our children, excited to be somewhere new. Explained that older child was autistic and didn't understand. Continued to shout at our children. Not suitable for family stays. Very uncomfortable to be in the building. Stayed out all evening in the cold and left as soon as it was light in the morning.
