Location good for what I wanted.
Cold flooring in rooms. This is twice I’ve been and radiators not turned on in rooms so very cold on arrival. Shower screams for the first 5 minutes. Tea and coffee miserly, no biscuits. Check in late at 15:30 so don’t get much time in the accommodation before it’s time to check out at10:30. I’ll be trying somewhere else next time.

Really clean and tidy, great decor and a cosy room for the night
My only grumble would be that it needs soft close doors, as the doors slam when people left their rooms, at all times of the night!

Perfect location for a base for my wander around the Highlands. 10 minute walk away from Inverness centre and a parking space. Didn't use all the facilities but had a nice space to use downstairs to eat or work if needed. Bedrooms not carpeted but that's a good thing because of us dirty walkers. No reception but additional supplies arrived after texting. Single room and had all I needed. En suite shower very good
Just be mindful if you're parking on site and need to leave early. You could be blocked in so park accordingly. I was 2 inches away from knocking on bedroom doors at 4am to get my car out. Not a criticism, just an observation

The walls are too thin and it’s hard to rest well when your neighbours behaved poorly. And it could be very helpful to have a microwave in the lounge.

Location fantastic, excellent service from the staff during checkin even though unattended. Quick replies and remedy for our parking issue.
The water pressure could have been better in the shower, but other than that we had a fantastic stay.

It was a spacious room, comfortable bed, access to a fridge in the lounge, quiet location not far from the city center.
We could hear other guest through the walls, especially a family renting the apartment with a small child.

Access was efficient and andrea was fast to respond. The bed was comfortable and I liked the laminate floors instead of carpet.
A little mustiness in the bathroom. The single room was small and no room to sit to eat or use a laptop. Sink too small to pour water directly into kettle. Not bad just a bit minimal. Also I had thought the lounge had a kitchen, and it required a special request to get access before 8:30 am, im not sure why.

The room and facilities were clean and the directions on how to use different amenities such as the shower, the television and the entry codes were very clear. The person cleaning the room did a good job and was very nice and hospitable. It was nice to have a place to park the car and not to worry about parking on the street or paying for parking when we went out to explore the town.
The bathroom smelled as if someone recently went poo in it the entire time we were there. The beds were a bit too firm and a bit lumpy. The front door scrapped my fingers when I entered, something I think could be easily fixed. The walls were rather thing and we could hear the people in the next room talking or watching television.

Off street parking was a bonus
The limited access to the guest kitchen area was surprising. While tea/coffee facilities were provided, there is nowhere to sit and enjoy (other than on your bed). A chair (or two) in rooms and maybe a small fridge to store milk etc would be beneficial.

Had a lovely one-night stay in the guest house - the bed was amazingly comfy. Adequately sized despite being a small room and small bathroom.
Blonde moment for me when I had to ask the owner how the bedroom door opened, not noticing the instructions sign on the bedroom door - he could have told me to check out the sign on the door but instead was very gracious and showed me how the obvious instructions work! Top marks!!

The single/1 person room is extremely small. Moreover 2/3rd of the room has a sloping roof which makes it feel even smaller.
The 1 person bed is just wide enough, I am 5’8 and my legs dangled at the end. The duvet was not long enough.
The bathroom roof shows early sign of black mould.
At 140GBP per night, it is not worth it.

Comfy beds, reasonable sized bathroom, good space to store stuff, the no contact aspect, though not used I liked the storage for bikes, luggage & motorcycles, and I liked the coffee machine.
Rather overpriced when no breakfast is offered.
Cups and utensils for the tea tray were disposable which is not good imo for the environment.

Lounge closed at 8.30pm. Sadly we had our dinner in the fridge & had not noticed that it closed at that time. We got back to our room at 9.15pm & couldn't access it. Tried to contact staff to see if we could get our dinner & were told no we'd have to wait until the morning. Our fault entirely, but felt a little unhelpful as it was a keycode door as well!
Expensive for what it is!! But then all Inverness B&Bs, guesthouses & hotels are well overpriced compared to many other tourist towns/cities we've stayed.

The room was ridiculously tiny. For the price , no breakfast was not satisfactory- I had to walk to downtown for breakfast - for this price, that’s ridiculous.
