A great location right on the river at the heart of Inverness, close to all the nearby restaurants and bars. A heritage property, the rooms and hotel are dated and the circulation to the rooms long, not convenient and not all accessible. The staff is young, mostly local, and extremely attentive.
Property is dated … needs upgrading.

Its bang in the centre overlooking the river
I was in room 208 and the door would not lock so me and my wife were very reluctant to ever leave the room in case someone walked in. I tried to report it but the receptionist didn’t hardly understand what I was saying.

Location is perfect especially if you are going to Eden Court.
Bed was comfortable with lovely bed linen. The bedroom was warm and was well furnished.
The receptionist in the red jumper who checked us in was not at all friendly or welcoming. We felt like we were inconveniencing her by interrupting what she was doing and forcing her to print off a sheet of paper for us to sign and handing us a keycard (exhausting)....however, other staff we met were quite pleasant..
The breakfast room was very chilly. It was very quiet which led to a subdued atmosphere along with the cold temperatures. Maybe a little background music and the heating turned up a notch or two would make the breakfast experience more enjoyable. 😉
Overall, Im mindful of the cost of heating such a big old building (especially considering the relatively small amout we paid)..but interfacing with guests at their first point of contact is totally free!! A few friendly words cost absolutely nothing and good a goes a long, long way!

Location is ideal.
Easy to find parking.
Lovely staff.
Good communication.
Can see the potential for someone to invest and make this magnificent.
Some repairs needed in the room, mostly cosmetic.
Bed sheets on 2 out of three beds had hairs and stains but this was easily sorted. TV was temperamental, but we weren't there to watch TV, so it didn't matter too much.

Great location.
The decor and fittings were dated and tired.
The room had no tv as advertised and I had to ask twice before one was put in the room.
Shower room was always cold despite having a radiator on but directly behind the door so had no impact on heating the room. The toilet brush was disgusting with hairs on it from previous guests.
The breakfast room was very cold. It was - 2 degrees outside. Breakfast was adequate although was understaffed and the coffee was horrible.

The location is fantastic for going into Inverness city. It's minute walk.
The hotel is extremely tired and dated. Bathroom in room was dirty. Pillows on bed were like sleeping on a concrete slab, duvet cover was ripped ij multiple places. Cobwebs on the ceiling.
Throughout the hotel dust was rife. Second visit too this hotel and standards have slipped drastically

Location of the hotel was ideal for our trip. Car parking was reasonable close and at a good rate.
Room was not as expected and could do with some modernisation. Hotel was clean but could also do with a makeover.

Breakfast was good. Plenty of choice. Great location with view of the castle and river.
No hot water for shower or wash basin. Had to to visit reception and complain. Eventually sorted. Phone in room didn't work. Had to keep using the lift to visit reception. Girl at reception said she would sort the phone problem. She didn't. Room was freezing when I arrived. I visited towards the end of October. No central heating in the room. Just a couple of electric heaters. Lengthy wait for food to be served in restaurant at McNabs. Received a knock at the door one evening. East European Security guy asking me to turn TV volume down. Very rude attitude! Informed him that I'd had to turn the volume up to drown out the sound of constant banging of doors in the corridor. Informed me to phone reception if I had a problem. I explained that I would have done if the phone in my room worked! I was on the top floor.

Excellent location. Very central, with lots of bars and restaurants in the surrounding area. Great view from my room of the river and Inverness Castle. Comfy, clean bed and plenty towels in bathroom.
8.0 / 10.0
The room was a very good size with space to work! The bed was very comfortable and the shower excellent. Parking for the hotel was only a few hundred yards away and you can, at least, unload at the front of the hotel!
The breakfast was buffet style and the cooked breakfast was not good, everything massively overcooked and only luke warm at best! Will stick with continental next time! Disappointed not to get Earl Grey Tea, but as teaspoons also seemed to be an issue, not too surprised!

The location was excellent—close to the river and right in the center. The room was warm, and the breakfast was okay. There wasn’t a huge selection, but all the basics were available.
On Friday, from 5 a.m. until 8 a.m., the rubbish trucks were collecting non-stop — it was super loud with the sound of falling bottles and the clatter of bins.
The staff were okay, though I wouldn’t say they were very friendly. My duvet was smelly, so I asked for it to be changed. It was replaced, but lay on the bed upside down, with part of the duvet hanging out of the cover. I understand the staff are busy since the hotel is quite big, but come on — it’s not that hard to put the duvet on properly.
By the way, the coffee and tea were awful.

Breakfast was cold and hard the fried eggs were solid
We did dinner bed and breakfast deal, the dinners were not good the starter was good but the main meal was not, so much so we did not eat there on the second night, we were not the only ones to say that another 2 couples went out for something to eat on the second night too

Strategic positioning, near by the city centre
Old structure, room fairelly clean
5.0 / 10.0
Location of this hotel was superb in city centre Inverness, a 5min walk from the main shops, bars, restaurants etc. We ate in the bar which was good, and had breakfast which was fine (expensive if you only want a small breakfast).
Our bed sheets were not clean and the shower curtain in the bathroom was filthy. This was reported to Reception on checkout and also by email afterwards but no compensation or response was made which is very poor. The room was not cleaned on our 2nd day - bins full and towels left. The room was based on the first floor at the back of the hotel and it was VERY hot (this was in September!), there was a fan but even with windows open and heaters off it was pretty uncomfortable trying to sleep. It is an old hotel so cannot expect all the modern luxuries but there was a hint of Faulty Towers.

Great location on the River in the centre of town. Very quiet. Breakfast, although extra, was good and good value.
Split floors meant not possible to take the elevator/lift to your exact floor.
Slow to replenish breakfast items.

location
hotel itself was ok, bedroom and bathroom however were dirty. complained to staff, didnt make a difference. Waited ten minutes for bar staff to arrive for a bottle of water. For £142 for one night, we were extremely disappointed.

The location - not far from the railway station and close to Eden Court. Exceptional views of the castle and river.
The outside of the building is in a quite terrible state and our room on the third floor was a bit tired and in need of some maintenance. The window has seen better days and neither the door lock nor the chain functioned as they should.
Breakfast was not of the best - dried up and not hot enough - lying out for too long, and insufficient staff to look after the food and the guests.
The bar closes too early for a nightcap after theatre.

Great location, friendly staff and excellent food. Very good value for money overall.
Room clean but very basic, although the essential toiletries were provided.
