The location. It is easy to reach pubs and restaurants but the city is very tiny.
The Experience:
We booked what we thought was a hotel, but it is actually guest rooms above a bar/restaurant Upon arrival in 0°C weather with three children, we waited over 5 minutes for the bartender to finish serving drinks before we could check in; although they mention a "reception" at the entrance, the check-in is actually just a section beside the bar counter.
The room was freezing; the radiators were barely lukewarm. Despite being told the heating "needed 30 minutes," it never warmed up. Management acted surprised, but when I checked, previous reviews showed the same room type had the same issue in the previous days.. Although they initially proposed, no electric heater was available (guess why), so our family of five was offered only a single extra blanket for the night (which I refused as it almost seemed insulting as a solution for me).
The Room Condition:
The room is not well-maintained, but we didn't even mention this at the time as we were preoccupied with the lack of heat. After a night with no good sleep due to the cold, we had a freezing wake-up the following morning and tried to leave as soon as possible, making clear that they had to do something about it while we were away for the whole day.
The Refund Deception:
The heating was finally fixed for the second night. At check-out, the host acknowledged the unacceptable first night and proactively offered a 50% refund. They instructed me to request it through Booking.com since the payment was handled there. However, once the formal request was made, the host reneged on their word and refused to authorize the refund they had suggested.
Summary:
You are paying hotel prices for a guest house /b&b room with unreliable facilities and management that does not honor its word. I would strongly recommend staying elsewhere. Not sure what the owner might comment but obviously I have no interest in saying something which is not true or different from the experience I had.

The staff were lovely and I appreciated the overall vibe of the property, creaky floors and all. It definitely has a potential and it's a convenient place to stay if catching an early train.
The place just wasn't clean enough, plus, there were some really weird odours. On top of that, the heating in my room didn't work, which isn't great when it's freezing outside. Yes, an electric heater was provided but in a similarly small room, and with a suitcase already too big for the space, it was simply inconvenient.

It was freezing cold. Heating didnt work. We had a small heater but the bathroom was freezing. We did report it to staff on the first day but no one came to see us. February in Inverness without heating is unpleasant

Close to shops and restaurants.
The stair leading to the first floor bedrooms was very dark and lighting didn’t come on until you were half way down which made it difficult to see. Also the central heating in the bedroom didn’t work. A stand alone heater was provided but didn’t want to leave on when out the room so every time you entered the bedroom it was cold.

The heating in the room was terrible- radiator didn’t work and timing of heating in the morning ( only towel rail in bathroom worked) meant waking up cold . The portable heater wasn’t something you could leave over night to come on before you woke up- this was February and we are wimpy southerners 😂

Really comfortable bed, lots of charging points for devices, very clean, complimentary snacks on the desk. Wifi speed very good also.
Would have preferred digital locks / keycards over the 3 separate keys for entry & exit, but that was a fairly minor thing all told.

Great location. Choices of bus and rail, positioned close by. Central for shopping and entertainment. Not far from River Ness for wonderful walks. Black Friars positioned well on the main street. The staff made us feel very welcome. Easy check-in. The bedroom was very comfortable and spacious. Tasty goodies meet you when you arrive. Delicious dining. Breakfast spread was fantastic, continental and cooked. Evening and breakfast meals are very well presented. Reasonably priced too!. The staff were very attentive, no request was an issue. We will definitely go back. A great visit.

Great location, lots of restaurants close by. Room was very clean and spacious. Beautifully decorated and had all the amenities you could need. Loved the included snacks in the room.
There was a loud noise outside the room which sounded like a generator or something similar. Not the hotel's fault but did cause some annoyance.

We really enjoyed our stay at Blackfriars. The room was spotless, stylish, and very comfortable, blending modern touches with the character of the original building. The staff were friendly and attentive, and the food and atmosphere in the bar and restaurant were excellent.
The quality of the beds really let the stay down. They were uncomfortable and made it difficult to get a good night’s sleep, which unfortunately affected our overall experience. With improved bedding, this could easily be a much more enjoyable place to stay.

Love Blackfriar’s very easy to walk to from the train station with our luggage pub. Food was terrific staff extremely friendly. Our one night stay in several rooms was very comfortable very easy to depart and return on the street the center of the city and all amenities were right there. Breakfast was extremely delicious and very much appreciated.
There was nothing to dislike great place to stay so convenient for getting around the city for getting to the train station for going anywhere for nighttime activities and pubs, restaurants and shopping

When I arrived they couldn’t find the room key!! The TV didn’t work and the hairdryer was faulty… there was a door leading to the roof that I checked after coming back in after a walk and it was unlocked with my valuables inside!! I paid for breakfast but was told it was continental

The location was perfect for us. And we live on a busy road so the traffic wasn’t a problem at all. Night seemed very quiet but obviously being a main road did pick up early. Beds were super comfortable! Welcome basket is a lovely touch. Staff were pleasant enough.
Musty smell in the bathroom, which also wasn’t as clean as I would have expect. Floors creaked a lot which woke up others and I can’t imagine the rooms below us got away without hearing that too.
At breakfast the continental was hit or miss. First few days was stale bread. Last morning however was amazing and all very fresh and stocked up.
The weird sweeping and moping while having breakfast is super annoying! Moping an area in-front of the buffet where I need to walk can be done after breakfast has finished!?

We were on a Rabbies tour with overnight stop in Inverness. The suite perfectly accommodated our family of four! Check in was simple, the staff were all friendly and the room was charming! Loved the generous basket of complimentary goodies! The continental breakfast was an added bonus, in their very pretty pub/restaurant. We truly enjoyed our stay and would definitely come again!

Breakfast and dinner were delicious! The family suite was comfortable, with so many thoughtful touches -- tea, snacks, bottled waters. Great linens and fans to keep the rooms cool. The staff was welcoming and friendly -- and the inn's location was perfect for exploring the town.

The room was absolutely lovely. It was large, clean, well-equipped and quiet. The bathroom fixtures we modern and of a high quality. The staff was lovely and made us feel welcome when we arrived. There was even a basket of treats in the room for us to enjoy.
The continental breakfast left much to be desired. The quality and variety were low and the aesthetics of the restaurant where it is held did not match the rooms. Overall, we feel like the experience was overpriced.

It was noisy over the bar and restaurant. I’m through the walls to the other room. Plus outside noise, too. Check-in was at 2 pm and yet the room was not ready. You are welcomed by lots of smelly untidy bins outside
