It is well located, the room was very nice, as was the decor of the house, beautiful..
It was very convenient to have our own tea bags and coffee, as well as the kettle.
The overall experience and stay were fine, however:
- Cleanliness was not the best, especially in the common areas, and I understand that it is a guest house and guests can be more or less clean, but the kitchen was left dirty and remained that way, as did the dishwasher, and some dishes were poorly washed.

My wife and I recently returned from an otherwise wonderful two-week trip to Scotland. Unfortunately, the low point of our journey was our two-night stay at Abermar Guest House in Inverness, booked via your platform for October 5 and 6, with checkout on October 7. We reserved two rooms (for ourselves and another couple) at a total cost of $704.75, paid in full to Booking.com on [insert date].
The primary issue is that the listing on your website was significantly misleading. It clearly stated the property offered a full Scottish breakfast and was hosted by a welcoming and helpful couple. This was a deciding factor in our choice. In reality, there was no breakfast provided at all, and no host present on site to welcome or assist us. Gaining entry took nearly an hour, during which we had to rely on another guest to let us into the lobby. My wife had to download WhatsApp and eventually communicate with someone in Kenya to receive check-in instructions — a deeply frustrating and unprofessional experience.
Beyond this, we encountered several additional issues with the property:
The house was outdated and poorly maintained
The kitchen freezer was not working — no ice available
Windows were dirty and neglected
Very thin walls – conversations from neighboring rooms were easily heard
Soiled bed coverings
Back door could not be locked, compromising security
Overall lack of cleanliness and care

Lock to get in the house was almost impossible to get in. We thought we would have a kitchen & washer/dryer in the room, but it was sharing with everyone like a dormitory. The picture advertised didn’t match the room description. Disappointed!

CHECKING IN WAS HASSLE using the app. Everything was okay until the shower didnt work at night. The water just stop flowing in the shower while i have not finish rinsing my body. No water supply.
On the second night there is no power supply in the bathroom and lights were black out. Called the number , no one answer after office hour. Bad.

We enjoyed our 9-day stay in this nice guest house. It has a well-appointed kitchen, free laundry, easy check-in into a secure building, and good communication with management via the app. We stayed in room 10 on the 2nd floor, which was a little cozy but comfortable. (Here’s a view from our window)
Unfortunately the lounge/dining room area was closed during our stay. It would have been nice to enjoy our meals in there.

Horrendous. Got locked out at 1am and nobody bothered to come until 8am knowing i was left outside. When I called the number I could only get through to an African number with someone who couldn't do anything to help and had little English.
It's a huge guest house and nobody is looking after it at night which is a disgrace. Typical greed.
My bathroom next to my room and didnt have a sign to say bathroom. In the description it was listed as a shared bathroom. Also incorrect. One key was for bathroom and one for bedroom. I only took one with me. Room wasn't cleaned properly and had wet towels hanging off the back of my door. The worst experience I have ever had in a hotel or B and B. You can see many other bad reviews for very good reason. The old woman who finally turned up was also horrible.

The room is spacious and clean, and the bed is quite comfortable. But it's a little bit stuffy and we need to turn on the little fan provided. The kitchen is adequately equipped, and the dining room is big. Overall, we enjoyed the stay.
The front door of the house is left open quite a few times, causing concerns about security.

Nice room with a gift of some warm drinks and biscuits. Shower has a nice water pressure and range of temperatures. Bed is comfortable. Big shared kitchen with all appliances one could ever need.
The bathroom had some hairs left in there from previous guests and the rims of the shower need a proper cleaning, the bedroom seemed clean. The plates and bowl in the shared kitchen weren't very clean, I get that this is also depending on the guests leave things behind. The kitchen towels were not clean.

Loved every bit of this accommodation. Clean, easy to find, close to the main strip, private parking, huge kitchen and very comfortable bed. If I were to return to Inverness, I would stay here every time!
Nothing to do with the host or property but the respect of other guests weren’t good. Leaving the kitchen and its appliances dirty expecting others to clean up. We cleaned up out of respect for the host but others may not be like this.

It was homely, clean and well equipped.
I wasnt expecting to have to wash and dry the one bath towel issued on day one.
I was booked for 5 nights this was unacceptable as I am disabled and could not allocate 3 hours per day to do laundry.
If it had been made clear when I booked then I would have brought my own towels.
Other than that, it was perfect.

Foe some reason, I couldn't download the guide that was sent to by email, from my phone, but managed to forward it to my partner and he was able to open it, as this obviously had key safe codes! Found them to be a bit of a faff

The room was directly across from the kitchen area and near the laundry room. There was no sound proofing, so we could hear the other guests like they were in our room. Two of the three nights we stayed, others were active late into the evening, which made sleeping difficult.

The checking process was pure misery - terrible. We waited an hour in wind, rain and cold weather to get someone to answer the phone and after an inquisitive, finally gave us the code to enter the property. Never again.
