No staff on site. Had to check in online and receive codes to front door and room. Room functional but very dated. Overpriced for what was basically a room in a house, no breakfast, no staff.

I loved my stay in the single room here so much I wound up extending it from two days to four. The pdf guidebook made everything easy and clear. I had no trouble getting into the building with the electronic combination lock and finding my room key in its lock box. Though it's located on a quiet street, away from the hustle and bustle, the lodge is an easy walk to both of the staircases that lead down to everything in Inverness--shops, restaurants, the castle and museum, the river, the bus and train stations, and an M&S Food Hall and Tesco. (Though if you have trouble with stairs, you'd probably do better to stay on the lower level of town.) The room was attractive, with en suite shower room, self-controlled heat, and a kettle, all very nice. But what made this an incredible value was the access to a full kitchen and clothes washer and dryer, which is so uncommon to have included for free in a budget-priced room. The place was immaculate, with a nice, bright, street-facing dining room where I drank my morning coffee, and a cozy rear lounge. The wifi worked very well. Though I didn't meet them in person, the office staff were friendly and responsive to my emails. I highly recommend this accommodation and would absolutely stay here again if I were to return to Inverness.
The shower water pressure left something to be desired. The bed was comfortable, but the pillows really weren't; they were flat and hard. However, I shared this feedback with STAYInn, and they said they would look into improving these, so perhaps I will have been the last guest to experience these downsides!

Room 7. Arrived to find NO toilet paper supplied, smoke alarm battery beeping. Previous tenant’s rubbish in bin in bathroom. No hand/ body wash in shower or by basin. Rang contact number supplied 6 times no answer. They finally contacted us over an hour later told the man about the issues, he replied that he would get battery replaced & toilet paper delivered asap. Arrived back from shopping to discover battery had been replaced but No toilet paper delivered. Significant amount of rubbish from previous tenants under the bed. Missing skirting board in room near bathroom. Shower door didn’t close properly , forcing you to hold the folding door closed whilst showering with 1 hand. Opening the door into room 7 hits the light fitting, sending it swinging. The kettle supplied in the room doesn’t work.Internet was consistently dropping out, very poor connectivity. The back yard which is just outside the room is full of weeds not maintained, a bucket just outside the door is full of dried rubbish. Bathroom door doesn’t close properly so no privacy when using the bathroom. We spoke to other tenants & they had similar issues as well with this property. For money value, give it a miss. Would not stop here again.

The booking system was terras I have to wait outside the hotel for 20-30 min for the code and confirmation mail to enter as they did t send that to me before. I got that after I called the customer care. I feel if you are charging so much money the facility should be more efficient and better .
The room size is tiny as which you can’t understand from pictures. The TV is placed in such way you have to literally strain your neck to watch that.

It wasn’t worth the price I paid, the room needs some TLC, but unfortunately the prices all over Inverness are high in the summer so it was the best deal I could find

Apart from hellishly noisy boiler, sounding like an out of rhythm drum kit beneath us through the night, it was quiet. And clean, and warm. Heating was instant.
We couldn’t have showers as bathroom fan didn’t work and we didn’t want to sleep in a sauna. A sharp piece of metal fell on my 6yo’s head from the headboard, on the first night. The blind pully was broken, and a blackput blind would have been appreciated. It definitely wasn’t worth the price. Check-in was horrendous. We couldn’t get in for nearly an hour - shattered, my 6yo in tears, and she had to pee on the street. No answer on phone number over and over. Whats App reply took forever. Incredibly unclear instructions. Boiler was beneath us and sounded like an out-of-rhythm drum kit all through the night (room 1). So sleep quality was poor. Phone number for out-of-hours concerns? 999! Can’t understand how this is allowed.

Wasn't aware that there are numerous flights of stairs from town to the property in advance. Fortunately we had carry on style bags but being in our 70's it was a lot of effort to manage them; plus we had to navigate them every day during our stay. We also we of the impression that breakfast was included as it was advertised as a Bed & Breakfast (which one side of their sign indicates). There was no human contact with the operators - which some people might ok with, but no interaction for cultural experience.

Room #6 was so much better than the 'shoe box '#2. Reasonable size for 1 person with enough floor space to open a case.

Well stocked ground floor -kitchen/dining room but appeared unused.
Didn't like the wobbly furniture and the ridiculously small, cramped size of the room. Try washing you face in the hand basin without the glass shelf above being in your face.
You cannot roll large suitcases to the address but have to carry them up 6 flights of stairs.
I didn't like having to wait for access codes after I had already left Canada. Another traveller arrived to the site without having the codes as booked thru' 3rd party - note no one on site.

Kinloch was in a good location
There was no on street parking, no host to greet us and the guesthouse was cold when we arrived due to heating timed off. It was a very impersonal experience in comparison to other guesthouses we have stayed at in Scotland unfortunately.

A very no-frills place in the heart of Inverness. The location was good. It was easy to walk to and had many shops and restaurants nearby. There was even a grocery store not too far away.

Other guests were very nice chatty and considerate, no noise, I was in room 6 top floor, sky view and very bright, really fun 4 days, under the roof and when it was windy it was so fun and cosy, confortable and enjoyable, everything was perfect, nothing was missing even they provided shampoo conditioner and shower gel which is great as when you travel by plane with hand luggage you can’t bring big bottles.
I loved the guide book sent the day before travelling. The location was excellent 2 minutes to the high street 4 minutes to the bus stop to the airport and 6 minutes to the bus station

I am very tall and I am not sure I could work it, it was very slow to come out and took a very long time to rinse my hair as it was just a drizzle after the 3rd day I noticed if I sat in the shower and I was lower it was a bit more water coming out if the shower head
Anyway not much of a problem in the winter everything else was amazing and if I come to Inverness I will definitely stay in room 6 again

Nothing, most terrible experience of my entire vacation in the UK. Read the fine print of why I do not recommend this property. Several tries to rectify a situation with a compromise that came too late. And No Refund!!!
This property requested a security deposit as indicated. Non refundable stay also as indicated. Except, they did not indicate that an external company manages the security deposit. Which in fact ,once I put in my card information, my bank in Canada immediately flagged the transaction as fraudulent. Hence, I was unable to secure de security deposit. Communication with the property resulted in several back n forth communiques about using another card- which I did not have regardless. This booking was the last available room in Inverness. Not knowing where to stay as the night before the property could not forgo the security deposit I had to book another place completely in another town. The following mid morning, I receive a message indicating that after all They’d forgo the security deposit. Throughout, the messages I asked several times for a refund as I could not stay due to their security deposit being flagged as fraud.After, soooo much stress and several messages the property refused to refund my money for the room. Im very disappointed in their lack of understanding in this regard. The decision to forgo the deposit should have been made the night before throughout all the messages not mid day the following day. I do not recommend this property to anyone simply to avoid unneeded stress during a vacation so far from home. Btw, im a middle aged women with life experience!

No wifi! Breakfast and staff on property were cancelled 2 weeks before our stay leaving us too late to find alternative accommodation. A refund of some money would have been appreciated. Plus our room was not clean and ready for us until late in the evening. It was inconvenient communicating with virtual staff although they mainly replied promptly.

I have stayed at Kinloch Lodge before but with the previous owner. The room and facilities were the same as they had been during previous stays. With MyStayInn managing the property, it was all done remotely, so they were always quick to reply to any queries or messages. A guide was sent just before travel and used like an app and everything needed was on the app.
Lack of staff at the property and I had to make alternative arrangements for breakfast as it wasn't being served at the property. However, I was made aware of this change in circumstances before I travelled, so I adapted and made other plans to have breakfast.

The room with a view was spacious with a comfortable bed, the house is really cute and the location is great — walking distance to the main city center but far away from the noise. Would be a really cool place if only it was still privately owned with breakfast included like was promised when we originally booked this “B&B”.
It’s no longer a B&B! It changed ownership between the time we booked the room back in June and when we checked in a few days ago. We specifically booked this property because of the B&B charm with a well-reviewed host and breakfast provided. The new property management company did email us about one week before check in informing us of the change and they they no longer offered breakfast (they didn’t offer any type of compensation for this; simply an offer to provide us with nearby breakfast recommendations) and we’d have self check in so there was no friendly host like we experienced everywhere else in our Scotland travels. Very disappointing! While the new management company did say in their email that if we were unhappy with the change we could request a full refund, but this notice went out so close to our check in date, it would be a daunting task to find similar, available accommodations on such short notice. We were pretty bummed about this as the reviews for the original owner were glowing! They need to change their sign outside as it’s obviously very misleading.

It advertised itself as a Bed and Breakfast (B&B) on its signage and Booking.com called it a B&B that included breakfast but no breakfast was offered. Called Kinloch telephone number and was told the property recently sold and new owner no longer provided a breakfast and Booking.com should have notified us. However AFTER we checked out the next day, I did get an email from Kinloch via Booking.com that breakfast was no longer included/offered which seemed very odd. Also, it took several hours of back and forth by email and telephone when we arrived to get correct WiFi password which was very frustrating. Lastly, there were no staff onsite, communication had to occur by telephone or email.
