Nothing the place was freezing. We didn’t even stay as it was too cold for the kids. I’m trying to get a full refund as it was a disaster, the windows are from the 18000s and even though the small heaters were on it didn’t make a difference. After walking on a Munro to come into accommodation like this is a joke in 2026
Place was freezing. Didn’t stay as it was too cold for us after a day on the hill. I really hope this property return a full refund as it was a complete joke to have to leave the property after 30 minutes of being in it

No breakfast as stated in advert. Whilst there was a kettle and mug, a sachet of coffee and or tea bag, sugar and milk would be great
I'm a previous user, so very late issue of entry code due to conflict in payment methodology was concerning ( normally issued on morning of stay). Fortunately owner responded to messages to resolve for agreed time of arrival.

Perfect location, just 5 minutes from the train station.
The room was very cold (15 C° at night, 13 in the morning). The radiator used some sort of control panel and there were no instructions on how to work it. Luckily the duvet was nice and warm!
3.0 / 10.0
Radiator didn't work, tv didn't work, no toiletries, thin duvet

As always, Rooms in Inverness is a very good choice to stay if you want to be central, have everything you need, and not spend too much money on accommodation. Comfy bed, working radiator, nice shower. Internet worked better than last time i stayed so it's improvement.
The only concern I had this time was with the back entrance gate, which was recently changed. Before, it was a secure gate with the code on a side door. Now anyone can come through the gate, no codes on gate! Even though doors to each room is locked (with keys), the area to get into hotel (outside rooms) is easy for anyone.

Clean, nice, warm room. All what you expected👍love the contactless way. Good communication.
The key was hard to unlock property. The information as wee bit stress overwhelmed lost in a txt the main info.could be more clear : example address, room, code. And than another information after.
Wish the the key would be more easy to unlock.

There was no dustbin in the room and there was no drinking water available also and early morning fire went buzzing it caused mental stress and panic I need a refund

Repeat use of functional clean, warm no frills budget accommodation.
Issue regarding payment through Booking.com was clarified direct with owner ( seems others have also had this problem). Also some confusion with Booking.com resulting in a inadvertent double booking which was also resolved direct with owner on Booking.com instruction.

perfectly located with a central location. Ease of access at all times. I required an early check in which was no issue when asked if this was possible. Certainly served the purpose of my stay on this occasion.
Was a little noisy, as in you could easily hear the people speaking next door but this was not enough to have been an issue.

Location was good, near the Phoenix pub and a short walk from the centre.
A small fridge would have been useful, to put some milk in for brews. Room was small, but expected this having stayed before.
7.0 / 10.0
Clean and good for the price
Very sparsely equipped, but to be expected for the price. Bed was a little wonky.

The broken bed that my son had to sleep in.

Clean room, bathroom, linen and towels
Key lock was open on arrival with key on view.
Fire exit light uncomfortably bright for the size of the room- caused sleep issues.
TV in room didn't work.
Kettle and cup in room but no complimentary tea/coffee/milk

Location was great.
Omg those stairs!!!!!! With suitcases was a nightmare.
No soap in shower. Fan in bathroom not very good.
Very noisey due to having windows open as no air con or fan in room.

I liked the self check in and the location.
An extra bathroom would have been helpful with 5 people.
7.0 / 10.0
There was no tea, no coffee, no nothing.
Barely enough toilet paper for two nights. Not good value.
Some tea or coffee in the room. For 275 pounds it’s the least they could offer.

My own space with bed and shower clean in a good central location
The location is a bit hippie, sketchy with the entrance on the back of the building. They are like some slim, small cabins connected with the old building.
7.0 / 10.0
The central location was great, having a car park close by to us too.
The bathroom. Shower was awful, it flooded the bathroom the drain was so clogged up with hair it was actually disgusting. Everything was foosty smelling, tje bathroom could honestly do with being done up. The beds were too wobbly, you turned an you felt it would have collapsed. Yes I understand it’s not a big luxury hotel or anything but we paid £27 more than last year and felt more could be done.

Location was good.
Strange set-up. We had arranged to turn up at 11 with the bags and then check-in to our room that evening after spending a day exploring Inverness. Upon arrival we were told the bag cupboard was getting cleaned so we went away with all our bags for half an hour and returned. Room was weird - TV that didn't work - no control or buttons. Kettle, hairdryer or any home comforts - basic bed and shabby bedside table. Everything was very clean. Shower tray filled up to the brim and had to stop the shower half way through to let it drain so I didn't flood the bathroom. Horrible rusty old bin. Sawdust in bag cupboard - not sure how it was getting cleaned. Really would expect more given the price.

Nothing really. Had we been impoverished travellers, it would have functioned as a place to stay... at a price!
The property is up some steep stairs with a security door that people left open. Not the fault of the owner. The furnishings were old and rickety, and attempts to fix the bunk bed had left screws protruding and the structure insecure. The property lacked any facility for making even a hot drink. Bedding was frayed and worn, clean, but cheap and well past its best. This was by far the most expensive accommodation on our week long tour of the North East. We left a day early.

I enjoyed the comfortable environment that was provided. And the bathroom light at night was definitely very bright.
The view out of the window, but it couldn't be helped.

The room and the bathroom were Clean, the room was Comfortable, the room was a good temperature. The shower was excellent. The room has a kettle and a TV for watching catch up services. Given the price of other rooms in Inverness this was reasonable value if all you are looking for is a comfortable place to lay your head at night. Communication with the host was fine - the lock box codes all worked.

Good value for money. I was horrified by the reviews and almost cancelled, but the place is just fine. Felt safe, space enough for one person, hot water and wifi worked.
You should put the real photos to the profile so people know what to expect and not rely on negativie reviews only. :)
There were a few spiders inside, but nothing major. I can understand why some pople may not feel comfortable as it is in the back ally, but I was okay with it.

The single rooms are not as per the photos on your site but are wooden shacks at the back of the building. These are very basic & while my room (D) was clean, it is very tatty with numerous marks on the wall & mould along skirting board. The entrance to the single rooms is down an alley, past the bins of a restaurant & through a gate. I arrived early evening & it was light. As a single traveller, I would not like to have arrived late at night as area, which had empty wine/beer bottles on wall is poorly lit. I would neither recommend nor stay here again.

Very well located, clean, beds are good.
There are no facilities, what I really missed was a water cooker. Also very impersonal, you enter with a code.
4.0 / 10.0
The location was great
The bed sheets were old and worn to the point of being scratchy, the window had non functional blinds that were broken with no curtains, and there was a hair clump attached to the towel

This is our second time staying here, great location, easy to access and priced reasonably.
This time staying we found the room not as clean, the bathroom was grubby and the glass shower screen was filthy. The pink all round the shower is also caused by live bacteria due to not being cleaned properly. Room is basic however just what we needed for a quick stop in Inverness.
