Room - we're in Family Room 5 and it was huge. We had a double bed and a bunk bed. It was clean but expect no housekeeping until check out (stayed for 5 nights).
Location - it was near in everything. Bus stations, local grocery shops, souvenir shops, restaurants, fast foods, etc.
Price - expensive. For a flat-turned-hotel. But it's Scotland. haha.
Great about this hotel is the self check in and out. No lousy receptionist asking for too much informtion just to check in. Just follow the instructions given prior to your arrival.

Great stay for us, no car, everything in town was walkable. Our choice of rooms was largely dictated by location and budget.
We were prepared for the no frills room, i.e. we brought our own mess kits, instant oats, instant coffee, just add hot water freeze-dried meals, supplemented with purchases at M&S just down the street...and when we wanted to treat ourselves to the local fare, Blackfriars across the street served up a real treat!
In the room, the kids appreciated the good wifi signal to wind down on their own mobile devices, and the TV got in the way since we didn't ever use it -- we kept bumping into it on our way past the foot of the beds. One bed was very squeaky but both very comfortable. The noise level was reasonable considering the location, however a sleepmask with built-in bluetooth headphones saved my trip due to the obnoxious seagulls calls! Nothing in The Rooms' control, just be aware and travel prepared!
The en suite was run down looking with obvious moisture damage and the fan couldn't keep up with the shower steam, but the water pressure was great, water was hot, toilet flushed!

The linen in these photos was phographed when new. When we went the covers were very faded but clean. The shower had glass across it with a tiny opening. Beds were comfortable. Update your linen. It was below standard as you're still showing the same photos.
