The owners of the place are very friendly. Breakfast don't have any complaints. Always inviting and there to help. Bar at the berkswell is reasonably priced and very cosy.

I LOVED our stay!!! Teresa and Phillip are sooo soo kind and friendly. Felt like visiting family :-) I would definitely return and I 100% recommend them if you want a homely feel. The rooms are exactly what you need, they provide travel cots for babies/toddlers and toys too which kept my little boy happy. The breakfast was amazing too. Couldn't ask for more in this place they do amazing Thank you so much and hope to see you next year. Enjoy your holiday you deserve it the both of you. Handy to pleasure Beach and the water park too

Breakfast was excellent. Friendly hosts. Beds very comfortable. The hotel is located just around the corner from the beach and all the attractions.

We enjoyed everything about our stay at The Berkswell. The room was great with comfy beds and ensuite. Breakfast was lovely. And the couple who run the hotel couldn't do enough for us and made it a very enjoyable stay. Safe to say we will be back in the future.

The breakfast was gorgeous. I had a vegan breakfast and unlike some places that simply offer a non-vegan breakfast and then remove the non-vegan aspects, they actually offered vegan alternatives such as vegan sausages and bacon.

The rooms were slightly dated and dirty in parts, but overall it was great value for money and nothing unexpected. There were no horribly unclean things, the towels were washed and the bathroom was clean. The bed sheets were clean and I felt comfortable.

Very nice and sweet staff, simple but good british breakfast. A bar at location open until 11pm with many drinks both alcoholic and soft drinks. Comforatble bed and very very close to the beach.

I have recieved a towel that had a stain on it and as much as room itself was fairly clean, the bathroom could have been kept in better condition, but wasn't too bad.

Our stay at this hotel was amazing, the property is in the perfect location for everything needed in blackpool and was such a comforting space. The owners were friendly and so kind. They helped us with anything we needed and the breakfast was beyond amazing! 100% recommend and would love to come again!

location for us was amazing, good chippy up the road, pub on the corner and the casino just across the road. The owner was lovely, always smiling and made us laugh. breakfast was good quality and well cooked.

the heating was in downstairs.

Great Bed - Superb Breakfast - Fantastic Hosts - What else does anyone need?

The welcome was real, the room was adequate, (the shower and toilet were a bit of a squeeze, but the bed and other facilities were fine), the cleanliness excellent, the breakfast, Blackpool's finest - perfectly cooked and with quality ingredients, the hosts great, the value ideal. Would I recommend it as a great value guest house style hotel? Absolutely I would, it's one of the best.
