Stayed here easter Sunday night with my partner. Choose the sands for the reasonable price and location.
This is a basic b n b but brilliant value for money if you're just wanting someone to sleep and shower. Clean, tidy and peaceful. The lady who runs it is really nice to speak too and helpful.
Location wise, this b n b is on the promenade pretty much opposite south pier. You've got the velvet coaster (wetherspoons) within 2 min walk and the pleasure beach and sandcastle are a short walk.
Within a few mins walk, you've got a variety of take aways inc fish/chips, and kebabs for that late night tea. There is also a spar across the road and other souvenir shops.
If you're heading towards the tower end, there is a tram stop across the road if you don't want to walk.
The only thing id change is trying to get a room with a king size bed so my fella doesn't hog it all. Other than that I'd definitely book there again :-)

We stayed in a family room with a bunk bed and king sized bed. Old building but nicely done interior- fridge, microwave and kettle available- was a great help. Nice see view.
Location- right at the promenade, walking distance from both water park and pleasure beach resort. Tram station right in front- easy commute to tower attractions. Great host, very pleasant and helpful.
Value for money .
Difficult to get hold of the host through phone. The number mentioned doesn’t work. Please update.Shower pressure is a bit low and temperature adjustment a bit tricky - would be worth looking into.
No parking onsite but south beach carpark and street parking available.

The room fitted us all in which is great when we have a big family. Beds were comfy. Great view of the sea front and piers. Lovely to watch the trams. Opposite the tram stop.
I was a bit concerned about the lack of being able to open the window. I understand being on the top floor the emergency window needs to have a latch but in a fire there was no way to open the latch to get out of the big emergency window. I didn’t sleep very well due to this.
