Myself partner & son arrived and were greeted by rob ! He was lovely , took us to our room and answered any questions we had . Checked in early which was fantastic . Our room was spacious & cosy and the bathroom was extra clean . Total home away from home & the guests in the hotel made us feel warm and welcome great stay and can’t wait to return !

Great place to stay

This is a great place for a nice quiet weekend away on a budget with a home kind of feel to it and quite spacious and clean too. Close to whetherspoons, Ripley's believe it or not! and pleasure beach

Only little bits here and there could be improved like providing cups in the room or a more adjustable shower but that's just if I were to nitpick otherwise everything was great especially for the price

My valentines day stay

The room was cosy and accommodating, especially for a valentines day stay. The bed was comfy, staff were friendly, accommodating and respectable. When we arrived we were given a small room but even then it felt like we were welcome, shortly after our arrival and check in we were offered a bigger room which was very kind of the owner to offer especially seeing as though me and my gorlfreind were celebrating our anniversary. Overlap the rooms were colorful, spacious, clean and safe.

The only downside to my stay wasn't the hotels fault, this was the parking as I drove here from Burnley and couldn't find cheap parking but there are accessible parking lots with appropriate prices and time slots. Example: bond street car park located up the street from the hotel has an option to stay until midnight for 10 pounds which is very appropriate but not ideal with low budget plans.

Exceptional value for the price. Yes a bit dated but what do you want for the money? Fantastic location for what we needed. Sea view,1 minute walk to a Wetherspoon, clean bedding,comfy bed & hot water.Very good value for money.

The most welcoming guest house in Blackpool

Great location, amazing hosts. Comfortable room with all the facilities you could need for a short or extended stay. The owners make you feel comfortable and look after you during your visit. Would definitely recommend and will be staying again.

AMAZING STAY!

Everything is good about the property, owners are very nice and genuine, the day we checked in they said the heating wasn’t working and we had a heater already in the room making it nice and toasty! Rooms are as expected and are very spacious would definitely recommend to have a very nice relaxed stay for a good price in Blackpool.

Rob was good very nice man he was always running around helping when he could

On our last day as soon as it was 10 o clock we were checked out on time and went down and were forced out the property i asked if we could just sit in reception room a while as our fried is in wheel chair we were told how long u need to sit in the reception room then went we went outside felt like staff were following us out trying to get us out we booked three nights Sarah told us she and her boyfriend were out going to Christmas markets 2 hours each day as my friend did bell few times no person at reception what type hotel are u running when staff not even there she saying I'm wrapping my grandchildren s presents that why I could not come to talk to u no toilet downstairs and the dog ran through the reception area and scratched me as he sat down near me and then rob had to take dog away our wheelchair friend said dog frightened him few times disgusting customer service from Sarah does owners know there guest house being left unattended whilst all staff are going to town for Christmas shopping Sarah was swearing during talking in a normal conversation then said mind my tongue not professional

There was no toilet downstairs we had to keep going on first floor with disabilities was not wheelchair and disabled friendly our fried gas no legs and could not reach soap the actual land lady did not speak to us in all days we stayed there when she did come to say hi she ran away after 30 seconds toilet got jammed was left to wait till landlords come backy husband did bell two times in reception no one there in the triple room latch window broke could not open window

Ensuite room; comfortable bed; tea/coffee, hairdryer & shower gel provided.

The bathroom heater & radiator in the room didn't work but the hotel itself was warm so it wasn't too much of a problem but it might be in the winter.

Great 1 night stay

Rob was really friendly & helpful. We were able to check in an hour early too. The beds were so comfortable, we all had a great sleep.

Friendly staff felt comfortable helped me carry my bags up stairs has internet can come and go as you please bus tram top of road so easy access for trams chippy and weather spoons and macdonalds around the corner I literally have nothing bad to say about this property and would stay again

Comfortable, amazing location, staff are amazing very helpful and friendly Will definitely recommend if you are going to the pleasure beach or want a cheap time away in Blackpool.

Some TLC is required in the room For example: No lightbulb (there were still lights in the room) Ceiling and Wallpaper needs a bit of TLC. Wi-Fi on the top floor was not the best

Nothing because the first introduction was very poor by staff, also the manger was rude would never recommend because it was not clean for a 3 star standards and not friendly environment for family stay as customer service very poor all round and not helpful or welcoming towards customers so strongly recommend keep away or find a better place for a vacation .
