Room 6 is not en-suite but has an upstairs bathroom which, unfortunately, was not made clear when I booked nor upon arrival.

The communication via Internet was good, but there they don't speak English. A translator helped very quick.
It was no problem to leave the luggage there until I could check in.
The room was nice and even with heating. Own bathroom with toilet and shower. Close to the center.
Found some hairs in the sink and on the floor in the bathroom.
I think it is pretty expensive for that small room but that seems to be the way in the north.

The room 6 had no bathroom. Very inconvenient since the bathroom was upstairs. I thought we were staying in a B&B. Breakfast was extra, which was nothing to write home about.

I would've given this hotel a very good rating except that around mid night, there was loud plumbing noise from inside the wall that lasted till around 3am, which ruined my sleep. This may have to do with the toilet flushing but we only discovered this possibility after suffering three hours of non-stopping noises.

Basic accommodation, but suited my needs. I booked pretty last minute so am satisfied with what was available for a one night stay at a busy time of year.
The bed was too soft and lumpy, so I didn't have a good sleep. Breakfast wasn't amazing, but for £5 extra, supermarket pack ham and chicken to have on supermarket bread (toast), and some cereal with economy yogurt, with a bowl of fresh fruit to choose from, was ok.
I would not have been happy if I'd been staying longer.

The close proximity to the city center (10-15 minutes walk) and the possibility to park our car on the premises (albeit only 3 perhaps 4 cars could have parked max, so perhaps I was lucky by being early). Room was clean and beds comfortable (190 cm bed though, like in France...)
Inverness as a city is nice for a day, but if you skip the city, you won't miss much. Same tourist stuff as in any other tourist city. A visit to The Culloden Battlefield on the other hand, I would recommend.
Even though we only paid 5 Pounds for breakfast, which is a fair price for what was offered, I would have preferred a breakfast in town and paid more. I am not so much for sweetened yoghurt, orange nectar and instant coffee. So toast and marmalade, a slice of ham and a cup of tea is what you can expect.
The owner does not speak English (likely Chinese), but we managed with gestures, so no worries.

The reason for booking this B&B was THE LOCATION. It was booked for this reason for our needs during our viit
The "meet & greet" by what we took to be a Chinese man was to say the least "TERRIBLE". He was using a translation app on his mobile which we found to be very awkward!!!! THE OPTIONON YOUR SITE FOR BREAKFAST DID NOT SAY IT WAS A VERY MEAGRE CONTINENTAL WHICH WE DID NOT PAY FOR AS WE ONLY HAD COFFEE & TOAST!!!

Location is good but that’s all !! No tv in room couldn’t find staff at night to ask questions when we did he didn’t speak English had to use translator on phone !! Doors open all night having to go upstairs to our bedroom !!!

The location.is great. Easy walk into the centre.
The opportunity to use Google Translate app. English to Chinese to the friendly houseman who spoke no English.
Windows that opened in the small twin room, so good air flow.
Having boiled eggs cooked for me as no other veg protein option for b/fast

sugary cereals, sweet yoghurt, toast, supermarket processed meat...no cheese! Hot water pot & jar of Nescafe/tea bags.
Winter weight polyester bedding on the bed in summer..

The shower didn’t work properly (very little water pressure, no hot water,) the room was crowded with little space to move around, the parking in back is difficult to get in and out of, and the breakfast had very limited options.

Breakfast is meager, not even brewed coffee only instant. The electric shower was incomprehensible one of us never got a hot shower. Beds are cheapest of the cheap, metal slats, mattresses max 6 inches. No railing on steep stairs. Parking extremely tight. Asian manager spoke not a word of English, nor even yes/no.

My mum and I stayed in a twin room overnight. Although the room has a sink, it does have the bathroom outside the room which we didn't think was a problem. The bathroom is clearly labelled with our room number so that other guests wouldn't use it. Besides, they have their own bathroom ensuite in their rooms.
Strengths:
- HUGE room sizes! By far the biggest room we've had on our short tour of the Highlands.
- CLEAN environment! Everything felt spotless and welcoming.
- PROVISIONS provided! There were small shampoo and shower gel bottles, teas, coffees etc.
- BREAKFAST included! Breakfast is a semi-buffet. You need to sign-up for what you would like cooked the following morning (eggs, bacon, sausages) and then in the morning they also provide a choice of cereals, toast and jams. There is coffee/tea too and juice.
- CATER TO NEEDS! I am vegan and I messaged them ahead of time to ask if they could provide a slightly different breakfast for my dietary needs. They went out of their way to me, which shows they really, truly care about their guests! I was provided with some avocados and berries alongside the toast/cereal options I could access. I did bring my own milk but that's okay!
- KIND STAFF! The housekeeper is a Chinese man from Dongbei! He is super kind and will go out of his way to help you! He has very limited English so just be patient with him! I happen to have a degree in Mandarin so I was able to speak with him but mostly he will rely on a translator to talk to you! Just bare with him!
- LOCATION! It's so close to downtown Inverness, literally just a 10 min walk so you won't need to rely on transportation. Some restaurants are nearby and you get to walk over a bridge that moves a little bit, which we found kind of exciting!

Bedroom was ok.
The caretaker could not speak English and had to communicate with his phone. The shower did not work properly the caretaker managed to get the hot water running at a trickle, not suitable for a shower.

Good price. Great location. Kind staff and very helpful. Comfortable accomodation. Buffet breakfast, not a cooked breakfast but plenty of choice. I enjoyed my stay there.
Access to the toilet was just outside of the room but not in the room itself although it was a private toilet. Shower was in the room itself, tiny but worked well. Cannot really complain for the price.
