Didn't have breakfast. The accommodation was nice and bed was comfortable.

On arrival could not get in as given the wrong code by booking.com Dirty toilet! There was pubic hair and urine on the toilet, left over food from last guests on the table, TV Ariel was broken. Dust all over the sides. Very poorly cleaned. Pillows were flat as pancakes.

Everything worked as advertised, and the property had a nice garden.
It wasn’t as close to the station as I initially thought, but this wasn’t a dealbreaker. Everything in Inverness is within walking distance.

Broken frontdoor, dark = difficult to see keypad. Paper thin walls, lumpy bed, rooms internal door handle 1 screw missing & adjacent screw kept pulling out, bathroom door latch kept sticking making it difficult to open door, a lot of mould at top of bathroom walls, shower tray not draining ( it was full by the time the hot water got to shower!), toilet not square to walls and not possible to sit on properly due to bathroom size / layout, sink way too small and obstructed by shelf, sink not big enough to fill kettle. Also 2 teabags and a coffee sachet is not enough tea making facilities for a 3 night stay.

Nice and central - unfortunately ended up staying just 1 night instead of original 2.
Room was lovely, bathroom altho' petite was adequate, nice tea tray too.
Mattress of bed in Rm 3 was old and not at all comfy - thank goodness I was exhausted!!
Sound effects - I heard every toilet flush, every shower use, from room above - actually the sound effects were so often that maybe every bathroom upstairs was reverberating downstairs :-(

You had a small kitchen in the bedroom including a fridge/freezer. A good shower with soap, shampoo and conditioner. It was an was an easy walk to the city.
The bed was a bit uncomfortable and the bathroom door didn't really provide much privacy

We were in Room 7 so we enjoyed being on the top floor, the spacious room, the work desk and the fridge. The bathroom was also large. The WiFi was strong and the communal kitchen had an oven, toaster, etc.. Great location for an Aldi, Spar and the city centre
The cleanliness of the apartment was average but bed linen was clean. There was no signal to the TV which was reported (Aug '25) to their helpline and a picture to prove it via WhatsApp. The water pressure was unreliable. The sink and shower were very slow to drain. The 3 chairs in the room all felt unsafe to sit on due to a wobbly leg and the hot water tank was not boxed in in the bathroom. It was very dark by the mirror in the bathroom.

The room was more than small, no room for a single cupboard or chair to put our belongings. For the money paid you would also expect a WiFi, not the s*** we had.
The maintenance was far from diligent.
It was absolutely clear that its concept is to make money BUT without thinking on the guests.
And it was not a budget room…

The price was over the top. The booking system is ridiculous, anyone would think you were staying in a top secret government underground bunker which needed top level security clearance to enter.

The TV did not work. Switch on but cannot find any channels. Cutlery- 3 plates with one table spoon. No knife, no fork.

Lack of parking, but then again, it is in the city. Could perhaps open up the driveway to let guests park. The sink in the bathroom would be better if the tap was on the side of the basin.

Very close to the city centre and everywhere we needed to be was easily accessible. Parking was fine too

We read the reviews carefully before booking. Our stay was great - our room was lovely and clean, the radiators worked and it was quiet. Sure, the bathroom needs a bit of an uplift, but the accommodation is reasonably priced. We really liked that we could use the kitchen and store our food in the fridge. The kitchen has great facilities like a washing machine, tumble dryer and a microwave. There is a lovely garden to sit in too.

It was really clean & quiet. They have a fully functioning shared kitchen for use of guests which I found a brilliant idea. You can wash, dry, iron & cook which is really handy when you are travelling light. Lovely B & B

A 15-minute walk from the bus stop and the centre. No hassle at all, and the accommodation was perfect. The sink was clogged due to the sink tap, but otherwise everything was just spotless. Value for money overall.

For the price was very reasonable for a single room with own bathroom. The shower was both powerful and very warm (adjustable but I love very hot showers!) so that was much appreciated. There was plenty room in the fridge for my food. The room overlooked the garden which wasn't overlooked by anything else which felt nice!
It would have been good to know the tumble drier was out of action. Compared to other places I've been the WiFi was adequate for remote working but definitely struggled at times like on video calls. This is when it felt quiet so if more people were using it it might not be a good place to work from or depend on for streaming from. The radiator in my room didn't work but there was an electric plug in heater which more than did the job in heating the room as it was small but just to be aware as it is a bit more noisy and direct.

Easy to get to and a wee walk to town. Small little guest house with tiny hallways, open kitchen and the use of washing machine and dryer a bonus.
The doors to the rooms were very heavy and noisey. Other guests were slamming the doors to get them to close. Annoying at 6:00 am

This "Hotel" was vastly overpriced compared with other hotels in Inverness and in general. The rooms were small and the "bathrooms" so small that you could barely turn around. There were no staff in "hotel". Firstly we were sent a number which we had to use to get a key. No staff to deal with problems. On the second day of my visit I was sent a message asking me to change my room, as there were faults in electricity in other rooms. This I did. In new room there was no reading light, and the kettle actually leaked! I tried to replace it with the one from my original room, but this didn't work either. I had to go to kitchen to use kettle there, but other guests were unable to use the hob. I was sent various messages concerning this, but it needed staff on hand. The last message I received was when we were back in London, requesting that I find out where the fault was.

My single room was basic but ok. My travel companion's sunny upstairs double room was a good size, with a modern electric shower, microwave and fridge, and good internet connection.
A very well equipped, and well organised, shared kitchen made self catering easy, with a large Aldi store conveniently close.
Lack of heating and hot water for much of my week's stay. The ground floor room was chilly, even at the end of September. There was very obviously a problem with the boiler for the whole house. After the management asked me over the phone to re-light the boiler a number of times, a gas engineer finally arrived at the end of the week so the problem may now be fixed.
The use of Swikly to take a deposit against damage and provide access:
I had paid in full (through Booking.com - non-refundable), so when an email arrived asking for a payment I assumed it was a scam and deleted it. This left me out in the dark and rain with no way to get in when I arrived since it turned out access was by keycode through Swikly. It was sorted out over the phone, but not a good start!

Having to deal with an unknown company to provide a security deposit. The room was disgusting. Carpet was so dirty we had to put towels on the floor. There was NO HEAT or HOT WATER for 3 of our 4 nights. Service response was dismal and they never fixed the problem.

Comfortable room but I was awaken in the middle of the night by guests arriving late who were confused by the instructions and acted like they were the only ones staying there. Thin walls too.
Instructions could have been much more straightforward and easier to follow. Really it was unnecessarily complicatred.

The seating area outside in the back yard was relaxing and enjoyable. The room was itty bitty, barely room for our luggage. The bathroom and shower were super small. The room was cold and the heating furnaces would come on and then shut off and it was very cold in AM when you want to shower. Turning back on the furnaces did not work, as they took 2 hours to warm up the room. The location was okay, close to a market and about a mile or so to downtown. All in all, it was only 3 nights and we spend most of the day touring and then the nights, sitting in the back yard. Which was a highlight for relaxation.
The door to the back yard could not be shut without locking yourself out of the house.

There was a washer and dryer on the property. Each of our rooms had a bathroom. The neighborhood was safe. The main town was less than 15 minutes away on foot. The bed linens looked, smelt, and felt clean. There was nice backyard area to enjoy.
The room floor had stains and appeared dirty. The bathrooms of the 3 rooms rented all had water bubbles or mold. A few of the light fixtures didn't work. In one of the rooms, there were brown spiders found in and near one of the luggages. After 1 person showered, there was no hot water. ZERO HOT WATER! The maintenance guy came over the next day and said everything was fine. We tried again. ZERO HOT WATER!

There is no staff on location - the check-in is via keyboxes. I missed the notice regarding a mandatory deposit - which caused some delay and waiting in the rain to resolve the issue. On the positive side, the person was responsive and helpful on the phone and over Whatsapp.
The kitchen with cooking facility was on a ground floor and was not really useful to us (we were on 2nd).
Same for washing machine - the strict noise regulations do not allow using the washing machine after 9 pm, which makes it of little use (we needed it overnight).
The location is somewhat off-center, for good and bad.

Some people tok the door key from the keybox and I had to bank the windows to get the door opened.
I had internet for only 2 days and it was not fixed during the following 4 days of my stay.

I stayed in a room facing the back garden, which was very peaceful. The bed was comfortable and the kitchen very well equipped and clean. There's even a washing machine and dryer you can use. I had a very comfortable stay.
The ensuite bathroom is very small - shower and toilet are fine but the wash basin was annoyingly small.
