The design of the property and the quality of the furniture and amenities are rather high. The apartment was very clean and well maintained. The beds are comfortable, and the rooms are spacious, especially the bathroom and the sitting area. The balcony is also nice; unfortunately, we stayed in winter, so we could not really enjoy it. Water pressure and temperature are good.
The staff is friendly, responsive, and willing to accommodate requests. They also speak good English. Underground parking is easily accessible directly from inside the building.
There are not enough power outlets in the apartment. We had to ask for an extension cable, which was provided.
The pillows are too flat.
Although a drip coffee maker was available, coffee filters were not provided. For a two-day stay, buying a whole pack of filters that cannot be used elsewhere is inefficient, and this is something the hotel could easily have taken care of.
There is a lack of basic practicality for longer or family stays: no dishwasher or washing machine, limited hanging space in the bedrooms, and insufficient towel and clothes hooks in the bathroom. Adding simple wall or door hooks would be an inexpensive but very useful improvement.
Having to pay separately for parking is somewhat strange, especially considering that it is the hotel’s own parking facility.
And, the most important, the Internet is just a pain...
Edit (two days later):
After publishing my initial review, I received a notification the following day that the hotel had charged my credit card 75 EUR, allegedly for damage caused by moving furniture between rooms. According to the hotel, this resulted in permanent damage to the wall and to one piece of furniture.
I strongly disagree with this claim. No furniture in the apartment was permanently attached to the wall; otherwise, it would not have been possible to move it. During our stay, no damage was caused, and nothing unusual was reported at check-out. It therefore raises questions why the alleged damage was only identified and charged two days after our departure.
My initial review was written in good faith, with the intention of providing constructive feedback on practical aspects that could be improved. I also noticed that similar concerns have been raised by previous guests, without visible improvements over time. Unfortunately, instead of addressing this feedback, the hotel chose to apply an additional charge after my review was published.
In light of this experience, I am lowering my score. Future guests may wish to be cautious.

Reception staff quite non accommodating and uncaring.
Area wasn’t the nicest part of Rouen. Walk late at night alone wouldn’t be recommended.

Amazing two bedroom apartment. Extremely clean, comfortable and well equipped. Perfect for a short stop over with my family. The beds were so comfortable and the full blackout shutters were amazing.
Wonderful wrap around verander/patio with great views of the city too. Free wifi.
The location wasn't great, not much around there for food choices, would have to venture into Rouen for that, which we didn't have time for. Annoying to have to pay for parking (£10 per night), but it was a secure underground car park, so it's worth doing.

The room was nice and had a good balcony.
The breakfast was extremely expensive for what was on offer. The room was BOILING and therefore really really hard to sleep in - no air con.
The location of the hotel wasn’t good - the area wasn’t nice, the restaurant was closed and there were no restaurants anywhere near - we ended up having to go for McDonald’s…

Apartment was modern, clean and spacious
Quite a way from the city centre. Room had air conditioning control yet we were told there was no air on available, it was 38 degrees. The breakfast was 18 euros each and there was little to choose from.

A bit of a walk to the old town but we enjoy a leisurely stroll. Only took us about 35 minutes. After a relax in the many bars in town and a few cocktails,we decided to get an uber back. Only cost 9 Euros and arrived within 2 minutes.

We really liked our short stay in Les Boreales apartment. Everything was very clean, the rooms large, spacious and nicely decorated, all appliances brand new and functional. The view from the two terraces was very nice and we enjoyed having our morning coffee on the front one and dinner on the back terrace. The beds were large and comfortable, the bathroom and kitchen well appointed. The underground parking also came in very handy. Staff was very nice, professional and helpful, it was a real pleasure to interact with them.
We did not have a hairdryer in the room, I understand one could be borrowed from reception, but for the period we stayed there was none available Not such a big issue, just an point for improvement.

The lack of parking … the reason we booked was for parking yet we had to pay to use the public parking.
Following a heavy rain fall there was a bad smell of the sewers.

Need to stop in street to check in and pick up keys for underground carpark. Large deposit of E150 expected for room. Carpark spaces are tight.

The room and the pool were amazing! Really comfortable. We felt like we have a private apartment but still in an hotel.

The room was a good size and it was very clean. It was good to have a balcony for some personal outdoor space. Parking was secure and onsite, although an extra charge is made for this which I think is unnecessary.
The area in which the property is located isn't very nice. The room facilities are very basic and sparce. The bed was very hard and the pillow like trying to lie on a rock. Reception was supposed to be open at 8:00 am, but we had to wait until 8:35 am and ask another member of staff a number of times to get someone to attend to our check-out; not good enough when you have an onward journey and a tunnel crossing to meet.

The room was very clean and the apartment was a good sized living space with kitchen. The residence was very quite although the residence in a busy neighborhood close to bus stops and the metro. The check in was fairly easy and the staff very very helpful although only a little english is spoken and the car park is very secure. The fact that 'guests' and older residents mix together in the restaurant and communal areas makes this something different from other hotels. Liked the pool and sauna which are included in the room rate and when I was there I had the pool and sauna to myself.
The underground car park is accessed via a key fob activated electric shutter however until you check in you have to park on the street outside the residence and take a risk that you could get a ticket as only 'payant' bays are available in the street outside.

Great place, 30min to Centre or 10euros in Uber. Large, new, clean apartments and swimming pool. Good breakfast and friendly staff. Great for families

The baguette in breakfast is the best ever. The pool is very clean and calm. Love the big balcony of the appartement.
The lady with a hairbun at reception is very rude. If her goal is to make guest stressed and make hereelf look like a Karen, she definitely succeeded. Some guests need disciplines, but it can be educated in a polite and respectful manner.
It is not allowed to bring a guest to the pool although i paid an appartement for two, why?

Apartment was far too warm. Reception insisted heating was not on but room thermostat was reading 26 degrees. As apartment faced onto busy main road it was impossible to keep the window open all night and manage to sleep. Please note much to the amusement of my travelling companion this transpired to be an apartment in an old folks home, albeit a very posh one.

The facilities & space was fantastic & all staff were so friendly & helpfull. The meal was very tasty & provided even though we were late arriving.
Life would be a little easier with some door hooks around & rooms could do with some curtains & more artwork to provide a more cozy atmosphere. However all the essentials were provided.
