Great staff and a lovely breakfast. A really stunning entrance hall ceiling and a beautiful building with incredible views over Florence. Very peaceful and I imagin the pool and gardens in summer would be lovely. Nice and warm in room for an older building.
bathroom not 100% clean, no shower but shower head over bath water went everywhere. A bit of shame the hotel was nearly empty but out in a room without a proper window and more expensive than the other hotel I stayed in the night before.

Beautiful view of the city, nice grounds, building has lots of history.
We were put in a dark basement type room next to breakfast - very noisy from 7am. Upset due to the hotel not being at full capacity and booking two months in advance for our anniversary. Room had bugs in it and after we complained we were moved to a nicer room that still had loads of bugs. Breakfast was very average.

A beautiful location with a building that has character and history. The gardens and views are beautiful.
The hotel is really badly equipped. You cant even make a tea/ coffee in the room, no mini bar, no restaurant or hotel bar. You are completely in the middle of nowhere and it would be great to have these things accessible since you cant really easily get to anywhere. We came during low season but the hotel was empty and felt quite scary, empty hallways and rooms and very dimly lit… it wasnt cosy and inviting at all. Although our room was really nice with a lovely view, the whole place could be a little “modernised” with new shower heads and better lighting. The empty hotel spaces were giving “dracula” vibes with the old chairs and decoration choices… the building and gardens are so beautiful its a shame they dont have more “life” to it… the breakfast was very mediocre. Overall this property could use a little TLC to make guests feel more welcome. You should consider reading peoples reviews since many have suggested a tea/coffee bar for years and you have not listened to their recommendations which is a shame. It has potential but its lacking :( although the location is nice, keep in mind you are far away from any shops/ restaurants and if you want to sight see i would recommend being closer to town.

The location
Some of the rooms are better than others-much better.After investigating the property I found some rooms that had better views than others.I conveyed this to the hotel management and I was assigned room 4.When we arrived at the property the concierge-a nice guy-took us to 2 rooms.One room had one window and the other looked over the outdoor breakfast area.They start setting up breakfast,which is very mediocre,at around 5am.The room had two floors and the bedroom was on the 2nd level up 4 steps.I hit my head 4 times on the very low arch at the top of the stairs.No warnings of the danger.I take blood thinners and it can be quite dangerous to get an internal bleed.The bathroom was horrible,no shower,only a wand and and old rusted fixtures and very pedestrian toiletries.Breakfast is a buffet.I have been to much better throughout Europe,much better when considering this hotels ranking and status.I mentioned several times that I was very disappointed in the hotel,particularly about my room.I have correspondence from them on Booking.com which indicates ‘don’t worry Edward we have booked you in room 4 with views of the pool and and Florence’.We ended up looking over the breakfast area.Very disappointed especially after the staff agreed that a mistake was made.It turns out I was bumped out of my room because they had a better customer who comes every year.Thats fine from their part,but not from mine.If I had known about my room change I could have simply cancelled and stayed in another one of the fine hotels around Florence that I have stayed in.Instead I was given the old bait and switch.The one and only reason I booked this hotel was for the view and the grounds.This was one of the worst hotel rooms I have ever stayed in.In a lovely spot that’s all that I can add.I don’t usually review a bad situation but this was horrible.Also beware of the bed which had steps on one side that required navigation immediately after getting up.Ridiculous.

Booking.com tried to take money from me, luckily my card declined it, but even though I asked the hotel why (and there is no way to ask booking.com directly) I did not get an explanation as to why this happened

The location of this hotel is quite simply stupendous. It has the most amazing view overlooking Florence. There is a lovely path down to town through olive groves - about half an hour's walk to the Pitti Palace. The building is also spectacular - stunning ceilings and lovely loggia. Charming staff - very low key. Breakfast is fine - v much help yourself.
It would have been nice to be able to make a cup of tea/coffee in the room. The soaps etc were v basic and my bubble bath was removed so I had none for the second night! However I don't really care about all these very minor points as it is the most stunning hotel.

The location is incredible. We really found this to be such a lovely spot to unwind after visiting friends in Florence. I honestly can’t imagine staying in the city when you have such beauty only a 10 minute car ride away!

Amazing historic property with literally the best view we've ever had. Really unique and in a fantastic location. Super comfy sunbeds around an indredible large clean swimming pool.
Staff were friendly but difficult to find especially down at the pool area, so couldn't get drinks, towels etc

Suite number 7 was very big but too close to the breakfast room so expect to be awake when the first guests arrive, plus we had the doorbell ringing all the time as the room is also adjacent to the lobby.
Finally AC was not very efficient as it was on the opposite side of the room (which is very big !)

An absolutely stunning hotel, grounds, and staff. Everyone is so friendly and accommodating, from the front desk to the pool bar. Had the time of my young life walking around the gardens, swimming in the pool, and spending time with the cats & donkeys. The room was spacious, comfortable, quiet, with a large window that opened up to the sounds & sights of the garden and landscape (and the moon!). So many spaces throughout the hotel and grounds to sit and enjoy the view of Florence from above. Truly one of the most magical places I’ve ever stayed. Hope to one day return and spend more time.

Loved everything about this place ! Such a charming hotel with beautiful gardens and great views Florence. This hotel is on a hill top just outside the chaos, a 10 min drive away. We had such a relaxing and quite time and even our two year old enjoyed playing in the pool, the gardens and the lawn. The weather was perfect too and we had the best evening ever in Florence. We were awestruck by the attention to detail they had put to the decor, the murals on the roofs, the furniture and the fixtures. The breakfast was perfect too. We will definitely come back to stay here for longer.

Loved the quiet location, the amazing view and the pool.
Rooms are unfortunately very, very different. We arrived thinking we would get the suite we had pictures of in the booking, but were first offered a completely different room. After some discussion and a few phone calls we got the room we had booked. It was large and beautiful with a very comfortable bed and views to die for.

The food and drinks service does not work at all! We were aware that there would be no restaurant for dinner in the hotel, but no problem as there are so many good ones in Florence. However, there was no one at the pool bar to serve drinks most of the day. And the service at breakfast was non existent. Only one poor girl to take orders for coffee meaning we got our coffee after having finished eating. One day there was no eggs left in the kitchen (!!) and plates with meat, cheese etc were often empty. We complained and got compensation, but I would have wanted to know so I choose to write it here anyway.
The hotel has potential to be fantastic but some things must be improved urgently!!

The breakfast at the hotel was excellent, they had fresh fruit and pastries along with cured meats and cheeses. You can also order eggs and cappuccinos from the hotel staff. It was a very nice spread.
The lighting in the room was just okay, but that wasn’t a surprise given the age of the property. It didn’t negatively impact my stay.

Too cold and raining to experience the pool. Walked down the road as the short path to the city was wet and muddy. Would have liked tea and coffee facilities in the room. However available in the bar and orangery.

lack of people, I understand we stayed in the hotel in winter for low season, but during our whole stay we only see 2 stuff in this huge building. it’s scary and really inconvenient for us. also no proper breakfast, swimming pool was under renovation, it’s like bnb instead of a 4 star hotel, if they charge us half I think will make more sense.

Hotel was very modest in there description, they did inform us that the “pool” had just been closed, but that was not disclosed on the website? Fun friendly saff! Would stay there again.

The staff was attentive and accommodating. The property grounds are well-kept with a beautiful view of Florence. There’s a terrace to enjoy your breakfast and bar on the ground floor. The rooms are spacious with original furnishings. The hotel offers a cooking class which was a great experience with the owner, Anna. And the location is quite close to the city, a perfect distance away from city noise but a short taxi ride to the center. I will most definitely stay here again.
In the suite that I was staying in, there is a beautiful tub without a showerhead and the water pressure is a bit low. And possibly having screens on the windows could help with ventilation and keeping mosquitoes out. But I still enjoyed my stay.

The location, the view, and the gardens were great. Staying at this hotel was like being transported back in time. It was also very peaceful and quiet. The front desk staff and the cleaning crew were very friendly and accommodating.
The hotel is old and it does show its age. The wooden floors creek and the big gothic rooms are not well lit and can feel a bit sad. My only real complaint is the lady that was watching over the breakfast area, she was not very nice, nor welcoming. First words out of her mouth were not “good morning”, but a very dry “what is your room number.
