Great location and comfort, inconsistent service.

The apartment is comfortable, the beds are very comfortable and the views are fantastic. The location is ideal. During our last night, we were assisted by Victoria, who was very kind and helpful, and her attitude clearly improved our experience.

Upon arrival on the first night, I had to wait a few minutes as there was no one at reception. The staff member who assisted me seemed to be in a bad mood, and communication during check-in was not smooth. The following morning, I went to get coffee. The night before, I had called and was informed that I could collect coffee at reception since I was staying two nights. However, the next morning I was asked to pay for it, which I do not find appropriate for this type of accommodation. The two staff members present were unfriendly and communication was minimal, as they only repeated that payment was required. As I still needed to stay in Rotterdam and changing hotels at that moment was not convenient, I decided to book one additional night. Cleanliness could be improved, as the walls were quite dirty and some items were damaged.

Really good location and views

The studio had an amazing view, it was very clean and tidy. Kitchen had everything that's needed.

The only downsides that I had were the beds weren't a double they were 2 single beds together and they kept on separating while in bed. The heating wasn't really working either but the staff did say they had people looking into it but it was the weekend when I was there. And this isn't really bad but the TV didn't have any smart functions so normal channels only.

Nice location and professional staff; outdated and poorly kept up rooms.

I’ve stayed here often. I like the location and the size of the units.

It wasn’t clean. There was mold in the shower. Brown stains on the floor. The shower faucet came off in my hand. The closet door did not open (this was fixed by efficient staff). The bathroom itself had cracked paint, and the entry way linoleum was also cracked. This was my sixth stay, first in about 1.5 years. The quality had gone down dramatically and I won’t stay again.

The hotel is in a very good location.

There was visible mold in the shower, a broken mattress, dirty and calcified water taps, damaged furniture, stains on walls and floors, and an unpleasant smell that never disappeared. The shower head and fixture were loose and kept falling down, the lamp cable was damaged, and the balcony felt unstable when walking on it. Creating clear safety concerns. The windows had not been cleaned for months, and the TV did not work. The apartment was far below the advertised standard and not hygienic or comfortable to stay in. In addition, the staff at reception reacted dismissively and unprofessionally, without apology or solution.

A great stay. Central, clean and helpful.

Great sized space, very clean, central location. Balcony was really nice to have and great to watch the city go by from.

For me, the spaces could be more colourful but appreciate the white aesthetic is on-trend and appeals to most. A decent sized glass for water would have been nice. Maybe some fruit tea bags. Some signage for what to recycle and how for non-dutch guests who don't want to create more waste than they can.

Good Location and close to Centraal station. Good facilities within the Penthouse suite

The staff at the desk are non existent and uncaring unfortunately. The property is well used and not maintained to a high standard. The penthouse requires updating as looking a little tired through wear and tear. Cutlery wasn’t clean on arrival and some of the crockery items had chips. Bathroom had mould and musty smell.For this reason I believe its slightly over priced

Needs maintenance. Peeling paint, black mould in the shower, stained carpet, stained curtains. Our room (sixth floor) was getting patches of underfloor heating from the ceiling below. Nice in winter, but we stayed in summer.

We had an amazing time in Rotterdam. What friendly people!

The location was incredible. We went to Rotterdam for the North Sea Jazz festival and we could get there on public transport in 15 mins off-peak. We loved the glazed walls and the balcony. The room has been originally designed and decorated to a modern and high specification but needs a little bit of attention to get it back to that standard.

There were stains on the footstool/table in living room. The plugs in sinks were dirty and one of the sinks was not draining till we asked for it to be fixed. The TV mount was broken and the TV was sitting at an angle.

Location of the property and the layout of the apartment.

1. The apartment had a terrible stench. Complaints fell on deaf ears. 2. While the apartment was clean as such but the stench coupled with sofas with stains, dining table with stains, bathroom corners that had mould etc. made it feel unkempt and untidy. Overall feel was very negative. 3. Unhelpful staff did not help either. While manager Mildrid was polite and understanding but rest of the staff did not seem to be bothered. Felt like they were there just to warm the seats at the reception. 4. No intercom to reach the reception. So either you call them using your mobile...and 3 out of 5 time calls go unanswered or you make a personal visit to the reception. Overall seemed a waste of money.

Overral, a nice place to stay

A large, light, modern hotel room.

The view wasn’t particularly impressive - most of what we saw was the roof of a neighbouring building (we were on the 8th floor, and the other building was around 6 or 7 storeys tall). Washing machines and dryers are only available for larger units, even though this one was over 80 square meters and would easily have space for one. For some reason, the sofabed was already made up as a bed, which made the room feel like it was set up for four people.

Room 234 on floor 17 had a musty smell. The shower area was unclean. There were moldy areas along the shower floor and wall areas. The hallway had a taped crack floor. Plus a chipped crack near the kitchen area of hallway.

We love our stay in Urban Residences. We will book again next year for 20days.

1. We love the location. Everything you need are just downstairs. Groceries, coffee shops, malls and restaurants. 2. The view was excellent. We were surprised upon entering the room to see the scenic view from the windows. (Zara Shop kept on calling me from the window!!) We can watch the Beautiful sunrise while having coffee everyday! 3. The open layout of the room was very nice and just I really really liked it. Very modern. We have everything that we need just like the comfort of our home. Our family of 3 have enough space to move around without over crowding each other. 4. The staff were helpful, if you have inquiries they are very accommodating and always pleasant.

Cleanliness. The room was clean but maybe I was expecting more. The Toilet bowl needs deep cleaning; sink needs to be checked (i used cotton buds to clean the inner part of the sink); floors should be polished some more since there are cracks on the paint; the dinning chandelier needs to be reattached as it is about to fall off; oven needs thorough cleaning ( we cook everyday for breakfast); dishwasher has no salt (it keeps on asking for salt) thus we have to wash the dishes manually; it is time for either curtain change or curtain wash as they are getting a little brownish already; terrace have some molds from rain/sunlight so they need to be scrubbed; and ventilation on the ceiling needs to be cleaned as the rooms smells at some point. These are things we won't notice if we only stay for a couple of nights. But since we were there for 11 nights, and loves to stay in the room, they became noticeable.

We really liked the view. The apartment was very spacious. A bonus was the parking space. We really liked our stay there.

The washing machine couldn't start because it didn't have salt, so we couldn't wash our dishes. The storage room was dirty.

The view is pretty nice, and the fact that is close to the station is a good thing.

The overall aspect of the room (and building) is pretty dirty. The room had a sofa that needed for sure a deep cleaning, the tv was old and dirty, and the floor was not made of wood, but some kind of cement that gave the impression of dirt as well.

Only stay if you’re desperate.

The location.

They could not get the heat turned off until our last day there and the fan they provided hardly moved any air. We had to sleep with the sliding door open for cooler air but that let in the city lights and noise from the street, including the trams. It took 4 trips to get our access card working, the sheets felt like they were washed with starch and the shower was moldy. When we went to leave the garage lift wouldn’t work.

The location and view - loved the penthouse!

The frequency of the cleaning too few - should have communicated. The property showing a little age and not as clean as I would have thought based on the pictures. TV went out - needs refresh. Did not warn us about Carnival based on our day of arrival - could not get taxi from train station and had to lug bags and two kids through a zoo!
