The room was lovely, bed was comfy, had socket for phone charger, had TV, and the shower in the bathroom was great with shower gel suitable for sensitive skin, plus hairdryer which was necessary due to torrential rain when we arrived! Location really good for nightlife, and breakfast voucher for 24/7 nearby cafe which was good, then easy walk to airport.
Had issues trying to call to be let into the property, the rain making it difficult to call (not the owners fault!) the bathroom was across a shared hall, but it wasn't listed as en-suite. TV was a little difficult to set up without a bit of technical knowledge, but wasn't there to watch TV all night!

The attention to detail, the decorations, the general atmosphere. The vouchers for breakfast at a nearby café were a plus.
I would have had an easier time with an ensuite bathroom, but it was private and well equipped. The only thing is, I could have brought slippers for the walk to the bathroom.

AC was broken (picture) so I had to open the window, but because it is on the street so much noise and light there till morning, so we could not sleep at all

There is a kitchen but it's forbidden to use it which was weird for me

This one by far not worth for money at all, Pisa is a cheap city but we paid more than hotel in Milan and Rome with 0 facilities

We stayed for just one night, and the main plus was the paid parking right downstairs, very convenient if you’re driving. Pro tip: parking is actually free from 8 PM to 8 AM, but no one tells you that, we only found out thanks to some kind strangers passing by. So make sure to only pay for the hours outside that window.
There’s also a SPAR grocery store just around the corner, and for breakfast you get a voucher to a café nearby, right on Vittorio Emanuele Square: not inside the hostel itself, but close enough.
I’d say this isn’t really a hotel or a hostel: you’re basically just renting a room. In our case, the room had only a chest of drawers and a TV with a video console (in Italian), but no fridge, no cups, no cutlery, and not even enough outlets to charge basic travel gear like phones or headphones. Honestly, a mini-fridge and a couple of mugs would’ve been way more useful than a TV setup.
The bathroom was private but located down the hall, you need a key to access it. The air circulation wasn’t great, so it felt constantly damp, which wasn’t the most pleasant.
The communication around check-in also felt a bit sketchy. Even though we booked through Booking.com, we received multiple scammy-looking links asking for passport photos, some through email, others via WhatsApp: not ideal when the number contacting you isn’t even a verified business account. It didn’t feel secure.
And we felt very rushed during check-out. Check-out is listed as 12 PM, but we were being messaged starting at 9:30 AM with reminders to leave and we checked out at 10:03! After we gave the keys to the cleaner, no one updated the owner, so we got extra calls asking where we left them. The whole self-check-in/out process could really use more clarity and less pressure.

The location is perfect, close to the train station if you need it and just about 25 minutes plasant stroll from the Leaning Tower. Our host was waiting for us and let us in even though we arrived about 2 hours earlier.
The parking was advertised as free and that is why we chose exactly this place but it turned out it was paid during the day and free only 8:00PM-8:00AM. The breakfast was provided at a bar nearby but it only included a cup of coffee and a sweet croissant, which was in no way a proper breakfast for us travelling with teenagers. I undestand that it it is the Italian way but if we knew in advance, again, we would have chosen a hotel with a real breakfast as we had had other choices.

All the restrictions, noise from other rooms, walls are super thin, you can hear neighbour using the toilet. Shower - warm water 2min and then it gets cold.

Location was good, easy access by public transport from train station. Area was quiet, no noisy activity. Rooms were good enough and self-check-in was convenient. Have the facility to leave baggage after check-out time so that day activity can be done before moving to next destination. Breakfast arrangement is in a nearby cafe. We were family members of four adults, given two rooms. Overall good and we enjoyed our stay.
No lift if heavy luggage needs to manage if in upper floor.

Location is really very nice. A big plus that one can check in and out independantly.
It was a bit sad that there were still signs in the kitchen and chilling area that due to covid guests are not allowed to use them. This leaves you with bed and shower only. I travelled quite some places in Italy during summer and autumn but I have never seen these remaining restrictions. I think desinfection of common spaces could work.
One more thing to note is that shower is not in the room. One should go through the common kitchen and use a key for that.

Great location for the station and the square with the main shopping street. Had a lovely little Christmas market and ice skating rink. You can also walk to the airport quite easily in around 20-30 mins - which is handy to avoid being ripped off by the local taxis who insist they take cash only as card machine wasn't working (or some excuse) but then suddenly it appeared out of the glovebox working fine just as I was about to walk away.
The room was very nice - high ceilings - with a murphy bed and a small corridor that leads to a door to the kids area who loved the bunk beds. As it's on the first floor it was easy to get to - don't expect great views overlooking the city obviously. Owner was easy and friendly to communicate with, and he left good instructions with pictures (which was a nice touch) for how to check in-out and we were able to leave luggage after checkout which was great.
Wifi was really good too. The entry doors are half size for some reason so you need to use the shoot bolt to open the one without the lock if you have big luggage but they looked nice - a sort of boutique hotel kind of look.
The bathroom: shower area was very mouldy, needs regrouting/re-sealing really. There was also water damage to the bottom of the bathroom architrave where people clearly like to leave puddles of water after using the shower or not using the sliding door provided. Would be nice to have a shelf to put stuff on by the sink/mirror.
Had to leave cash (euros) for tourist tax in the room, I prefer to pay by card if paying remotely as there is indisputable proof of payment (which is how I paid at the previous place in Italy).
I turned on the heater as the radiators were not yet on one day as it was getting a little cold and when I went to turn it off about 15mins later, noticed it was dripping water - possibly from all the rain on previous days, so something to keep an eye on.
Says on the website there's an iron? but I couldn't find one in the room - we didn't need one but just thought I'd point it out.
The breakfast at the local cafe wasn't brilliant as limited selection and limited portion, i.e. 1 croissant and a coffee but better than nothing. Kids had milk with chocolate which they seemed to like. It's also outside only - so in December this could be cold but it wasn't too bad on the days we were there. Guess this is a temporary measure until the kitchen is allowed to be used once again.
Found it strange that there was a piano taking up space in the small hallway and then a message saying it is forbidden to play it - so I wonder why it is there?
Speaking of which, sound travels easily in this building, could hear upstairs people walking about, and other rooms have external bathrooms so could always hear when they were going to use it. Conversely they could probably hear us when we left our room! Didn't bother us but there's probably not much you can do given the layout without extensive and expensive sound proofing. At this price point and the fact that we didn't stay long it was fine.

Very good location - just a few minutes away from the train station. Place is calm and very clean, with personal touches. There is a shampoo and hairdryer. Breakfast included (hot drink and one pastry). Smooth check-in with detailed instructions
I spent there two nights and never had a chance to have hot shower, in combination with cold flow and cold bathroom taking shower is more like a torture than pleasure. There is a kitchen but it's not allowed to use it. There is very poor isolation between the rooms.Breakfast is in a cafe with tables outside which is nice for summer but not for November when it's raining, all tables and chairs are wet and heating exists but is not turned on

Was a treasure hunt to reach the place. No staff avbl at the apartment but was coordinated well on whatsapp. No kettle or access to kitchen. Could have been better.

Host was very nice and gave us all necessary information prior to arrival and also about the town sightseeing. It’s ok for 1 night quick stay.
The walls are paper thin and you could hear absolutely everything (chair moving, people talking/walking, doors). The room door jammed every time you wanted to open/close the door, so had to use lots of power.
Breakfast was in near by cafe, with only coffee and croissant choice.
