“Stunning view and great potential, but many amenities didn’t work and the hosts stopped responding,

The Belvedere rooms are beautiful, with an unbeatable view and a fantastic location close to everything. The quality of the rooms is very high, and at the beginning the communication with the hosts was excellent. They even arranged a taxi to pick us up from the airport and offered to help with anything we might need, such as restaurant bookings.

The bathrooms are modern but have no windows or natural ventilation, and the extractor fan didn’t work. The heated towel rail didn’t work either, and the TV inside the bathroom was also not functioning. There was a large bathtub that looked amazing, but it didn’t have the special stopper needed to use it. In the bedroom, the TV had many apps available, but none of them worked — for example, Netflix required a personal login, which usually isn’t how it works in international accommodations. We also paid for a stay that included breakfast, but we never received any breakfast, and we were never given an explanation.

Hot stay

Location and room were beautiful and the hostess who greeted us was super helpful and accommodating.

The air con did not work properly so we had to open the windows which didn’t give much relief it was very hot. With windows open it was very noisy so didn’t get a great nights sleep

Locations and views.

The location was excellent with a great view out the bedroom window. Also loved the shared rooftop balcony. Room was big and had all that was needed. Breakfast was great too

The communication from the host was a little slow but ended up ringing direct to get answers.

Appalling Customer Service - do not stay here

The location was perfect and the well proportioned, modern decorated room was good.

There was no WiFi and both TV's did not work. The fan in the bathroom also did not work. The first two issues were highlighted straight away to the host and she said she would send people out to rectify this the following day. This never happened and then she stopped answering any of our messages - calls, texts and emails. This was completely unacceptable. The lack of WiFi is standard and without this we couldn't watch anything or go on any devices. Customer service was appalling.

The stairs up three floors are a killer

This is a third floor walk up that is not represented in the booking materials. Three very high floors / 75 stairs. They claim parking, but it is street parking not their lot. They say breakfast but it’s actually at a restaurant 1/4 mile away. Frankly they don’t lie about the property they just don’t tell the truth. And the young lady who represents them takes no ownership of this deception.

Great place, would visit again.

Great location, the room over looked the marina and the promenade. Use of the rooftop terrace was a nice feature and the breakfast voucher was a nice touch, the food was very tasty.

We were able to store our luggage prior to check-in and after we checked out. We appreciated that!

The best start to our honeymoon.

The location was prime and our room with the view was amazing, the roof top was the icing for us. Our host, Rebecca was lovely and very helpful - from when booking to after we left. We will definately stay at this place again.

Great introduction to Historic Split

What a fabulous location, it was stunning, with a full view of Split and the waterfront, sufficiently far away from the Riva and with it's own little group of Restaurants down below. Our first visit to Split was made by this appartment.

There was a lovely large comfortable looking Bath, but no bath, meaning that we were unable to enjoy a relaxing bath.

Stay away from this 80 stair walk up, despite the view and location!

Location and view was nice, but not worth it when you factor in both NO ELEVATOR with 80 steps to the rooms, with NO parking, despite them claiming there was parking. The parking was City/street parking with a fee. Worst was they know there is no elevator AND they consciously don’t make that known to prospective renters. This is dishonest!

Third floor walk up, with 80 stairs. No one to meet and check you in. Street parking metered by the City, when they strongly infer they have parking. Just a dishonest operator

A brilliant place to stay to get to know Split.

The room is in a wonderful spot, with an incredible view over the water and Split. Having a sundowner on the rooftop was a treat.

Just getting suitcases upstairs but that was minor and worth it.

What a delight, we booked just for the night but wish we could have stayed longer and being able to have breakfast on the restaurant by the waterfront was a lovely addition. Staff are so welcoming and lovely

Superb stay at a great property.

Had a great stay at the property. Its location is superb. Restaurants and supermarket nearby. We were three friends and the room size worked well. Host was also very responsive and available to answer all questions. Breakfast was also nearby at a restaurant and tasty. Highly recommend and would stay again in the future.

In a normal hotel, the room would cost 2x. Value worth the extra effort finding it, climbing stairs.

Room was clean, cool, and perfectly appointed with everything needed for our stay. Bathroom was 5-star. Great views as promised.

It was difficult to find - not technically a hotel but a floor of an apartment building. Outdoor signage was very small and easy to miss. Without help we would have spent a hour trying to locate the entrance, which is beside the restaurant. Recommend messaging the property at arrival to save time.

Fantastic views, great location , and comfortable room BUT…….

The location, views and comfortable room

No parking despite being advertised as valet parking, garage available . We did find a public parking garage close by but it was hard to find an available space and I had to wait an hour in the car for someone to leave to get a parking spot It is not a hotel which is what I had been looking for in the search engine. There was no assistance with luggage and or elevator and it was 3 floors up which I would not have chosen had this been advertised better no breakfast available. Was advised that I would be given a refund as they had not provided details on same and when I called them as they didn’t respond to texts they said it finished at 1000. No refund received to date.

Perfect Location, Amazing Views

Perfect location, view exactly as the photos make it out to be, had everything you need in the room including a smart tv if you want to watch your favourite shows at night. The terrace was great to catch some sun & relax away from your room. The few flights of stairs didn’t bother me at all

Great Location and Views, with Helpful Staff Despite Booking Glitch

The location of this place is simply brilliant—right in front of the promenade. The room has multiple windows offering great views. The apartment was clean, cozy, and had a relaxed atmosphere. A truly pleasant stay!

There was an issue with double-booking, and unfortunately, we didn’t get the room with the balcony as expected. However, the staff were very helpful and resolved the issue quickly, which we really appreciated. There's a huge terrace on the floor above us, which served our purpose.

Beautiful location, up four flights of stairs.

The location and views are amazing! So beautiful and well located but it was also very quiet. The room was lovely and the bathroom top notch. There is also a roof deck that has amazing views and free beer/water.

It is a four flight walk up. If you have mobility issues it would be really difficult. Also it is very hard to find. Fortunately the host contacted us just as we were feeling lost. Ideally, they would have included more directions and guidance in our confirmation.

Good stay for a short amount of time

Amazing view of the harbor from the property and easy walking distance to several restaurants and shops. Room was clean and bathroom was spacious. Host also offered great recommendations for food and drinks

It’s more of rented rooms and not a hotel so there’s no lobby or reception. The rooms are on the 4th floor and no elevator so lots of stairs. We booked for 3 people and had a king with a twin bed but the twin is only good for a small person as it’s not very long.

Good, but a bit expensive

The room was clean with a big bed and a big bathroom. The view was amazing. It was very clean and well decorated, the towels were changed and the bed was made. There is air conditioning. We received breakfast vouchers for one dish and one drink - a free orange juice or coffe at a nice cafe a few minutes away. There are only 3 rooms available, which makes it more comfortable without a lot of neighbours. Rebecca, by whom we checked-in was very kind to wait and free a space for us to park the car for free infronrt of the Belvedere rooms.

It can get very hot during the night and it is loud outside at this location. Also we didn't receive vouchers one day for breakfast, which was not really a problem, since we weren't planning on going that day anyway. But there should have been, because it is included in the price. There are only some free spaces for parking, which do not belong to the Belvedere rooms and are always taken. Overall it is really pleasant and I do not regret staying there. However, you can find similar rooms for cheaper on AirBnb, but without the breakfast, of course.

A perfect window to Split! Clean comfortable and in the perfect location

The view from our room was spectacular. We could walk right down to the boardwalk of the old harbor. It was a clean comfortable room that invites you to just sit by the window and watch the world.

No elevator so had to carry luggage to the 3rd floor. The owner helped with one suitcase which was really helpful but we were on a long trip and we had two suitcases! So I had to carry the other one.

Everything regarding the accommodation was pleasant. Location, equipment, hygiene.

The hotel manager told me that breakfast is held at the Bokeria restaurant from 8 to 12. When I arrived at the place, I found out that the restaurant is open only from 12 o'clock. I tried to resolve this situation with the hotel manager, but she stopped responding to my messages. Now, after more than 2 months of trying to get at least my money back, I understand that this will not happen.
