Overall very good . The room was very nicely designed and massive although the bathroom by comparison was a little small although adequate. The staff in general but in particular breakfast service was excellent.

The location although that’s hardly changeable ! The closest water taxi point was only a four minute walk away but a very difficult walk when having to carry heavy bags up and down steps at a canal bridge and specially in 34c temperature. Very much appreciated was the hotel porter who met us at the bridge directly in to the hotel to carrry our bags over. There was not a lot very close to the hotel although not too far to walk towards St Marks Square if it hadn’t been for the high temperatures.

The breakfast was incredible with traditional Italian, freshly made and slightly different offerings each day. Staff were very friendly and setting was intimate but bright and airy.

The reception area and common spaces were beautiful and created a very positive first impression. The hotel’s public areas looked elegant and gave the appearance of a high-quality property.

Unfortunately, the rooms did not match the standard suggested by the hotel's common areas and felt more like a three-star hotel. Our first room had a very unpleasant smell, which made us uncomfortable from the start. We were also disappointed that breakfast was unavailable, even as a paid option, and the explanation provided did not feel very customer-focused. As this stay was booked for my mother's 70th birthday celebration, these issues were particularly disappointing.
