Perfect short break

The house was absolutely beautiful. Everything was to a really high standard. comfortable beds and the most amazing bathroom. Parking outside the property and an easy walk in to york. I wouldn't hesitate to stay here again.

Beautiful home to accommodate six ladies for a weekend of shopping eating drinking and catching up.

Lovely clean home only 15 minutes to shambles. Enough seating for all of us and plenty of utensils/ kitchen equipment too. Beds super comfy and main bathroom a dream. Once we got the heating sorted it was lovely and cosy. Just a note that the temperature gauge is in the kitchen to work the radiators in the main lounge and dining area not the one in the kitchen under stairs cupboard as that seemed to work the under floor heating for the kitchen.

All good. Previous people must have left their rubbish out in the back garden and cats had ripped the bags open.

Lovely house and all well organised for visitors

Very clean and very comfortable in a quiet area close to York centre. . Feeling of space. Lovely and warm when we arrived on a cold evening and the lovely touch of the Christmas tree made it welcoming ...we appreciated and we're impressed. Lots of towels great bathroom and plenty of hot water. comfortable beds and bedrooms. House well equipped. Number 6 bus from Fourth Avenue shops was a short quick walk and fast into town . Would love to go back.

We were there in December so difficult to be sure but perhaps for summertime visits the garden could be more welcoming.

Great location, quiet street and near local shops and a few restaurants. Easy access with a car.

A few things like some curtains could do with changing / rehanging and there was a limited amount of cutlery for the 6 people who stayed.

Excellent property and location.

Great lounge with ample seating. Very well equipped kitchen. Ample towels, excellent bathrooms.

The outside area was very dusty, lots of cobwebs on seating and not enough for the amount of bed space so we didn't use it.

Ok, could be amazing.

Excellent location! Overall a lovely house with plenty of space and beds for a family group. Nicely decorated. We had everything we needed. With some TLC it would be a top rated stay.

We had to clean the oven the first night before we could cook, the sponge we used to clean it had to be thrown straight out as it was so dirty and greasy. Most kitchen items we had to wash before we used them, we realised at the end of the trip this is probably due to the dishwasher, which also must need cleaning, as many items came out of the dishwasher still dirty. Some of the white bedding, though mostly clean, had little black mould spots, and one even looked like it had an old yellow stain on the bottom sheet. The main bathroom was amazing, the second is so small it is difficult to use, but this was made worse as no shelves or hooks have been added, so the only place you can put your towel is in the sink or on the toilet. The whole place needs some TLC, it is looking worn and tired.

Very spacious and lovely living area which was great for a group booking. Decorated in a fun and bright way. It was very bright and clean and the kitchen had a big fridge and freezer which was very handy!

We didn’t have enough cutlery or mugs/ cups. The handsoap in each of the bathrooms was either empty or filled with water. It would have also been helpful to have items such a kitchen roll and more bin bags etc.

Comfortable and spacious house just 15 minutes walk from York

Spacious clean house with comfortable beds, and pretty much everything we needed for our stay (see below for extra things to consider bringing). Communication prior to arrival was excellent. It was just a 15 minute walk to York so perfectly situated for us.

More than one tea towel would have been good, and a bit more loo roll.

Lovely house, lovely staff, comfortable and warm.

The house was well appointed, with plenty of cutlery and cooking equipment. The bedrooms were spacious and comfortable. Location was also great, roughly a 20 minute walk into York proper, or a £5 Uber. The staff were great and attentive, and they even added some little pictures around the place after we informed them we were there to celebrate a birthday!

Tiny moan.. Dishwasher needed salt and rinse aid so didn't clean the dishes properly and they had to be hand washed

Thoroughly enjoyable stay in a lovely well looked after property.

Very clean, bright & spacious. The beds were so comfortable and had everything we needed.

Could maybe do with more garden furniture. The property sleeps 8, however, only enough outside seating for 4 people.

Fine but overpriced

The bathroom is lovely. Good location, close to a bowls green, playpark, lovely cafe (2 many wines) and a co op. Bedrooms are nicely put together. Decent pillows. Overpriced

Heating seemed to be set to sauna mode and kept jumping back to 22 when we tried to turn it down. It's a bit odd to call it boutique when there's paint coming off some of the walls and argos furniture. It's a bit tricky with the dining table being on carpet. When we arrived the cleaners were running late so we had to wait a bit and then negotiate wet floors with small children. For the price you'd normally see a nice welcome basket with some essensials in it

-Excellent location only around 15/20 mins walk to the city centre -under floor heating -large dining table- great for our dinner party -large bedrooms -clean and modern - spacious stay for our family

Garden is in need of an uplift We had issues with the shower drainage in the bathroom on the middle floor
