The bed was clean
There was no reception, no joining instructions, just a handwritten note with a phone number. The room was very cold when we got there (window open and heating off; outside temperature well below zero). It took all night to get it warmed up. The "private bathroom" was on the landing (two other bedrooms) with no outside lock and no toilet paper. The person on the phone number said go down 2 flights of stairs and pick some up from another room. The bathroom had no source of heat; It was impossible to shower. There was a light fitting hanging from the ceiling. The room was clean enough, but the duvet was very thin (it had holes in it). The room was mostly taken up by the king-size bed. Very little other furniture. The walls were not soundproof (giggling and rhythmic noises from next door). Breakfast room not ready for use. Pane missing on the window on the stair, making that cold. Parking in the next street without access to the hotel. Front door was not secure overnight. Complete lack of professionalism and preparedness.

We had a good stay at the hotel. Everything was pretty clean, including the bathroom, even though it was outside our room.

Location near bus stops
We can't name this as a "hotel". No reception, no direct contact with manager if you have a problem, and we had a few. We had no hot water in bathroom, for two days. No one came to check. The bathroom has mould, and the door cannot even get closed, they are just hanged, it fell on bed one time. Firstly we were offered another room with a bathroom on a stairway, outside of the room! The rooms have irritating smell and are aprox. 6 m2, thats why they have one photo per room on web. The rooms don't have basic things like mirror in the bathroom, hangers, place to put suitcase. Overall, it's very unsuitable for 150 eur per night we paid. Over the street, is well known hotel chain Holiday Inn for half of the price. Very disappointing experience overall, even for the Booking, wondering why are they keeping this facility in the offer.

I would not describe this as a hotel, rather a room in a house. We got there and there is no signage on the door so you enter a normal house, there was no front desk, just a phone number on a piece of scrap paper to call. Was given a room in the basement, extremely small. All the walls of the entire home look destroyed, the place needs some proper repairs done. Bed was horribly uncomfortable, could feel every spring. The location is quite far out from the main area of Edinburgh. We ended up leaving a day early because we were so disappointed with the accomodation.

Unsure as to why this place has so many negative reviews, yes its not a 5 star fancy hotel but for the price that your paying its a very good deal.
Comfy bed, nice shower and located decently close to the centre theres not really much to complain about.
Plus the staff were lovely to deal with, will definitely be returning if im ever in the area again.

The shower had nothing to place the shampoo on, it has no inside door knobs. This is the risk for small people who can’t open the shower door from the top the window was not closing so I could hear everything from the street.

Very badly sound isolated. You heard everything going on inside and outside of the building. I wouldn’t been able to sleep if I didn’t bring my earplugs. However, if you use earplugs it’s okay!
The hotel doesn’t have any kind of sign or similar to announce where it is. It just looks like a normal family home. I didn’t know where to enter since I don’t want to accidentally walk into someone’s personal home. One of the workers quickly saw me and helped me nice and easy, but if he wouldn’t have noticed me I don’t think I’d find the entrance.

Breakfast was supposed to be included, but was not available at all, not even for buying on the spot.
Bed had a dated box spring mattress, which is kinda funny, because I haven't seen those for about 20 years. I'm sure you can find a decent non-special new matress in Edinburgh for a normal price, but they just don't care.

Good location, parking available close by
This should not be classed as a hotel. It’s more of a hostel. Double room with private bathroom is tiny, no space for luggage. Bathroom is very small and tiny shower cubicle. Rooms walls were dirty, bed was tiny and someone has emptied a can of air freshener in the room before we checked in. No reception, just a kitchen area/table tennis room. No staff around either. There is not even a sign outside on the building.

Clean and comfortable bed.
I booked a room with a private toilet but upon check in, my toilet is outside the room but dedicated to me. Managed to get it changed.
1. The location is 20 mins away by bus (so, don't yet fooled by the name "Central"). No cafe for breakfast in the morning if you want something else outside. The closest is 15 mins walking or 5 mins by bus. But again, it's not really ideal if it's raining. So it's not central central where next to the hotel is shops and cafes.
2. The facility is bare minimum. Shampoo was small, maybe sufficient for a day visit. No rack or play to hang your clothes. Hence, your wet towel is hanged in the toilet through a hook. Toilet was rather small but functional.
3. Check-in process can be challenging. There's no dedicated staff or check in counter. Called the phone but no one picked up. Communication with host is through Booking.com and some questions were not answered. If you need anything, it will be a challenge.
4. Soundproofing is not the best. I could hear people talking from outside the room.
5. It's rather an inn rather than a hotel if you asked me

Noise from other guests early morning,the waiting time for the checking was too long considering that we arrived in early afternoon,none was around when I needed,I asked to one of the staff member to clean my room and give fresh towels once we was going out in the morning and when we were back the room wasn’t done we found as we left it ,the dirty towel were still there where I left it and not fresh towels ,I have call the stuff member whom I had spoke in the morning but didn’t answer so I texted him and after 40 minutes or more he texted me back telling me the owner would have arrived with the clean fresh towels that he turned up at 10 o’clock in the night ,great guy but new on the business and with not experience that I get it but still we paid good money also I’m glad o didn’t pay for the breakfast cause wasn’t nothing special also everybody has access to cause none is there,another thing is the water last day I had cold shower cause after 30 minutes try to adjust the temperature I gave up and my niece she had the opposite problem the water was boiling hot and wasn’t turning cold or warm!!I suddenly I’m leaving this negative review in a way that the owner take care about and this place and be more present and grow is experience so he can train his staff members too!

There was nothing about the property I liked
The pictures do not depict anywhere near the room we were given. At point of booking, I was led to believe it was an en suite room (and money spent on the room). After confirmation and money taken it changed to “shared bathroom”. It looks like a house from outside with a number used for household bins on the door. I was concerned I was entering a family home initially. I directed a man also looking for the “hotel” when I came out to take our overnight bag in as he was confused also and thought it was houses. No parking available as it’s all residential and your car will towed if you park outside. Staff told us we could park on main road outside which is a bus lane!!! We had to park three streets down. The room smelled of maybe vinegar but a strange smell which meant we had to leave window open. No wardrobe, the bedside lamp was on a stool and kept falling off. The kettle was the opposite side to the cups and tea/coffee as there wasn’t a plug point but that meant the kettle was above the plug point for the TV. The shared toilet was two corridors away and by the morning was covered in urine. The bathroom had a food waste bin and bag for presumably feminine hygiene products.

On Booking (and confirmed by private chat) the host ensured me baggages storage before check-in. When we arrived we found an opened door with nobody inside. We tried to call several times and wrote on chat, but in the end we had to pay more then 20£ for a private storage at Inn Hotel.
After a quick view we noticed that all the door were opened, so everyone can enter and take what they want. That's so unsecure and unacceptable. Then the clean guy told us that there's no a locked e safe place where to put our bagages and we could leave it under our responsability just behind the door.
We came later for check in, and again we found the same scene. Door opened, nobody inside and horrible condition. After a few minutes and some call (with no response, again) he wrote that the key was in the door in a basement.
Inside we found a very humid and dirty room (see photos). The bed in one the worst I've ever tried: old and completly destroyed. You have all the metal springs that push on you back. If this one is the only one alternative to sleep before a flight (the only good thing is the position), is better to do overnight at the airport. Go Away!

The hotel is small and situated in a quiet residential area. The bedroom was clean, and the bed was comfortable. The hotel is located on The Airlink100 bus route from the airport, stop for the Zoo. It is about 15 mins by bus into Waverly, city centre. Convenient for short stays and rugby matches at Murrayfield.
The room,standard king-size, was smaller than envisaged, and the ensuite was tiny. There was no closet space. Access to rooms is by stairs only, which could be challenging for some. I stayed 3 nights, and the room wasn't serviced during that time.

The bed was very comfortable and the location was great! The shower pressure and temperature were also very good, but this was negated by the size of the shower cubicle.
Well, there was many things that were just disappointing about this 'hotel'. Firstly, the room was TINY - not at all what I was expecting. Especially the bathroom - I practically had to fold myself into the shower (which didn't have a handle on the shower door, so getting out was interesting). I think it's to be expected that showers can be small in hotels, but this was absurdly so in my opinion. There was also no shelf or space to hold any toiletries in the shower cubicle, so I had to place these on the shower floor and then find a way to contort and slide myself down to use them (which was also not that practical, because with the limited space there was nowhere for me to actually wash myself without it instantly being washed off). Further to the space issue, I banged my knees on the door frame trying to back out to dry myself after a shower every time, and there was also a clothing rail attached at head-height between the bed and the wall (the gap which was only a couple foot wide), which I almost had my eye out on a couple times. A trivial issue to finish off my comments on space, but the 'writing desk' advertised is basically an IKEA shelf, and I couldn't imagine writing on a postage stamp on it.
Secondly, out of the two members of staff I met, half were professional. The owner greeted me and was very welcoming, and offered me the continental breakfast at a reduced rate as advertised on here (£7.50 per day). When checking out, the person I spoke with (who had no indication that he worked for the property, so I was met with blank expressions by a few guests in the communal area when I said I would like to check out) told me rather rudely to leave the keys in the door, which I was never told, and when I told him this, he just stared at me blankly. I handed him the keys and left.
Thirdly, my room wasn't cleaned during my stay.

The hosts, especially the assistant, Fortune. He spoke with me when I couldn't reach the host. The breakfast was good and that communal space was clean.
The floor wasn't clean, the host was unreachable during the day (including the check in period). I asked to leave my luggage early and there wasn't a secure place to do so. It was very expensive for the service.

Fixing the broken lock on the front door would be nice too. It was actually hanging off. Looks shoddy and also reduces the security of those staying.

It was 3.30 in the afternoon and the common area which serves as the breakfast room was in a shocking state. Bags of rubbish, filthy surfaces etc. They need to get this sorted or people will not stay.
On the plus side my room was quite nice. Bathroom tiny but generally OK apart from the fact there was a problem with the shower draining. If another person does not notice this and keeps using it, it could overflow into the room underneath.

Didn’t like it. Didn’t stay.
The hotel was not really a hotel, more of a rooming house. Bathroom was perhaps private but out in the hallway. Many steps and no elevator. Breakfast bar looked subpar. No sign even to tell us we were at the right place. Clearly this was the wrong place. A fine neighborhood but not central at all. Convenient to the Zoo but that’s about all. Way off the beaten path. This was not as advertised.

En-suite shower heads too big for the space. Doesn’t allow doors to open fully. En-suite door came off too easily from its track when we were unlocking it from inside and fell onto the bed! This is a safety hazard.

Shared kitchen had issues: overflowing rubbish, lack of instructions or guidance, disorganised cupboards, tiny fridge (too small for all guests), no one there to clean up after (paid) breakfast. We had to clean up after other guests!!!! If you are fully booked or busy, someone needs to man the place to keep it clean and tidy. Not enough seating at breakfast as well - maybe more chairs if separate all tables.

We liked that it was a clean hotel.
We didn’t like the fact that the Wi-Fi in the room wasn’t working properly, and the bathroom was far too small – I could barely move inside. The staff member who received us still has a lot to improve in terms of customer service, especially over the phone. Personally, I was disappointed to be told one thing one day and something different the next regarding the luggage storage service, which ended up affecting my day’s plans. To be honest, I wouldn’t return to this hotel, and the money I spent on transport to and from the city centre would’ve been better spent staying somewhere more central.

The name suggests a hotel in Edinburgh, but it’s a bit misleading. The room we were given didn't match the pictures at all. The bathroom was not en suite — it was located outside the room, requiring access through a shared hallway.
The toiletries provided were minimal — just a half-used bottle of Lynx shower gel and a Co-op shampoo.
Parking is extremely limited (only about 2 spaces), so we were just lucky it wasn’t busy when we arrived.
Overall, not quite what was advertised — would recommend double-checking the listing details before booking.

There are several room options. We choose one with a private bathroom. It's small but has everything to sleep and shower and has free parking outside making it relatively cheap for the city. There's good bus links right outside and it takes about 20-30 mins to most city centre locations. It's best for people looking for a stop off point to go out in Edinburgh
