Loved the location, my room was perfectly organised, very clean, cosy, warm and calm. Loved the fact that there was communal space and fruits available. So opportunity to hang out in spacious and comfy communal space. Very close to Haymarket station, perfect. And plenty of nice places to eat just around the corner

Great location in Edinburgh, very close to all the major tourist sites, bars, and restaurants. The communal areas were lovely, and there were plenty of tea, coffee, and biscuits available. Room was warm and the bed was comfy so good for a short stay.
We wish we had known about the luggage situation before planning our trip, as it meant that on the day we checked out we had to spend £40 to store our bags in a corner shop up the road. That wasn’t ideal. The shower also had long dark hairs in it, there was black mould, and it smelled of drains. The water pressure wasn’t very strong either.

I flew into Edinburgh for a match at Murrayfield and the location was perfect for this - very easy to get to the hotel and then walk to the stadium. Also very easy to walk into the city centre from the hotel.
not being able to leave our luggage at the hotel prior to check in and/or after check out was very disappointing. The alternatives offered by the hotel were handy enough, but it was a faff we could have done without.
Also, despite the majority of the hotel being nicely presented and clean, the showers in both of our rooms had black mould. They weren't disgusting by any measure, but not clean in comparison to the rest of the hotel.

All well, but no room cleaning, i was there three nights, and very very small indeed, also the size of the bed was too small and I hit my head because of that.

The room was comfortable, spacious and clean. The Haymarket Location is great for trips to Murrayfield, and only a short hop away from the city centre. The coffee machine downstairs is also a plus. Overall, this place offered good value for money in an expensive city.
The room was slightly dated in places, but nothing too much to complain about. The bathroom was OK overall, but sink didn't drain very quickly, which was slightly frustrating.

Room was too noisy. Lots of loud pipe noise when anyone in the building had a shower.
Really bright light in hall that shone through room window and poorly fitting curtain that didn’t block it out.

The property was across the road from Haymarket station which was very convenient. The room was comfortable also and just what I needed for an overnight stay. I did find a few hairs in the bathroom and a few crumbs on the carpet.
I was on the top floor (room 13 - single room) so up 2 flights of stairs. There’s no lift; I’m not sure if I missed this detail in the description before booking but if you have a sizeable suitcase you might want to go for another room.

Location was great and overall room was quite and comfortable. close to station to go both into town and towards stadium etc. Alot of great pubs very close by and easy flat walk into town and tourist spots. Heating worked great!, wifi was fine and the shared spaces are nice for a beer with friends and meeting people.
I stayed in a single bed room and to be honest was a bit disappointed. The bed was fine, but the duvet barely covered the edge of the bed all round. This made the sleep itself not so great and uncomfortable unless you are a statue when sleeping.
Also the shower head was almost not usable. Pressure was great! and shower size is fine.. but the head needs replacing and just not practical.. maybe was just my room.

Although very close to Haymarket the room was quiet and had the feeling of being secluded. Room was large and comfortably furnished. There's a fridge, kettle, plates, cutlery and plentiful tea, coffee and milk available. There's also a surprisingly well appointed communal area with a good coffee machine and fruit - for FREE! Good shower in the room.
The bedside lamps were not conducive to reading.

I got room 6, which was beautiful! The old style window was definitely my favourite part, allowed so much light in! Sitting by it after a long day walking around the city was definitely the best part. There was some cutlery, glasses and plates, along with tea and coffee. There's also a beautiful common room with a coffee machine, tea, a sink, snacks and fresh fruit, which was a really nice surprise, the vibes were incredibly cozy. The location can't get better either! Trains and buses from and to the airport stop 2 minutes away from the door! The comfort of the bed is also worth mentioning! Might just be the most comfortable bed I've ever slept on.
Unfortunately, the room had some maintenance issues which weren't terribly bad, but could definitely improve the experience of the next guests. Some floorboards felt like they were "sinking", the shower head was a bit damaged, bathroom door was quite old. As I said, this wasn't a big issue for me.

Location ideal. The room was clean. Had most things you would need and also a fridge as bonus. Also a spacious and bright communal area. Very convenient to get to airport easily for 5am. Only reason I stayed a night
There was no street noise but I was kept awake persistently by what sounded like showering and pipes and general building noise so sound proofing or building works terrible. I tried to go to bed for 8.30 for 3.30 rise but could not sleep. Long chunks of noise. Maybe I was near power rooms in basement. Maybe because I am older I hated doing everything remotely from a phone. I particularly resented having to upload personal id docs with a photo. I only wanted to stay one night from Glasgow through booking.com who have enough info about me if I caused a problem. I even had to unlock a door with my phone. For the price I think it unreasonably that you would not allow a bag drop or provide a locker. I didn’t expect to get myself in early. Just leave a bag. For these reasons I marked you the lowest I’ve ever marked a booking.com in decades and would not chose you again. The space was good and clean but you need to be able to sleep!!!! It also felt impersonal with everything remotely and digital.

- The location is super convenient. Plenty of restaurants and pub just 5 min walking, but still a quite area.

- Big room
- Single glass window, you hear pretty much whatever happen on the street.
- Self-service structure: there is no way to have your luggage stored, nobody to ask for new towel or so
- Room would need a fix, especially the mold in the bathroom

The location of the accommodation is really convenient – very close to Haymarket station and within walking distance of the city centre. Hot drinks are available at the property. The room itself is nicely furnished, spacious and clean, equipped with everything you need.
Despite the room being very spacious, the bed is very small and rather narrow. The bathroom also feels cramped. Unfortunately, it is not possible to leave your luggage there.

My expectations were low. Hotels in Edinburgh are obscenely expensive. I wanted a place to sleep and a toilet/shower, and I got it. I liked how seamless the check in was and the communal reading and eating areas were really nice.
The bathroom was in a state of disrepair. The knobs were broken on the shower, and one fell off every time I used it. It was also a little grimy. The carpet also had something grainy in it, like coffee grounds. To sit on the toilet, I had to put my feet in the shower and face in the sink.

The size of the room was great and it had a beautiful view. There was also a small refrigerator that helped for the breakfast. Moreover, downstairs, there are two big rooms where you can rest and have a cup of hot beverage for free.

There was a persistent noise throughout the night (loud enough to be heard despite the earplugs they provided) which I reported immediately. It transpired this was due to advanced Plumbing issue on the floor but would not be fixed during my two night stay. I asked to be moved rooms but was told there was no availability. It made the stay very unpleasant and very difficult to sleep.
Also the chair provided in my room collapsed the first time I sat on it. Again I reported it immediately and it was replaced that day but this is obviously dangerous. I weigh <65kg so don't think it could be argued that the chair was subjected to excessive force.
After alot of arguing back and forth I have been given a refund to the value of 40% of the booking. As this was a work stay I have opted not to pursue it further but the room really was not fit for habitation and I really do think I should have been entitled to a full refund. I wish I had booked myself into another hotel and demanded to be reimbursed. As there were no staff on site it was difficult to get across how disruptive the noise was. Its times like that they you really need staff on site to be able to assess and respond to the situation in real time and I won't stay in a hotel managed remotely like this again.

I intensely dislike this type of hotel because there was no staff on the premise to greet you or answer questions. The check-in process is horrendous. You basically have to enter data on your phone, scan two pages of ID, take a selfie, download an app and wade through all kinds of advertising. We had to assist two other bewildered guests. What happens if you leave your phone in the room? Or the battery runs out? As we arrived, the fire alarm was triggered and the fire brigade showed up for a complete inspection. Using my phone, they called the number of the property but NO ONE showed up to the hotel. Clearly, the management doesn't give a damn about its guests.

The staff were very helpful and accommodating. The location was so good, right at the bus stop with everything we needed within walking distance.

The wifi wouldn’t work for a couple of days until we worked it out with the staff. Our main issue was the bathroom. It has a lot of mold spots and it was tinyyy, obviously an addon to the old big room. By the end of our 4 night stay, we found bugs in the bathrooms’s trash

Easily accessible. Simple and straightforward check-in. Lovely large and spacious room. Lovely communal spaces with tea and coffee making facilities.
