Great location, walking distance to Murrayfield or restaurants around Haymarket.
Tasty, simple breakfast options, with strong fresh coffee. My single room with shared bathroom was fine for my needs (and bathroom sharer was clean!). Better atmosphere than a huge soulless hotel. Will definitely be back for any Edinburgh trips.
The tiny TV in my room was a bit rubbish. Not a strong cable signal and cable kept needing to be twiddled at the wall socket (Room 3). Bed was firm which suited me, but some may feel it needed an extra mattress topper. Everything else was perfect.

Nice and warm room in the evening. I liked the seat in the bedroom, and the facility of a sink as the bathroom was across the landing.

Close to city centre, lovely walk which takes around 30 min. However, threre is a bus and tram connection less than 5 min walk.

We stayed for 2 nights and 3 days. Everything was very good, from cleanliness to communication. We mentioned that we were cold at night and a heater was provided. The owner of the hotel was hospitable and friendly. The room was clean. There was everything you would need. Everything was very clean and very good.

The hotel was perfect for my needs, quiet, easy to find (on the main road from the airport), walkable distance to town (if you like walking :-), around 10 mins to Haymarket and then some more to Princess St.). I just had a single bedroom without a bathroom but that was no problem - I had the bathroom for myself most of the days. I needn't have brought a towel or a shower gel etc. because it was provided. There was even a hair dryer in the room! The room was well equipped with a TV, a sink, a desk and a chair, a kettle, tea&coffee, cups, etc. The staff were nice, quietly friendly and the breakfast (hot or cold) was very tasty! The view from my window was ok, partly blocked, but I could see the fireworks of Bonfire night in the distance. :-)
More clothes hangers :-) but I think they were 4 so enough for most people. Also, the water in the shower was rather hot even when I tried to change the setting.

The cooked breakfast was great. The room was quiet and I slept fairly well. Location is not far from Haymarket station, so you're good to go with the public transport.
Absolutely no acknowledgement that people may have allergies. No milk alternatives, e.g. oat for cereal (I'm dairy intolerant). The room and bathroom were very cramped. The cost was about 50% more than it should have been, in my opinion.

Ashgrove House date sback to the 19th century. An independent villa on a wide road, overlooking a historic monument. It has been refurbished to serve as an inn. It was clean and comfortable. We did not opt for the breakfast, though it was reasonably priced at 12 pounds per adult. We had a spacious family room. The beds were comfortable. The bathroom was satisfactory. Overall it was basic, neat, clean, comfortable. The highlight was the convenient location, free and comfortyable parking, helpful one person team.
It is not 'plush' or loaded with amenities or a 5 star breakfast with an army of staff. therefore I feel the room rate could have been 40-0 pounds per night lower.

We stayed for just one night, but everything was perfect. The B&B was very clean and had all the amenities exactly as described. The location was excellent. It was close to public transport, shops, and local attractions, which made it really convenient for our short visit.
We had an English breakfast, which was delicious and a great way to start the day. We really appreciated the warm and welcoming atmosphere.
Even though it was a brief stay, it was everything we had hoped for. The comfort, convenience, and thoughtful touches made a big difference. We would definitely come back again on a future trip!

Location was a reasonable walking distance (50 to 60 minutes) to central Edinburgh, Edinburgh Castle, the Royal Mile and Hollyrood House). Room was spacious with good hanging space and drawers.
Arrived around 7:15 pm and told too late to book for breakfast next morning. Everything was too much trouble. Shower was extremely small. Every time you raised your elbows you bumped the walls. Shower was leaking at the bottom of the wall unit. Toilet didn’t always flush completely and took a long time to refill. Bed was uneven and sloped so I kept slipping towards the edge.

We were very pleasantly surprised by the big and modern room. We had a view of the garden and it was peacefully quiet. The bathroom was small, but clean and functional. Breakfast was good and they had milk alternatives on order. All the staff we met were very friendly and accommodating. The location is perfect - just outside the city center (about 20 min walk), bus stops and a small supermarket close by, big private parking lot.

The building was beautifully renovated and only a 15 min walk to the city. Buses are located at your door if you don’t want to walk. Our room was lovely and reasonably spacious.
Our room was incredibly hot, the hosts sent up a fan and iced water. This helped a lot. The shower unit is tiny and water pressure not great either.
