It is a central location.
There was no hot water, and after trying to run a bath on the evening of my arrival, I went to the reception desk to ask. I was told that the water needed 10 minutes to run hot as I was on the second floor. The next morning I ran the shower for 20 minutes with no hot water. There was noone on the reception desk at that point, but when I asked in the evening I was told that they had tried to get an engineer but one hadn't been available. I believe that the man I asked the previous day about the water knew that there wouldn't be any, and deceived me with the expectation of having to run the tap for 10 minutes. This is worse than acknowledging the problem in my view. I would like to have some compensation. Boiling the kettle and washing my hair in the sink is not the experience I expect when booking a hotel, and it is not good enough.

The location, staff and easiness of the layout of the property was fab. You get such good amenities for the price you pay I genuinely cannot fault it, shower was fab and for a basic room in a great location I would genuinely book there again especially for the price I paid. Absolutely well worth it!
Shower took a little while to heat up which was minor and slightly inconvenient but doesn’t cancel out all the good. The room strongly smelled of fresh paint and my window was a bit cracked and boarded up which made it a bit cold even with the heater provided. But again, all such minor things in comparison to the price and how lovely the staff are, it’s nothing I couldn’t look past.

Ideal location, room was very clean and cozy. owner/receptionist (apologies, I am not sure) was really nice and kind enough to explain how the key card worked and check out if I was leaving earlier.

Card entry to doors. Reasonable size room. Shower with bath next door. Kettle teas. Coffee. Wardrobe. Opening window with view of garden. Whole house very clean. And equipped for a budget price..good bedding and night's sleep. Friendly helpful staff.

It was in a great location, literally across the road from Waverley. The staff were very accommodating for leaving bags pre and post check on/ check out . The room we had was at the back and was very quiet. The beds, duvet and pillows were extremely comfortable

The location in front of Haymarket is excellent. The room attic was cool.
No elevators for bringing suitcases up, bathroom had a window where the offices in front can watch you while your scrub your body under the shower, the consrant flow of police and ambulance sounds and tram bell stop sound, bad noise insulation

Old run down accommodation
Cast iron bed was very uncomfortable, huge water stains in the ceiling, stained & chipped bed side table, no bulb in bed side light or bathroom light & no window.

I booked a twin room as I was visiting Edinburgh with my daughter. We were put in a room with a double bed and a bathroom room cubicle that no door, only a curtain. There was a horrible smell in the room. One of the window panes broken and covered with cardboard. The shower doors did not close. During the night if one of us used the bathroom the light and noise of the fan woke the other. Overall it was so bad with a lack of privacy that took a late bus home rather than stay the second night. This was well below the standard I would expect from Booking.com.

Great location with good access to public transport, and both the old and new parts of the city.
Room was very small and cramped with two TVs (?) and a wall heater that didnt work...which forced staff to provide an alternative heater that took up additional space. Also the soap dispenser broke while staying there making it very hard to use...all it needs though is a tightened screw.

It was a good location close to food options and public transport. Approximately 20 min walk into the centre of the Old Town. Was comfortable with clean linen and the staff were friendly.
There was quite a bit of traffic noise. The room was clean but old and worn, with some broken/loose fittings in the bathroom. Also our bathroom window was half frosted half not and overlooked the road but there was no blinds. We could see into the buildings across the road from the shower. We just didnt use lights in the bathroom at night and found that to be okay.

We only had 1 night stay in this accommodation as we had a very late flight into Edinburgh and arrived at 9.55pm, with only 5 minutes before staff closed the check in office. The staff who greeted us was excellent, very friendly and helped my husband carry our very heavy luggage up 3 flights of stairs. We left our other 2 luggage to be stored downstairs in the office as we were only staying overnight before our onward travel to Port Seaton. The owner was very friendly, helpful and easily contactable. The instructions to get into the accommodation was very clear and we were able to contact the owner easily when we had a query. The owner’s response was very prompt and helpful 😊. The rooms were very warm and the beddings very comfortable. The room was very clean.
Didn’t like the 3 flights of stairs to get to our room as I have a disability with my legs and I found climbing the stairs a struggle but the staff was very helpful and helped my husband with the luggage 😊

Very good location - the room was ample in size and the bathroom was well equipped. The sheets and towels were clean. the bed was fairly comfortable
the carpet was stained badly the bathroom flooring had a big patch that wasn't sealed down and wasn't even close to the same color - the fitment of the bath fixtures was home reno level -if the person had never done home renos
