The room was very nice, the bed was very comfortable, the room was very spacious and room was heated nicely. Very Friendly and communicative staff.
Our room had freezing cold water, so I messaged the staff and he moved us to another room very quickly. He responded within minutes and communicated very well to which room we would be moving to.

Self check-in
It looked like the room was half cleaned, dirty towels left, shower broken, mouldy ceilings. Staff were not communicating as I would expect, information not clear. Additional deposit needed to pay on a different app, stayed only one night instead of two because the shower was broken and communication for this was very bad, expected at least some kind of a refund, but the property didn’t see any problems. Better stay away from this place.

It had a bed
Everything else. Apart from; waiting outside for an hour for the super dooper automated check in system to authorise and then being told a deposit was payable; the shower holder being broken, so it’s unusable without your arm becoming numb holding it above your head; the drip of the shower being constant, and the cleaner putting the bath Matt in the tray (completely sodden and useless) and finally the bed sheet not being big enough for a single bed THE WORST THING and frankly summed up the property was the display of tea and coffee being just thrown on a paper plate.

There was no breakfast, I was told this in advance. I was told it was only rooms, but it still called itself a hotel as displayed on wall outside
Tea and coffee making facilities, they said there was tea and coffee in reality there there was only coffee, no teabags. Two of us were tthere for a week and they only provided 3 milks when we should have had 14. In the bathroom no shampoo or bathgel. These were promised but we only got handcream.

Dirty rooms. Completely unmanned - not a hotel.
When we arrived at the property at check-in time it was locked up and empty. After a phonecall we were told we had to complete a form to gain access, as well as pay over £200 in security deposits. After doing this in the rain sat on the doorstep we were eventually given the door code.
They switched our rooms an hour before we arrived and it didn't have enough beds for us. When we saw this, and the state of the place, we left. They have not yet refunded us a penny.

The most positive thing i can say about my stay at this hotel is that i did not see direct evidence of vermin.
The carpets are stained and filthy. There was litter in the main corridor and on the stairs when I arrived. It was still there when i left two days later. The bed was extremely uncomfortable - the mattress should have been replaced long ago. Absence of any onsite staff is a problem if the fire alarm goes off at 6am, as it did my first morning there. The holder for the shower head was broken so i could only shower actually holding the spray. And there’s a hidden extra charge because after you’ve made a non-refundable payment in full they want an extra ‘security deposit’ which they choose to keep part of as an ‘admin fee’, which is pretty scammy. Unbelievably, even the tea bags in my room were stained. Presumably there was a spillage and no-one saw fit to replace them.

It was dirty, no staff on site, a security deposit which was taxed, no info on key safe befor arrival, bathroom floor broken, curtains broken. Spiders in the shower, towels with stains. The bathroom door did not shut.

Room only, so no breakfast provided. Room clean, and simply but adequately furnished. Check-in via codes and keyboxes worked efficiently (as long as you have mobile Internet access).
Woe betide you (for gaining entry) if you don't have mobile Internet access! But the real problem was the shower, which could not be adjusted to less than an extremely hot temperature (too hot to bear, especially in very hot weather). When I asked for this to be fixed, I was (apologetically) told that was not possible, as it would require the whole water system to be turned off, and their were many other guests. I am still awaiting a substantive reply to my request for "modest, but not trivial" compensation for this problem.

It was well situated for what we required and the room Was large enough (Kingsize bed). It was clean.
This is basically an Airbnb property, no staff on site. There is car parking, however due to the positioning of the communal refuse bins outside the the property 2 car parking spaces are lost. The bins are overflowing with uncollected rubbish and more parking g space was lost to refuse bags. Customers should be aware that the stairs are very steep

There was nothing to like. I have used your company on many occasions and this particular accommodation was by far the worst that I have ever stayed in. I definitely won't be recommending it to friends or colleagues.
After receiving confirmation from Booking.com everything went completely down hill. I must have received over 20 emails asking for personal documents to secure the room even after payment to your company. They then insisted that I had to pay a deposit of £103 or they wouldn't realise the key code. I paid the deposit unwillingly. They then took £3 from the deposit for administration charges. The room wasn't even a 1 star standard. 3 paper plates, no teaspoons to make a hot drink, no sugar. The king size bed was 2 single beds that didn't fit together. The carpets were stained and sticky. The room was unclean with a strange smell. We actually left to room cleaner that it was when we arrived. Who do I contact for a refund? There wasn't a member of staff on site to complain to.
I use Booking.com for all my hotel needs when travelling. I suggest that you take this particular hotel/ hostel off your books, it's a disgrace to your usual standards.

Location was good - closer to small train station
We stayed for three nights and unfortunately had a very uncomfortable experience. The room reached temperatures of around 30°C, and with no fan or air conditioning provided, it felt closer to 40°C due to the southwest-facing windows and poor ventilation. Air circulation was inadequate, making it extremely difficult to sleep.
Cleanliness was also a concern, there was no cleaning service during our entire stay, and the room was only cleaned after we checked out. The condition of the furniture was disappointing, with the sofa visibly torn and worn out. Additionally, the bathroom sink was partially clogged, making it difficult to use even for basic handwashing.
Check-in was another challenge. The instructions provided were unclear, and we struggled to access the room. We were also asked to pay an extra deposit without prior notice, which added to the inconvenience.
To our surprise, we were instructed to take out all the rubbish ourselves before checking out, something we’ve never been asked to do in any hotel stay in years.
Overall, the experience did not match the value for the price paid. Improvements in comfort, cleanliness, communication, and transparency are needed.

Ease of access to hotel and into hotel and plenty of off road parking.
No hot water in wash hand basin.
Shower hot and difficult to adjust.
I phoned to ask about crockery and cutlery and was advised that it was supplied. On arrival found it consisted of 3 cups, 3 side plates a few paper plates and a single packet of wooden cutlery with a serviette for 3 people to use.
Windows would only open about 3 inches and the south facing windows turned the room into a glasshouse with no way to lower the temperature to a comfortable level for a good night’s sleep. I accept that the weather was exceptional on this weekend but access to a fan or the ability to properly open the windows would have made a great deal of difference.
Carpet was stained.
Toilet roll holder was falling off the wall
Net curtain was grubby and tied up and looked frayed though that may have been the tie itself.
TV had a fault line across it.
One bed seemed to have a dip in the middle presumably from damaged springs.
Blind in bathroom had broken connections.
Rules required dishes etc be washed but there was no soap, cloth, or easily accessible water to do the washing up. (I don’t consider washing up in the bath using a shower to be a satisfactory way of doing what was asked.)

The room was up two flights of stairs and was booked due to having basic catering facilities. There was a small microwave, mini-fridge and kettle and we had small cups and saucers, with four bamboo teaspoons, three paper plates and a few teabags with sugar sachets. The looked quite new, but as the shower is over the bath, together with the stairs (and no lift) it's not suitable for those with limited mobility. However, the location, close to shops and the railway station is good and the main reason for our stay.
Valid ID and a security deposit is necessary, which is paid as part of the operator's online check-in process (separate from booking.com) and, only when all information is provided, are the door codes issued at the stated earliest check-in time of 3pm prompt. I was able to speak to the apartment owner on the phone when I had problems with their online check-in process.
The room was very hot upon arrival (in July in 30 degrees heat) so we used the floor-standing fan provided. Only when we returned to the room did we realise the radiators were switched on! As there were just two elecrical wall sockets, one for the TV (which worked all OK) an extension lead from the other feeds the fan, microwave and kettle.

They refused to refund my money. They never mentioned I needed to email a picture of my driving licence to them in order to book in. (but they were very quick to take my money) I just wanted a bed for the night. I didn't have my license with me. I did have a CIS card with a picture & my national insurance number on it. But no luck. This was 1am in the morning, I went somewhere else (that little exercise cost me £ 65.00) It was a late / last minute booking. I had been working that evening
The lady I spoke to on the phone wasn't talking in her first language (10 out of 10 for that) but I found the conversation difficult to follow

The property was unmanned which wasn’t mentioned anywhere. The directions to access the room were awful. We had to call the emergency number 3 times and spent about a half hr on the phone. The WiFi was unavailable. The tv had no service. The bathroom had a web of spiders in it. The floor in the bathroom felt like it was going to fall through.

I did not like the fact the terms & conditions of the stay were not made clear. It was not specified that having paid for my room in advance, I would then have to pay £103 extra for deposit. I wanted to access my room early, and receive the access key code in advance. Despite receiving 4 or 5 emails, advising I should contact staff to arrange early notification, this proved impossible. This caused me stress on the saturday, as I was unsure, when i could access my room.

The refundable £103 deposit was not made clear on awkward to pay online. However the staff member I spoke to on the phone was helpful and found a solution for the payment (haven't had my deposit refunded yet so hope this goes smoothly!?)

Myself and my two daughters needed somewhere to stay together, and this property gave us three single beds, an en-suite and basic kitchen facilities which was everything we needed to reheat our microwave meal dinners and have breakfast, so we were ready to attend our Martial Arts competition at the University. There was also somewhere to park the car which was essential. The coded entry to the property was seamless so I never met any staff. We watched a film on Netflix on the TV in the evening.
The carpet was old and stained. The curtains were ripped, there was dirt in the bathroom that comes with a property needing redecoration. This did not affect our comfort.

There were no signs or indications as to where my room was.
No staff on entry to welcome.

Cracks on the wall.

Room wasn't cleaned once when I was there, nor were the bins changed or new toilet roll added.
I also had to clear the bin myself in the local bin.

PLEASE READ THIS, took my money within seconds of booking. I got a confirmation email but didn't read it until I got to the property. This is not a hotel, it's a house converted to self contained rooms all of which are entered by a coded security lock. You get the code once you have been vetted online by answering more personal questions in a separate app sent by the vendors and once you have also given your bank details and deposited a £100 deposit for breakages that might occur on your stay.?????. Yes be warned, a very worrying statement. I disagreed with answering anymore personal questions or leaving any additional deposit. I called the vendor which them number was left on some paper on the inside of the front door as up to now I could not enter as I had refused the additional information and deposit they required to give me the code yet they had taken the full amount from my account already. Technically that alone is a contract by taking my money. Called the number and spoke to someone in Mauritius even though it was an English number. They basically told me that unless I gave them the additional information and gave my bank details for £100 deposit I would not be given the code to enter the house even though this was never ever mentioned in the original booking and only mentioned in their confirmation email after they had taken my money in full. They actually put the phone down on me. I called Booking.com and to just be blunt and honest they were not interested at all, offered no help whatsoever and the people I talked to at Booking.com were also based abroad and there was a great struggle explaining the situation because they didn't understand me. Basically they were absolutely useless from start to finish. Ended up booking another hotel as the first booking would not now answer the phone after putting the phone down on me. Later Booking.

Noisey due to thin walls. No shampoo and conditioner despite being listed as being supplied in the ad. I rang and was promised supplies the next day. Never arrived.Very dirty carpet. Ripped curtains. Dreadful water pressure in shower.

There were no bed bugs. The price was cheap, however, I felt ripped off.
My room stank, smelling like damp. This meant that I had to keep the window open at all times to reduce the smell, which inturn meant that the room was cold during the night as the heating would not switch on, meaning that I had to sleep in my jacket. The rooms were dirty when I arrived, there were hairs in the bed and cut finger nails on the floor. The shower did not work properly while it turned on the temperature control did not work and no matter what was too hot. I contacted customer services regarding the dirt, smell, and shower (as there are no staff on site) and they said to send pictures, I'm not sure how to send pictures of a smell or the shower, I raised this and had no response. The fire alarm went off 3 times when I was there, I only stayed 2 nights, both times at around 9 in the morning, this resulted in me being late to where I needed to be. Further, they charge you a £103 deposit which takes upto 7 days to return, this was not stated when booking, so if you are just looking to book somewhere cheap to save money it might not be the best option as you require more money for the deposit (even if it is returned).
