This is not a hotel. Calling it a hotel is misleading both from booking.com and the owner. I’d it’s a hotel who rated it?
Cramped. Uncomfortable. Interior decorating poor. It’s just a house with rooms. The WiFi was only working intermittently. The WiFi password was downstairs in the kitchen, why not in the room? The procedure of getting into the house was sent late and I did not realise what I was to do. The location is awful. I am a well travelled person and I do not think it’s fair to mislead people.

It was clean
The toilet seat was broken and the WiFi was continuously dropping in and out. They tried to remedy it but it was just the same. Meant I couldn’t watch tv as it was only connected via the internet.

Property was in a good location, close to the tram stop with free parking.
Shower was very small, toilet is squished in right next to the wall and a radiator so you have to sit on an angle and not straight on.
Staff extremely rude. We got there and couldn’t get hold of the host, phone was switched off and not answering. When he did ring us back, he proceeded to talk down to me and was rude and aggressive. We managed to get the key code to get the front door key and got in to our room, quickly dumped our bags and headed out as we were subsequently late to meet friends for dinner due to the delay. We then had messages telling us he’d cancel our room and we were to find somewhere else to stay which did cause me a lot of upset and stress as we weren’t sure if our belongings would be there when we got back and our car keys were inside. Yes we were stressed when he rang us back, but so would you be if you’d driven 4 hours and then couldn’t get hold of the host with no way to get in to a property.

Everything was clean and well presented.
It was easy to find and we had no problem finding a parking spot and the location was perfect .
I was desperate for a cup of tea on arrival, everything was available in the room to make one apart from the milk sachets.

Small dated room in multi occupancy house with shared kitchen. Had the feel of a student let.

Once inside I was pleasantly surprised at how clean and comfortable the room was.
It wasn't great the check in. I had to wait outside and had to ring the host to come and let me in. Luckily I had a car so not too bad sitting in the car for a bit.
Instructions were a bit confusing about what kitchen to cook/eat in. The tram noise was not great as it went on into the night and early in the morning.

Location - Quiet, residential street. Only a couple of minutes' walk from the tram stop. Plenty of restaurants within a 10-minute walk.
Parking - On-street free parking, with a first-come, first-serve basis.
Staff - Good communication all the way from before we arrived, until we left. Heating wasn't working in one of the rooms. Issues was promptly addressed, and a replacement heater was provided.
Bedroom - Stayed on the 2nd floor, spacious room, comfy bed and pillows. Clean and neutral decor.
Bathroom - Plenty of hot water, nice shower and toiletries provided.
If I had to be pedantic, the doors need to be looked at. They all creak or slam shut, potentially causing disturbance to other residents.
No other issues.

Felt like a home, comfortable & offers everything you need really. Great value for money, it’s not a cheap new build and was very quiet and I managed to sleep well.
Road isn’t the best for parking but manageable if you can find a space
