Excellent location for both the races and York city centre

Pretty much everything.
We did encountered some issued but all were solved by a click of fingers of Gavin and Rachel, just like Mary Poppins does.
They're such warm-hearted people and never be too busy to help you.
The cottage kept us warm though the ouside was -3.
It also was just 30mins walk to the town centre.
If you need some emergency stockup, you can pop into the co-op or bakery both you'll find in 5mins distance.
Cooking appliances may need to be upgraded but I think it's more like because of the abuse of the guests, not the owners.

I just would like to say the sofa was very dirty and uncomfortable
Very dirty and old
The hover smelt really bad when turned on
There rising damp in bathroom and living room
Bathroom. No radiator very cold
Bed and pillows very uncomfortable
Dirty old carpet everywhere
All round could do with complete reservation and decoration and new carpets

The apartment was very clean and good appearance. Nice to have tea, coffee, sugar and milk provided and games and books to use while there.
The mattress on the bed was sunk, could do with a new one.

Was Really convenient, close to City centre. Just 10 minutes. Clean, and tidy. Just right for our small family. Hosts were very good communication was excellent. It was always warm. Very happy 😊.
Beds were okay, but may need replacing in the Kingsize bedroom a bit soft. Kids beds were lovely.

Light’s wasn’t working at the top of stairs & no washing up liquid to wash pots , not enough milk for 4 people when there 2days 1 might ,

Absolutely perfect a family holiday with a disabled grandma perfect fold away bed downstairs and toilet and bath and shower downstairs perfect and all the little touches games takeaway menus and guides all there thought of everything will be staying again x

We really enjoyed our stay in this property. The hosts communication was excellent (even after we left and mistakenly thought we’d left a toy behind). We never heard the neighbours although we knew they were home and we hardly heard a sound at night from traffic or other noise so we got a really peaceful nights sleep. Beds were very comfortable too. The local people who we did meet were friendly and we parked right outside the front door.
No problems though be aware the top stair is steeper than the rest and we put bins by the back gate to stop our dog escaping under the gap.

The location was amazing. We walked to the town centre but had the river and the race course to walk the dog.
The house was super clean and very comfortable. The games and the Wii were brilliant for the kids. The hosts were very helpful. I can super recommend this wee house!

Everything you needed for a sleepover. Facilities good Tea Coffee board games etc with three teenagers better than booking an hotel.
The stairs are very steep my Mum couldn’t manage them so slept on the sofa fortunately the bathroom was downstairs .

Nicely decorated, given the age of property. Coffee maker a bonus. Clean throughout. Good quality bedding but see mattress reference. Flexible sleeping arrangements. Heating good.
No tea spoons, a damp smell. Very poor mattress comfort; should replace these. Some kitchen utensils poor . Back yard very tiny. Steep stairs absolutely dangerous at the top as that tread is much higher than the rest, a child gate restricts movement on a narrow landing and all treads are narrow. Needs better blackout curtains.

The house was spotlessly clean and fresh, nicely furnished. Beds were very comfortable. Complimentary tea and coffee. Good location, just 30 minutes walk into York town centre. Parking outside was ok couldnt get directly outside but near enough. Would recommend.
Didnt like the downstairs bathroom mostly due to the care needed on the steep, open staircase from upstairs, and the baby gate at the top just couldn't see the point it only added to the danger. Definitely for able bodied people only.
