Down a hazardous dirt track and hard to find
Unfortunately, I did not get to see what there is to like. See below.
EDIT: Since making comments below I've found that Booking.com's Customer Care amounts to nothing apart from disinterest. They do not respond when promised; the third agent I spoke to said they would call me back and didn't. The owner would not consider a refund. They did not even have the courtesy to apologise for the lateness in sending me instructions; made no allowance for any misunderstanding resulting from crossed messages or offer more help; made no response to the stressful experience I had with my car, (which is thankfully OK) and did not respond when I wrote that I had not received the photo of the turn-off. They stopped responding completely. The fact that I did not telephone at the time. relying on messages, does not alter the fact that people are not forewarned about the state of the unmade road, unsuitable for all cars. Google maps won't reveal this, only by reading all reviews.
Original comments: Without a 4-wheel drive, the unmade road is difficult, especially getting back up. At the top it is steep, rutted and with loose gravel. The turn-off is easy to miss, with no sign for the agriturismo. There is no sign at the bottom either and you have to walk the last part. As a same-day booking it would have helped to receive the necessary instructions how to find them as soon as I had paid - not one minute after my estimated arrival time. We arrived about 15 minutes early, unaware of any difficulties and had an unfortunate communication breakdown with the owner. The unnerving experience getting back up the dirt track, scraping the underside of the car, not knowing if we were in the right place led to us to giving up. It’s a pity things went wrong; this is the first time ever I have abandoned a booking already paid for. I see others have commented on the access difficulties, the unrepaired holes and lack of signs so would be good if these things are addressed. Also to correct the published info - it is 9km from Perugia centre not 2.9km.

A perfect stay in a wonderful location amogst the Umbrian hills.
Miriam and Andreas were wonderful hosts, full of interesting information about the cultural and natural history of Perugia. This was a classic Agriturismo working farm set amongst olive groves and fields full of bright blue chicory flowers and yellow butterflies in the rolling hills a few miles outside Perugia. Miriam's delicious farmhouse cooking and Andreas' home made wine made evening meals wonderfully relaxing after a hot day walking around Perugia.

Exceptional
Everything! This was by far the highlight accommodation of our trip and possibly even the best of several years of travelling. The place is located in the countryside with a stunning view of the nearby area. The room was clean and full of character, making it a very pleasant place to stay for the three of us. The hosts Andrea and Miriam were so friendly and accommodating, very genuine and friendly people pleasent to chat with, and made our 4 year old son feel very happy.
Dinner and breakfast was beautiful, home cooked meals. Looking forward to come back on our next trip.
NOTE: this is a farm stay/ home stay. If you are after a chic 5 star hotel as advertised on magazine this might not the place you are after. Even though in my opinion it exceeds it.

I found it hard to find and to find again when I returned at night - partly to do with my driving skills but also the unreliability of sat. nav in the area. As a solo traveller I felt a bit isolated even though the owners were very welcoming

A very pleasant and heartwarming stay.
This is was a different experience than what we usually have in our trips. Here we stayed in a family owned farm, a beautiful old house with a charming garden and great view around. The owners are the nicest most welcoming people, who cooked for us a delicious dinner and wonderful breakfast.

An unforgettable stay in Perugia
We spent 5 days in a beautiful place near Perugia, with the company of two adorable hosts! Miriam and Andrea are extremely kind and discreet and they made us feel at home. The 16th century building is tastefully renovated with love and respect to the local rural architecture. Delicious, homemade bread by Miriam and local products and plates for breakfast lunch or dinner for those who appreciate the beauty of simple things. If you want luxury, stay away. If you want a touching experience of true hospitality, this is the place!
Last but not least, a gang of nine super cute cats, two dogs, two horses and a donkey, complete this picture of paradise.

Gracious and authentic
This handsome solid rustic farmhouse was built around 1850. The accommodations were spotless. The food was fresh and abundant, easily the best we had in Umbria. They served a different breakfast every day, each one surprisingly delicious. We asked for two dinners, which were superb. Many ingredients were picked from their garden and cooked the same day. They are quite knowledgeable about food and nutrition. We enjoyed the spectacular view from outdoor tables and chairs. During our four day stay, we visited Perugia, 15 min away, Assisi 30 min away, and the not-to-be- missed funiva in Gubbio, about 45 min. Best of all were our hosts, Miriam and Andrea. Their warm welcome eased our transition after our jetlagged drive from Rome. We greatly enjoyed chatting with them and experiencing the gentle wholesome atmosphere of the Italian countryside.
The turn into the property is sharp, but after doing it once it was easy to do a second time. Google maps gave us good instructions. It takes a few minutes for the hot water to reach the bathroom, so be sure it’s hot before you shower.

The place was a true authentic experience, highly recommend. Hosts were so nice, dinner very good and Miriam took a true extra mile preparing us salty breakfast (as we mentioned during dinner).
Everything very good, just small recommendations: trash bin we missed, also ventilator. But all the other things were so good that it was nothing.

Beautiful experience
If you want to feel real Toscana, I fully recommend this beautiful house and surroundings (including nice pets :) ). Rooms are clean and cosy and they have old style furniture and many interesting details. Owners are very kind and helpful, tool. Mr. Andrea even drove us to spectacular historical centre of Perugia and later picked up. Breakfast was very nice, too. Grazie per l'ospitalità e disponibilità!

Meraviglioso
Questo agriturismo è il posto perfetto per chi ama la natura e le belle conversazioni. I proprietari, Andrea e Miriam, sono persone squisite che ci hanno accolti con grande ospitalità nella loro splendida casa immersa nel verde, offrendoci un'ottima colazione fatta in casa e condividendo con noi un po' della loro storia.
La camera era pulitissima e ben arredata, con tanti libri da poter leggere per grandi e piccoli. Una meraviglia!

Il paradiso in terra 😍 se amate anche gli animali non potrete essere che felici di alloggiare qui. Vista panoramica pazzesca, siete a soli 15 minuti dal centro di Perugia. Colazione super, prodotti buonissimi. I proprietari due persone squisite. Torneremo sicuramente per goderci più giorni questo bellissimo posto (e per fare un saluto a luna ❤️)

Praticamente inaccessibile
Posizione immersa nella natura, tranquilla, solo durante la notte i cani abbaiavano, ma gestibile. Proprietari molto disponibili e con molta voglia di chiaccherare.
Posizione quasi inaccessibile, anche impostando il navigatore la strada non è correttamente indicata. Accessibile per chi ha macchine appropriate (SUV, 4x4), noi abbiamo avuto molte difficoltà sia nella salita che nella discesa. Soprattutto con l'inizio delle piogge non è adatta a tutti i veicoli. Disabili, carrozzine o passeggini impossibilitati all'accesso. Molto ripida, dissestata e piena di limo sul terreno, sicuramente da sistemare. Colazione con poca varietà, prodotti genuini fatti in casa. Cani liberi, per noi non era un problema da amanti degli animali, ma potrebbero esserci persone allergiche o semplicemente spaventate. Mancanza di televisione e wifi

Questo agriturismo è un posto incantato, come tornare in un’altra epoca, immerso nella natura e pieno di tanti piccoli animali dolcissimi, ci torniamo ogni anno per ricaricare le batterie.
Il personale è gentilissimo, rimarresti a parlarci per ore. Miriam è inoltre un’ottima cuoca e su richiesta c’è la possibilità di cenare da loro. Vicinissimo a Perugia che dista nemmeno 10min in macchina per chi volesse visitare il delizioso centro storico.

Sei a Perugia ma non sembra: sei immerso in una natura verde e accogliente, su un colle con vista della città. Molto meno caldo che la torrida Perugia di questo giugno
Va spiegato meglio a Google che c'è una strada privata per raggiungere il punto; e vanno sistemate le buche sulla strada privata, perchè con un'auto normale fare la salita e immettersi nella strada èrincipale è decismente impegnativo
