There is no staff and the instructions for getting in were not clear at all. It's basically an Airbnb type place, up a loooong flight of stairs and no elevator. Fantastic location, though.

* They left breakfast for the 2 days we stayed there: fruit, pastries, bread, coffee and ham/cheese which was great!
* Staff is lovely and timely, they gave us the room earlier than arranged.

* [UNRELATED TO THE PROPERTY]: This is not related to the property but to the city in general, it's hard to get transportation if you're leaving early or late at night. You'll have to walk with suitcases.

The location of this room is second to none, there are unique stays and this is one of them.
So much so, we have visited twice, and we do not often do that.
After eating some stunning food in Lucca, we would sit and watch the locals enjoying their evenings in this historic setting

The location of the apartment was excellent. I liked very much the open space floor plan, including the kitchen facility.
The bathroom facility was very nice and very functional.

It was just as i had expected, not perfect ,its a very old building ,.Couldn't have been in a better position the sunny side of Anfiteatro Square, 2nd floor ,was wonderful to people. watch with a glass of something sitting on window sill. great area ,easy to find. night quite until around 6 30 ish when rubbish collected ,again what you expect. on top of restaurant's but no smell of food in apartment. Hot water again expecting cool due to age of building. would recommend unless person extremely fussy .Very good value for money. furniture typical Italian dark wood, high ceiling, central heating if needed. we stayed 3 nights an enough items left for breakfast including ham cheese friut ect plus a welcome bottle of wine from LUCCA.
We had a power cut at 8 30 ,staff got electrician in straight away.
Arrived to early for check in but we able to leave our heavy bags in restaurant before check in
Needs a kettle ,had to heat water in microwave, dish cloth . instructions on how to work oven an hot plate we never worked out the oven.
bathroom walls could have been clean with mould remover again wasn't problem to me when consider how old building is , did cause my sister to say something tho

Perfect location with an amazing view. Staff great. Bottle of wine left for us on arrival. Good shower, large comfy bed. Perfect.
Could have done with instructions for hob, but used the microwave instead so no problem.

It's kind of like your grandmother's home that hasn't been updated in about 50 years. You could call it "vintage" if you like, or even rustic. The location directly overlooking the very popular piazza Anfiteatro would be a draw for many and I must say I enjoyed the view down to the many people eating and walking below. And I even got some good photos from the windows. However everything in the apartment is very dated and some things barely function. I think one bulb in the dining room chandelier worked and 6 or 7 were burned out. Sheets were well worn, many outlets didn't work and I could go on and on. Having said that for two nights it was just fine. It will be noisy until close to midnight. The owner or manager does not communicate very well and I get the feeling that they've done absolutely nothing to update or improve the apartment. The person who checked us in whose name is Sara (I might be misspelling it) is absolutely amazing and was so helpful getting a couple of things resolved. If you need anything I suggest walking down to the restaurant where she works and asking for what you need. The owner appears to own several of the restaurants in the piazza and you check in and get your keys at one of them.
Old property that hasn't been updated in decades. Can be noisy day and night as you are on the main piazza for the tourist crowd. For some it may be a good choice.

We have stayed here before and couldn’t wait to return. A beautiful and well equipped apartment overlooking wonderful Piazza dell’Anfiteatro. You can watch the world go by from above. Coffee and breakfast and wine kindly provided.

The location was amazing , the person who came to assist us could not have been more helpful and polite . The provisions were exceptional, complimentary wine and fantastic snacks / breakfast products available . It is also an absolutely stunning property. ( and in the best square in Lucca ! )

The spacious apartment is ideally placed right in the centre of the city overlooking one of the main areas. This has pros and cons. The pros are the views are great and you are right in the centre. The cons are that there is a fair bit of noise from the square, including music from the restaurants that go to late in the night (1am ish) and start again (restaurants getting deliveries etc) from about 6.30am. We had to sleep with the windows open due to the heat. We mainly booked as the listing said aircon included. There is NO aircon or fans in the apartment, which you should take into consideration when booking. As mentioned in another review there are 37 fairly steep internal steps up to the apartment which may affect accessibility for some. Having said the above we really enjoyed our stay there, and the bottle of wine was most welcome !

This is a beautiful place with a kitchen/dining area, good sized bathroom and bedroom with an amazing view of the Piazza. The person who greeted us was lovely and friendly. A basic breakfast was provided within the property including pastries, coffee and a few treats. We were able to cook and enjoy the bottle of wine that was left for us. We would definitely recommend.

The rustic charm of this place is lovely. The feeling you get looking over the Piazza watching all of the hustle and bustle and wondering what it was like back in Roman times is really like you are part of it.

We chose the Deluxe Double.
The breakfast they supply you with was perfect for a pre snack before heading down to the city.
The bottle of wine they supplied was also such a lovely touch and was lovely. The bed was super comfortable! The blinds on the windows shut out all the light so was perfect for the mornings.
The hot water for the shower didn’t last very long. This was the only semi negative.

Could have been a little cleaner, particularly the floor. By no means bad or a reason not to book, just something that could be improved.
Despite excellent communication of the host before checking in and very grateful for accommodating of being late due to flight delays, we found some of the staff of the restaurant that is tied made us feel a little on edge and as though they were judgemental/talking about us. May not have been the case, just our impression!

We opened the balcony doors to the most splendid view of the square, a little buzz from the restaurants below and the sound of music… not too loud at all!
Very central spot within the city walls and right next to a small supermarket.
At night after dinner, we opened our balcony window and enjoyed a glass of red watching the people in the square and taking in the ambiance.
We couldn’t have been happier!

It was cold. Only one heater in the bedroom that marginally heated the room even though it was not that cold outside. The other heater in the dining room didn’t work. Ran out of hot water after 1 shower.

Beautifully decorated room, with a gorgeous bottle of red wine. Fabulous view over to the piazza, and with the windows opened the buzz of the people and lighting was fantastic. Gorgeous tiled bathroom that had a fresh scent. Fold out was a little confusing for us especially to put back together. Amazing stay!
the air conditioner worked better when the bedroom was closed off, not suitable for the complete apartment. Still wouldn't deter me from going back for another visit.

We're regular visitors to Lucca and live to stay on the Antifeatro. We've always been pleased with the accommodation and this is right up there with the very best. The apartment is simple but beautifully restored, surprisingly quiet and with great equipment. We were impressed with the bottle of wine provided on arrival by the owner - a great start to our stay. We didn't really consider the breakfasts when we booked and they came as a surprise bonus - obviously not up to restaurant standard but certainly adequate, well stocked supplies and amazing value for 1 Euro per day each. The position is, of course, excellent and, overall, we loved it
We're being really picky here as we have no significant complaints.
The iron seats looked great but were a tad uncomfortable.
Gaining entry was just a bit awkward but Lulu was with us within a couple of minutes when we made phone contact.
