Location and history can’t be beaten. Our room was perfect - looking out over Waverley and the old Balmoral hotel. The hotel had provided prosecco and chocolates to help make my husband’s birthday special. Staff were very friendly and helpful.

Loved the location, ease of access to railway station and taxi rank. Excellent food in the Grand cafe - had lunch twice. Lovely room decor and good quality furniture. Amazing views but windows not accessible from main part of bedroom (too high). Amazing view from bathroom. Loved the miniature whiskies

Didn’t love the bathroom being upstairs (room 901). Room was very cold when we arrived. Room too dark, difficult to dry hair, put on make up in dark mornings! Need some kind of bright light on the desk area.

Great stay, perfect location!

The room was very well appointed and clean, as was the bathroom which was neatly hidden behind the paneled bedroom wall. We looked out over the North Bridge and Balmoral Hotel, which was nice. The room was perfectly soundproof which is a huge plus (some of these older buildings are very noisy, but this was perfect). Breakfast was fantastic and all staff were very pleasant! Location can’t be beat!

GREAT!!! Great location (handy to the station), great room and great value.

The staff at reception were very helpful assisting my husband and I with our luggage. We were not able to ring on our mobile, but the staff emailed my husband to tell him where to drop off the luggage. The receptionist stayed there to meet him and then delivered the luggage to our room - smoothing over a very stressful time.I

A little bit more care when vacuuming in the reception area. We were coming out of the lift and I had to shout out to my husband to watch out for the lead/power cord as he would have tripped.

A magical xmas stay in edinburgh ...we shall be returning

Magical Christmas

Beautiful building

Our bathroom was under the pavement and the gully on the road was loose and the cars driving over it caused it to make a loud noise every time and the noise was heard in the bathroom and to a lower extent in the bedroom. Not the hotels fault but I advised them that they should liaise with the council to get that sorted.

Expensive hotel but nightmare for our staying!

Location and breakfast, also speed of wifi. Room was big.

1. Reception and door service was poor. We were bring 4 carriers into hotel front gate, but nobody helped us. 2. Taxi dropped off us on the street because hotel gate located inside of street in odd position. 3. Towels and bathroom shower gowns were extremely dirty, there still dirty spots remaining on gown. We complained and hotel replace it immediately. 4. Drainage both loo and basin were not work properly. our wrist were hurt because we should pushed button so strongly many times to get through, its really terrible. 5.First night there a party on 3rd floor and our room located 5th floor, until midnight we couldn’t make a sleep due to noise, we claimed it also to hotel but they just suggested to such a small room at upper floor so we kept the same room. From following night, there no problem.

Stunning hotel for Christmas stay

Stunning hotel. Excellent shower, super comfy beds and spacious rooms. The buffet breakfast was great and we made use of the gym facilities. Also highly recommend the theatre. A really wonderful hotel, especially at Christmas with the beautiful decorations.

Great location, clean and stylish. Good breakfast and the free newspaper is a nice touch.

Some of the staff were not as friendly as others in the breakfast room. The room was lovely but the mattress was very hard and uncomfortable for us.

Mother in laws 80th

On arrival we got upgraded to 2 beautiful rooms,the breakfast was excellent the location is perfect half way up the royal mile and bang opposite the railway station with a lift from street level straight up to reception.All the staff were very polite and helpful.

The staff were amazing and couldn't do enough to help us. The rooms were immaculate, well decorated and had everything we needed and more. The location is ideal, you can roll out if bed and be on the royal mile, a short walk to the grassmarket and also a short walk to princess street etc. The complimentary drams were a great touch also!! Amazing.

Nice and old fashioned

Lovely old fashioned hotel with great comfortable rooms and very nice people working there. I liked it more before they renovated it, but they managed to keep the atmosphere.

There should be a very special place reserved in hell for the person who came up with the idea to replace bathroom doors with frosted glass.

We had a great stay

The very helpful reception staff found us an alternative room when we arrived to find that our allocated room was dark, having a skylight instead of a window, and with low slanting ceilings. This was not described on our booking with booking.com. We were very pleased and thankful to be moved to a better room. The ornate Grand Cafe restaurant was excellent and the delicious breakfasts were served in a lovely room. All the staff were unfailingly polite, friendly and efficient. The hotel is a beautifully renovated historic building, with stylish modern bedrooms, just a few steps away from Waverley station.

The bars and restaurant were shut for 3 hours one day due to a private party
