Loved the room decor, excellent location, friendly staff
The shower thermostat wasn’t working. Although the staff sent a plumber quickly, the shower had to be replaced which means during our stay we didn’t have hot water.
Also the wifi was a bit unstable and when I got to the room there was no tv remote (although again the staff sent a replacement quickly).
It would also be great if the room had a coffee capsule machine, as there was only a tiny french press.

The location was fab, super central and easy to find - there are also some lovely restaurants and bars just around the corner, and a couple of small supermarkets a very short walk away. The apartment I stayed in was beautiful - quiet and comfortable with elegant decor, excellent facilities and a super-comfortable bed. I would happily stay here again!
There is no lift in the building - so if you travel with lots of luggage (like I do!!) and happen to be staying in a room on an upper floor, be ready for a workout! Another reason to try and travel light...

The apartment was in a beautiful and central location in walking distance to pretty much everything, and the apartment itself was huge and beautiful! Such amazing value for money and a cosy home away from home during our trip!
If I had to be picky, being given a bit more toilet roll to cover the days we were there would have been great as we had the two rolls but as we were there a few days we had to go out and were only able to buy a four pack which we then only used one of so had to leave the rest.

So clean and beautiful, and so comfortable! Will definitely be staying here again! Walking distance (5-15mins) to all big attractions - ideal!
The pumps on the shampoos and conditioners were broken - literally the only criticism I have.

Location excellent 10-15 mins walk from the train station! Comfy and clean! Spoke too the company running the apartments and took on board feedback! Easy to communicate with via WhatsApp!
Front door didn’t feel secure no extra security locks! Steps down too the apartment where little bit slippy could be dangerous if not maintained! Wasn’t clear we had a basement room, potentially wouldn’t have booked it if I had known this!

Apartment very modern. Could have done with 2 dish towels instead of one. Some areas are a bit tired and stained, eg, cushions and sofa (easy fixes). Extra attention is required with cleaning of apartment. Some areas needed cleaning, e.g., the extracter fan. However, if reported offer of maintenance to sort offered and would be sorted.

Really well equipped and a fabulous location!
Only slight negative was the road noise as our apartment faced that way. It’s the price you pay for the great location, and it wouldn’t stop us staying here again. Just bring ear plugs and problem solved

The location is central, so ideally placed for a short stay in Edinburgh. It's on a main road, but wasn't overly noisy. The space is good, and the decor pleasant. For a studio space, there's a well equiped kitchen area.
The customer service, if and when you have queries during your stay, is however is very poor. I've stayed with the Joivy company before and it's been a consistent theme with each stay. On this occasion, I made an enquiry about security via the keypad, and didn't get a clear answer from someone who seemed quite disinterested on the phone. The property wasn't as clean as I'd expect, food debris on the living room floor and some of the crockery was dirty. The loo was also broken.

The location was good but the lack of a parking place nearby to unload luggage was a problem.
I contacted staff to report a few issues and while they responded quickly and said they would deal with it, the matters weren’t dealt with while I was there. These included a broken dining chair, stained rug, and cushions on the bed that were stained and smelled bad. I shared photos with staff. The headboard and the kitchen unit both need a repaint. The pictures of this room are much better than the reality.

The studio apartment was large, on the third floor with great views looking north over the park to the Forth and hills in the distance. The apartment was warm with lovely linen, and the "kitchen" module was an elegant solution and had all that we needed. The common ways were dominated by a stunning spiral staircase with a glass lantern overhead.
No issues. Some might find the road noise irritating but the address is very central and road noise should be expected. Anyway, we slept well with windows slightly open and no earplugs [which were provided just in case].

The apartment was located in the heart of Edinburgh and the decor is contemporary.
There were a few disappointments: the extra bed is positioned in a recess with no side access. You have to climb over the bed to get in and out. The external patio doors didn't lock properly. Access to the property is down internal stairs which are very tight and narrow, this makes it unsuitable for elderly guests.

Apartment was spotlessly clean, lovely and warm, and with everything we needed for a short stay in Edinburgh. The bed was very comfortable and it was surprisingly quiet overnight considering its central location. Building work close by started early but didn’t bother us.

It was modern, clean and at a great location.
We should have been told about the steep and many stairs at the top if the building. This would not have been suitable for a lot of people. It was a struggle for one of us who has knee and back issues.
Also, with check-out instructions came a point that we needed to empty and dispose of our rubbish. No instructions had been given earlier as stated. We paid a cleaning fee (quite high) when we booked the apartment, so we didn’t expect to have to take out our rubbish.

Flat 2 was spacious and very comfortable for the three of us. Good sized living room, bedroom and nook. Kitchen was fully equipped, but we didn’t use it. The flat had a nice patio that let in natural light, and it was very quiet. Location was very central as well.

Beautiful spacious apartment, centrally located, within walking distance of lots of lovely restaurants, bars, parks and of course tourist attractions such as the Royal Mile and Castle. Tastefully decorated apartment, the door entry system was great too.
Busy, noisy road and old single glazed windows meant it was noisy. The downstairs apartment had a party on the Sunday night so we were kept awake till about 4am and had to drive home tired. Some attention to detail eg the shower is not fully sealed and the shower gel is in the wrong place so the floor gets wet.

Location is good, really central and Queen Street is a bit quieter than George Street. Plenty of space in the apartment.
Company that run this are not good. Insist on uploading ID to an external link, despite this being against booking.com advice. When I questioned their security they gave me some generic answer and didn't actually answer my question at all, I don't think they even understood what was being asked. Apartment wasn't totally clean, kitchen unit smelled strongly like mold. The decor looks nice but it's all worn - shower handles broken, everything needs replaced or freshened up. And lastly, the final night there was a loud alarm going in the stairwell all night, they refused to get someone to come and deal with it as it was "out of hours". If you run a business like this, you should have out of hours staff for things like this - you can't have alarms going off all night. I got no sleep and had a full day off travel after check out. Don't recommend at all. Have stayed many places in this part of Edinburgh and there's loads of good other options.

For a luxury apartment as advertised- in fact its a bedsit/studio. I would have expected better sound proofing. Although a period property the windows need to be renovated to be more sound effective e.g. upgrade the seals and glazing - can use vacuum filled glass to fit old frames and appear like single glazing - the Noise of the traffic is intrusive at busy times. There was only three of everything - which seems a bit mean e.g. if another couple call one has to stand.

The flat was spacious, the bedroom very nicely decorated with a door to the outdoor space - loved having the patio. The bedroom "nook" was comfy. Beds very comfy. Kitchenette worked well for out needs. Over all design was very nice. Location was perfect. I would stay there again.
There were some hairs in the bathroom and showers. Not pleasant.
Suggestion - add a table for the chair in the living room, the tables in the bedroom wobble, a rug in the living room. The place needs some added comfy seating, inside and out.

Excellent location and entry/reservation service. The apartment is well equipped, luxurious, spacious, bright and well decorated. All kitchen requirements thought of and very comfortable bedding. The house was full but I didn't hear or see another person. Very good value for the quality of accommodation and service. Ive stayed there before and will definitely stay again. I stayed in Apartment 3 on the ground floor which overlooked the park opposite and easy access. Bedroom to the rear and very quiet. It exceeded my expectations. Previously I've stayed in the 2 bedroom basement flat with patio which was also excellent and very quiet and private.
