Easy to find and access was easy using the code provided for the door (this worked for the front door and the apartment itself). Once inside, the apartment looked exactly as in the photos so I wasn't disappointed. The kitchen in a cupboard was perfect for my stay and had all I needed (although more than1 teaspoon would have been handy). I loved the shutters on the windows - very easy to close and blocked out most of the light. The heating was more than adequate for the apartment, as was the supply of hot water.
The bed was 10/10 and possibly one of the most comfortable beds I've slept in when staying away from home - even the choice of pillows worked well for my needs. Sockets either side of the bed and plenty other around the apartment for charging phones etc. Well appointed bathroom with plenty of space for toiletries and a good shower - not the most powerful but plenty of room and nice and hot - and lovely fluffy towels.
Location-wise, the apartment is roughly 15-20 minutes walk to most of the attractions in Edinburgh so very central. Plenty of eateries and mini supermarket for coffee, milk, etc. just a few minutes walk away. There seems to be an abundance of transport options, albeit I just walked everywhere. In the entrance lobby there are lots of tourists leaflets available as well as a selection of guide books in the property.
The smart tv was great and easy to login to my usual apps (don't forget to log out before you leave) and secure internet worked really well.
Joivy were very quick to respond to messages and although I had a few issues I did feel they were keen to resolve them and help me where they could. I was aware of the stairs before booking and yes, there are around 70 steps up to the property, but I found these good practice for the rest of Edinburgh and rather than bring a suitcase I used a backpack which made access to the apartment so much easier.
Unfortunately, for all the positives there were a few negatives too. I've mentioned the really comfy bed....but I didn't get the chance to enjoy a lie-in during my stay as there is building work going on immediately outside the apartment and they start work, drilling and banging, around 7am! If I had known this at the time of booking I would have asked for a front road-facing property. I appreciate this work is outside of Joivy's control but it still impacted my stay. Although ear plugs were provided I am not able to wear them.
The check in process, all the personal data that has to be provided and the whole issue with the phone app for entry to the building, was not something I'd be keen to sign up to again. I could not get the app to work and Joivy said to just use the door code, which was very easy, much better than trying to use the app.
There was supposed to be a wardrobe in the property but there isn't one - the only storage for clothing is an open rail with a couple of shelves, no drawers. It was adequate for me on my own for 4 nights but if a couple stayed for a week I think there might be an issue.
Being on the 3rd floor I was hoping for a lovely view - alas the only view out of the windows was the building work and the windows of the neighbouring hotels, so not only no view but I found I preferred to keep the shutters closed on all but one window to avoid being overlooked. If there had been a good view it would have been severely restricted by the very dirty windows.

The location is very noisy with outside street noise as well as the noise from residents above you. Also the shower temperature fluctuates from hot to cold when you’re in the shower

Location great - apart from the building works at the rear. The cupboard kitchen was a particularly neat solution. Didn't care for the abstract artwork - would have preferred old prints or maps of Edinburgh.
7.30am-16.30pm: constant loud noise from building work at the rear. It made the flat unbearable during the day. Fortunately, we were mostly out sightseeing. But it was a major drawback, and Joivy made no mention of it in their marketing material.
The windows were filthy, even allowing for dust created by the building work. The innermost door to flat 7 squeaks badly, but nothing a little oil won't fix. And the handle surround on the external door to 29 Queen St is loose; it needs gluing or nailing or something.

Fabulous location, beautiful apartment. Good facilities. Clean and warm.
The beautiful windows look original, unfortunately no sound proofing at all. The traffic and pedestrians outside felt like they were in the room with you, late into the night. At the back of the apartment in the bedroom again beautiful original windows we were disturbed early morning (7.15am) with the very noisy renovations at the building immediately behind the apartment that went on all day. Glad we were only staying two nights, could not have taken it for longer. Thanks for the ear plugs but you presumed we could use them, which we could not. Would also have liked a bolt or manual lock inside the apartment door. It was so noisy at night I thought at times someone was in the apartment. Would have felt more secure if it was not just an electronic lock.
