Location
My fiancé and I booked this hotel for a one-night stay to celebrate our 5th anniversary. For those who don’t want to read a long review: I highly recommend finding somewhere else to spend your money.
The main reason we booked this apartment was for the jetted bath. When we arrived in the evening, we realized the bath plug was missing, which meant we couldn’t use it at all. Since the hotel operates without any staff after 5:00 PM, there was no one available to help us resolve the issue.
The room itself was quite dirty, with significant dust and hair in the corners. The bedsheet had a hole and several stains, and there was a large, unsightly yellow stain on the headboard.
To make matters worse, the communication regarding parking was misleading. When checking out, I asked a staff member if I would need to pay extra after the initial 24-hour period. I was told the price would remain £15 and that I could simply use another validation ticket. This turned out to be false; I had to pay for every hour separately, which cost me much more than £15.
Long story short: Our experience was very negative, and we were unable to enjoy our anniversary the way we had planned.

STAY AWAY FROM THIS PLACE. We experienced paranormal activity on night one of our stay. There is a sensor light in between the front door and the door into the bedroom. At 3am I was woken up by sounds of someone walking up and down the stairs outside the door. My husband checked and there was no one in the corridor or in the stairwell. 20 mins later the sensor light turned on and stayed on for at least 10 mins (it only stays on for 15 seconds after a physical presence turns it on, so this was incredibly bizarre that it did not time out let alone the fact that no one was there for the sensor to turn on).
This freaked us all out and made for a very sleepless night.
The spooky activity aside, I never left a sign on the door to make up the room the following day. Despite this, someone entered our room and did absolutely nothing besides drop a questionable plastic bag full of coffee and sugar sachets next to our clothes… didn’t actually refill any of the coffee/tea, dumped this bag and left. Incredibly strange.

Nice and central for our activities and plenty of space in the room, bathroom was lovely the only thing that wasn’t right was the bath not working properly but we were offered a breakfast as a result which was perfect for us and even if paying the breakfast is very much worth the money. Very generous portions and looking at the pricing it was incredibly reasonable for the money
Nothing really, it’s a bit noisy because it’s on Hanover street so I’d ask for a room synth back of the property next time

No on-site parking which is understandable given the location. Room overlooking Hanover St was noisy which meant disrupted sleep. If you arrive after 5pm when the staff have left for the day and you have a flat phone battery you may find it difficult to enter the property as you need to either access your emails for access codes or call an out of hours number for support to be able to enter the building.

Excelent location short walk to princess street. Comfi bed and beautiful big luxury bathroom. Love the decor in the room and bathroom. Loved the smell in the morning from the kitchen below wafting up to the room.
Top floor of building with no lift and 4 flights of steep stairs. Windows shake when transport passes. Seats at table not comfortable. Water in bathroom takes time to come through and heat up, so be careful in shower you could get either no water or cold water, give it 5 minutes.

The room was exceptional clean and big for my group of 4. The room decor was great.
As there were drinking establishments along the busy main road, there are drunkards who would talk loudly at night and we could hear quite clearly. The bank opposite the hotel got its glass windows smashed by someone one night and the police came. But it is not a problem of the hotel, we are still pleased with the hotel stay.

Really enjoyed staying here. The suites have a lot of character and the staff were all really friendly and helpful. We especially enjoyed the deep bath, very relaxing. Had such a great sleep as bed was really comfy.

Location was very good , close to everything including bus/train station.
3 floors of spiral staircases , no elevator. We had asked for a lower room when booking and when it was too late to book somewhere else we were then told we were on the third floor . Our son ended up becoming sick (Emergency room sick)which made that climb even worse . Be advised if you will be traveling with any luggage/kids this is the chance you take. Also our window did not close it instead had a partial glass panel with a gap on all sides, first morning we were waken by such loud noise I thought it was something in the room, it was from outside but the gap lets all sound in . I recommend a sound machine in case .

Beautiful property in the heart of Edinburgh. We arrived on an overnight flight at 9:00 am. Castle Street sister property allowed us to stow our luggage there until check-in. Very nice people.
After little rest the night before, street noise from bars and restaurants kept us from a needed night’s sleep.

Description of property was misleading, I booked for 4 people but there was only 1 room when it was advertised as an ‘apartment’. This is not an apartment or a suite it’s simply a room and bathroom.

The team was very responsible via whatsapp. the room was clean. there was plenty of coffee and tea. and the lady that worked there helped us right away when we couldn't work the coffee machine. there was even a jacuzzi. overall, we had a great stay. the location cannot be beat as it was easily reachable from the airport and within walking distance of most of the sites.
we went right before the fringe, so the prices were a bit high, but probably reasonable compared to other places. the only thing that was hard for us is that there are no elevators -- which can be prohibitive for the disabled and elderly, as there are quite a few stairs to climb.

The location was perfect, our daughter loved the jacuzzi bathtub, and I appreciated that there was a cot available for our 1.5 year old. I also appreciated that we could store our luggage after check out. The staff was very kind. Thank you!
Our room wasn't the best for traveling with our 1.5 year old. We were staying on the second floor with no lift and the two little kids. It was a bit of a schlep to get all of our stuff upstairs. Also, it was very easy for our 1.5 year old to open the door to the hallway since we didn't have a dead bolt in the door.

It has a boutique feel. Very fresh, modern and classic all combined.

We booked a room for 3 adults. The bed was comfortable for two. The hide away bed was less than comfortable and was a very very tight squeeze to open it up and be able to walk from one side of room to bathroom or honestly anywhere in the room.
The red staircase was gorgeous but a shocking experience to lug suitcase up and down 😳

The location was good, central to everything.
Room was smaller than pictures indicated, bathroom had mold and broken tiles (overall maintenance issues), 4 flights of stairs and I don’t recall listing mentioning no elevator). Biggest problem was that the smoke alarm went off at 12:30 at night for almost an hour before anybody from hotel management would respond. Turned out not to be a fire but water pouring out of the ceiling in a room two floor below ours. Every guest was up and outside because the alarms were so loud.

The location is absolutely perfect for exploring Edinburgh. The room is clean, spacious and comfortable. The staff were available to answer questions by phone and everything worked out very smoothly. There are lots of places nearby to get dinner or breakfast. The parking in st James Quarter was a bargain and straightforward to manage.
The sleeper sofa in our room was a bit uneven, but we still all slept ok. No lift and fairly steep stairs could be a challenge for less able bodied guests

So I booked for mine and daughters birthday room with spa bath the first night the bath plug didn’t fit told the owners no help then s find night realise we were actually flooding the place told the staff again didn’t get change of room then only got 60 off the stay originally offered only twenty then also didn’t get the code everyday to get entry to building and by chance we met someone with the code to get in
