This is a very elegant Hotel in the heart of the New Town in Edinburgh. Fabulous location. Beautiful building. We had a lovely, clean room. The staff without exception were very friendly, especially those in the bar and at reception, which was extremely efficient.
Breakfast though was a little disappoinmting. The hot food on the buffet was done to death, and even the freshhly cooked items were not the best.

Very comfortable stay in a large room with a great walk in shower. Staff were exceptionally friendly and helpful.
Don’t really have anything bad to say except we had no robes in our room and hall carpets were looking grubby in high traffic corridors.

I liked the central location, the breakfast was lovely and the staff were amazing.
The room was very cold as the windows need replacing and the heating was inadequate to cope. The heating fan made a noise which kept me awake most of the night. There was no form of heating in the tiny bathroom, so having a shower was unpleasant. Also the room was in a weird rear part of the hotel and suffered from outside noise from the street that ran along the back, also due to the deteriorated sealing of the windows. All in all at £1300 for 2 nights it was exceptionally poor value for money, a Premier Inn would have been vastly better value, even at that same cost!

Unable to drink in lobby after been told bar is full and to wait in the lobby. Staff spoke to us like second class citizens. The bathroom smelt of damp and black mould in shower tray. The fridge motor was very loud the bed uncomfortable room right to the lift

LOVED THE ROOM, STAFF AND HOTEL ESPECIALLY THE CHRISTMAS DECORATIONS, however the Noise outside our room which backed onto a lane really put a dampener on the stay, the scaffolders woke us up at 8am on a Sunday morning with very loud work right outside our room.
Very noisy lane outside the room nighttime people passing by and shouting and delivery trucks or vehicle passing by at all hours. Then early Sunday morning the scaffold workers started outside the room on the building opposite ours, they were putting up scaffolding, it was unbelievably noisy for a Sunday morning at 8am, it definitely ruined our stay. They were using power tools to attach metal poles and hammering and throwing metal poles around for hours, Noises though the night in the room, of flushing and water running and tanks filling all night.
Breakfast was busy, staff were lovely but it was a little slow for the gluten free order, and my gf toast didn't arrive until i asked a second time, i was finished the meal and it was cold..

We loved the location, which was excellent, near the train station, the main shopping areas, the old town and other areas of interest such as Stockbridge and Dean Village. The staff were very attentive and professional.
The first room we had was on the second floor at the back, without any view. We were woken up every morning at 6:45am by a massive delivery lorry with constant noise for about 30 minutes. We complained to reception and they moved us to another room on the sixth floor facing another direction, which they said would be quiet. The view from the room was blocked by a huge structure (see photo) but, again, at around 6:45am, we were woken up by noise from a big vehicle, probably coming to empty the bins and, again, the activity lasted for about 30 minutes.

We did ask for an upscale room and it was definitely worth the upgrade . The hotel has lots of charm . All staff were very outgoing and provided exceptional service . Room was immaculate, very clean, great A/C. Nice high ceilings to give airy feeling. Close to shopping , points of interest and restaurants. Easy check in and out . Their breakfast buffet was exceptional as it offered a wide variety of choices .
There is nothing I can say that I disliked. I would recommend to anyone who is looking for a more upscale establishment

The staff were helpful, and the location was not far from the town.
But the hotel is starting to show its age and we were disappointed with the number of things. Firstly the room size, secondly The view was very bad, thirdly The in-bath shower was challenging to use because of the glass door and it was hard to reach The taps, the hot water took a long time to heat up again probably because of the old plumbing in the building. Other things that we were disappointed with included, drinking water was only provided on one of the two nights that we stayed, the bathroom sink was very small and you had to be a contortionist to clean your teeth face or wash your face because you had to put your head under the glass shelf and bend yourself down very low to manage this task. The bed was bordeting on uncomfortable and the pillows were big enough for a monster human. Why are they so big? We also couldn’t get the air conditioning to work properly so we had two uncomfortable nights as a result. The creaking noises when you walk could be seen as part of the heritage nature of the building but we were rather unaccustomed to that.
Overall whilst it was fun to stay in a rather famous heritage listed hotel and be looked after so well by the enthusiastic staff at all levels, The actual room on offer was a very big disappointment particularly considering the high price that we had to pay.

The property is situated in a prime location at the heart of the city. The room was clean, quiet, and spacious. The hotel staff was friendly and accommodating.
The toilets were small, and there weren’t many available parking spots at the location.

Decor is old office building boring grey. Light levels in hallways, wake up early and you are in the dark, dangerously.
Beds are not comfortable at all.
They bill themselves as a four and half star, more like a three.
