The main payment is made through Booking, but the city tax is requested separately after the reservation. In reality, this is a debit authorization, which means they can charge your account at a later date.
In my case, I had initially considered accommodating more than two people. I was then informed that an additional fee would apply for one or two extra guests — which is normal and acceptable. Ultimately, those guests never came, and we respected the apartment’s capacity (2 guests only).
Despite this, an amount of 228 CHF was charged in advance based on a number of guests who never actually stayed. The information regarding this was very poorly indicated in the reservation details.
The most problematic aspect was the communication: my messages regarding this charge did not receive a clear response. The specific question about the basis and justification for this amount was consistently avoided.
I ultimately had to file a dispute through my bank, which reimbursed me. The owner did not process the refund directly, so I had to resolve the matter through my bank myself.
I find this handling unprofessional and highly questionable. Please be particularly vigilant regarding the city tax and any debit authorization.
As for the apartment itself: it matches the price paid, although the cleanliness could be improved.

The location was decent and close to public transportation, which made getting around relatively easy.
The apartment felt extremely basic for the price. Each guest was provided only one small pillow and one towel for a four-night stay, with no sheet or towel changes. One tiny blanket per bed, so if you’re there with a friend, you’re gonna have to get cozy together, which is weird. There were no basic kitchen essentials like salt and pepper, and the space lacked warmth or proper furnishing — mismatched chairs, not enough seating for all guests, no television, and minimal decor. The living area felt empty and uninviting. Additionally, there was an open area in the back with what appeared to be worn furniture exposed to the rain, which gave an uncomfortable impression. The most frustrating issue was the additional guest fee of 50 CHF per person per night, which felt excessive and disproportionate compared to the overall cost of the stay. They didn’t try to sneak in another hundred dollar cleaning fee that I already paid through my booking service so I had to tell them about that, then they removed it so make sure you’re double checking that if you book here! I honestly would’ve rather spend another hundred or two for a different place. One of the showers was also broken. This place does not include AC. They didn’t include any basics toiletries, besides toilet paper and hand soap. I don’t know I’ve stayed in over 15 different Airbnb’s and this was by far the most disappointing, especially for being in the most beautiful country I’ve ever been to. The kitchen light didn’t work. They literally had a lamp that you had to manually switch on and off same with the bedrooms. Check-in is at 4 PM and check out is at 10 AM which is odd as well but overall give this a 3 out of 10.

There was no working heat upstairs in the big bedroom and loft. The coffee pot was only whole bean and towels disgusting. We found fake eyelashes in one towel and dead bugs in coffee pot.

At this price point, basic cleanliness, maintenance, and comfort should not be negotiable.
Keys were easy to find however the lock on the main entry to the flats got jammed and took about 10 min of wiggling the key and pressing on the door to unlock at one point.
Unfortunately, this property did not meet the standards described in the listing, especially considering the premium price paid for New Year’s Eve.
Two bedrooms had heating issues during winter conditions—one heater did not function at all, and another could not be adjusted due to a missing valve. Cleanliness was a major concern: there were cobwebs throughout the apartment, sticky and stained floors, mold in the shower, toothpaste on a bathroom wall, and a dirty knife left in the kitchen sink upon arrival.
Several maintenance and safety issues were also present, including a shower door that would not open properly and appeared close to falling off its track, electrical outlets hanging loose from the wall, and general signs of disrepair. One bathroom also had no curtain, leaving clear visibility to neighboring buildings, which was uncomfortable.
The kitchen was advertised as fully stocked but was not. Much of the cutlery was bent or damaged. The dining area furniture was mismatched and inappropriate for a dining space, including a computer chair, which detracted significantly from the experience. The living room couch was visibly dirty with multiple large stains.
Only one bedroom, the room closest to the lake, was in acceptable condition. Overall, the apartment fell well short of expectations in terms of cleanliness, comfort, and maintenance.
Given the location, this property has potential, but significant improvements are needed before it can justify the price charged.

Location was convenient for getting to city centre, Reitberg Museum and seeing family in Kilchberg. Flat was warm (actually too warm) with plenty of hot water.
It's not a one bedroom apartment - more like a STUDIO apartment - big difference when you're sleeping in the same room as another person. Kitchen cupboards were bare of anything. Kettle provided but not even a sachet of instant coffee. In the end did not use the kitchen or fridge at all. The radiators were dusty and needed a good clean. The building entrance foyer was messy with lots of advertising flyers and free papers. Just litter really. No extractor fan in bathroom. Shower over bath is very old fashioned and not suitable for older people. Only 2 pillows between 2 people. Furniture in studio was oddly arranged. Wooden floors and no rugs. No TV (not a problem for me but others might object). WiFi useless - very slow and unreliable.

Only 1 bed made., fitted sheet and a doona & inner was too small and the bed my Son slept in was lumpy and was very springy & very uncomfortable.
The other bed was not made. We found a fitted sheet in the cupboard along with 1 cover & an inner. The cover was for a single bed, and the inner was just the width of the bed & very light. It didn't fit the cover & neither of them would fit the bed either.

A two night stay in Lake side apartment in Zurich.
We liked the location close to Wallinhofen train station and the lake walk into the city. It was a very spacious apartment with some green areas and trees around it. It is very true to the photos as it's quite sparse in terms of decor but adequate for a short stay. The kitchen was ok, I felt it could do with some new cooking utensils e.g. a cooking pot was missing a handle and the cutlery was just left thrown into a drawer on some kitchen paper. I feel that there should be some updating in this area to improve the standard of the kitchen.
There was an issue with the heating radiator in the main living room where one of the family was sleeping on the sofa bed. Despite trying numerous times the heating would not turn off. I notified the agents about this so hopefully it will be fixed as it was unbearably hot during the night and note we stayed there at the end of October when the weather was very mild. There is very poor sound proofing and we were woken up very early in the morning by the tenants upstairs and adjacent to the apartment.

The apartment is a nightmare. The furniture is far below basic – more like camping furniture. Only the living room set is somewhat acceptable, but the beds are terrible and there’s no proper closet, just an iron rack. The kitchen is extremely small, and the place feels dirty even when it’s clean – you always have the impression it’s not hygienic. Insects are everywhere, and you cannot even open the door comfortably.
I also had serious issues with the owner. The internet was not working, and instead of helping, she insisted it was fine. I had to fix it myself, which was very difficult because the router screen wasn’t showing. Later she sent her boyfriend, but instead of fixing anything, he just asked about the Wi-Fi password.
The worst part was her constant harassment about taxes. She demanded VAT and city tax in cash only, refused credit cards, and even pushed for a bank transfer, which is highly unusual and stressful. On top of that, she was taking photos of me from the second floor, sending annoying messages, and giving unreasonable instructions like cleaning the flat myself before checkout, removing sheets, and even photographing things when leaving.
This was one of the most unpleasant stays I’ve ever had. Honestly, this property should not be listed on Booking.com. If you have any other option, don’t book here. Only stay if you truly have no choice.

The apartment is much smaller. Cleanliness was unacceptable! We found hair on the bed, which was very off-putting.
To make matters worse, due to a last-minute plumbing issue, we were moved to two different apartments for the night, which meant our group had to split up because there weren’t enough beds. There was a large aquarium in the living room that makes a constant loud noise, making it impossible to sleep. The photos we received in advance were shared via Google Drive, so they weren’t visible on Booking.com and the reality did not match what we were shown.
We were deceived by the owner and for the price we paid, the experience was far below expectations..

Summary: house FULL of spiders and cockroaches, extremely dusty, noisy, heater unable to turn off, and owner fully uncompassionate.
When I arrived, the heating was on full capacity on, and unable to turn off or adjust. Only a full day later this was taken care off. That was a very bad night of sleep in ~30’C. Then, during my stay of 4 nights, there have been 7 (!) huge spiders in the little place. The biggest one was under my bed, I found it when going to bed. Also several pretty big cockroaches inside. Unbelievable really!! Then the fridge, it makes so much noise that it kept me awake during the night. Was forced to unplug it. So could not use the fridge during my stay. The place was very dirty and dusty. Under the bed it seemed as if they have never cleaned it yet.
Lastly, there is a connecting door to another ‘apartment’ next door, which lets through every sound. There was a group of guys having fun on the other side and it sounded as if they were standing in my room. So noisy and absolutely zero-isolated it is.
Altogether, a very bad experience. After discussing this with the owner, he refused to show any flexibility or compensation whatsoever. Never again to this place. There are many much better accommodations available. Thumbs down!

A shocking and revolting experience in every sense! This is not an apartment — it’s a stable full of animal waste.
From the moment I entered, unbearable smells came from the kitchen and bathroom, as if dead animals had been rotting there for centuries. The fridge smelled so bad it made my stomach turn, and the gas had a suffocating odor.
The bed and pillows were filthy, giving off a disgusting mix of mold and sweat, as if they hadn’t been washed in ages.
Insects were everywhere; I was bitten multiple times during the night, causing severe itching, and I even vomited from the stench and filth.
I returned late at night only to sleep a few hours on the sofa to avoid the rooms, kitchen, and bathrooms, yet it still felt like I was sleeping in a barn full of dirt.
I contacted the apartment owner more than ten times requesting cleaning or cancellation, but he completely ignored me.
I paid €320 for two nights — it’s not even worth €10! After posting my review, the owner (a scammer) contacted me, pretending he would refund part of the money if I deleted the comment, and then sent me a fake transfer receipt!
⚠️ Warning to everyone: Don’t fall for this scam. The apartment is filthy, the owner is dishonest, and the whole place is disgusting.

Schon beim Betreten stieg mir ein unerträglicher Gestank aus Küche und Bad entgegen, als würden dort seit Jahrhunderten tote Tiere verrotten. Der Kühlschrank roch so schlimm, dass mir übel wurde, und selbst das Gas hatte einen stechenden Geruch.
Das Bett und die Kissen waren ekelhaft schmutzig, rochen nach Schimmel und Schweiß, als wären sie seit Ewigkeiten nicht gewaschen worden.

Dès mon arrivée, une odeur insupportable provenait de la cuisine et de la salle de bain, comme si des animaux morts y pourrissaient depuis des siècles. Le réfrigérateur empestait, et le gaz dégageait une odeur suffocante.
Le lit et les oreillers étaient sales, couverts d’odeurs de moisissure et de sueur, comme s’ils n’avaient jamais été lavés.
Il y avait des insectes partout ; j’ai été piqué plusieurs fois la nuit, souffrant de démangeaisons intenses, et j’ai vomi à cause du dégoût et des odeurs.
Je ne revenais que tard dans la nuit pour dormir quelques heures sur le canapé, évitant les chambres, la cuisine et la salle de bain — mais j’avais toujours l’impression de dormir dans une étable.
J’ai contacté le propriétaire plus de dix fois pour demander un nettoyage ou une annulation, sans aucune réponse.

Lo que más me gustó fue la ubicación, que tenía todo cerca y el área es súper tranquila y limpia.
La limpieza del alojamiento, dure una semana allí y nunca me solucionaron lo del wifi nunca tuve wifi cuando estaba incluido, no te reciben con nada más que sal y pimienta y para el precio, creo que debería de ser más organizado y limpio y por lo menos, algo de agua en el frigorífico para recibir al anfitrión.

Lage in wenigen Minuten zum See mit Bademöglichkeit. Nächste Tram-Station in der Nähe. Große Wohnung.
Die Wohnung hat eine unangenehm spärliche Einrichtung. Keine Lampen an den Decken (nur Glühbirnen in der Fassung), keine Gardinen, keine Bilder an der Wand etc. In einem Zimmer ein Aktenschrank aus Metall, wohl als Kleiderschrank gedacht. Im langen Flur überhaupt keine Beleuchtung. Besteck lose in einer Schublade, nicht in einem Besteckkasten.
Kleiner Esstisch für max. 4 Personen, Bezüge der Stühle teilweise aufgerissen.
Verpackungsmüll von Vormietern unter der Matratze oder auf dem Spiegelschrank im Bad.
Kein Fernseher, keine Medienanlage, was so in der Beschreibung steht, was man aber schnell überliest.
